For many Indiana residents, Pine Hills Manufactured Home Community in Middlebury presents a unique living proposition that, despite some reported challenges, holds considerable appeal for those seeking a particular lifestyle and housing solution. Its suitability for locals can be viewed through several lenses.

Firstly, affordability is a primary draw. In an ever-evolving housing market, manufactured homes often provide a more accessible entry point into homeownership compared to traditional stick-built houses. This can be especially attractive to first-time homebuyers, young families, or individuals looking to downsize and reduce housing costs without sacrificing the dream of owning their own space. Finally, the on-site amenities, such as the playground and BBQ area, foster a family-friendly atmosphere, providing spaces for recreation and community interaction. Being a pet-friendly community is also a significant advantage for local pet owners. While the past reviews suggest areas where the management could improve their sales and communication processes, particularly concerning home transactions, the core offering of affordable, modern homes within a community setting in a desirable Indiana location remains a strong draw for many locals seeking an alternative to conventional housing. For those willing to navigate potential administrative complexities, Pine Hills offers a chance to establish roots in a charming Indiana town.

Would not recommend going with this place at all. The manager and maintance man are very nice. But other then that, that is the only nice thing I can say. Constantly having to boil your water is no fun. They will constantly find something wrong with your trailer that they give ridiculous time frames to get it done. When I went to them to sell my trailer to them, they told me no at first. I was behind on my rent, so I understood it and no big deal. Found a buyer for the trailer that was going to get it out of the park before my next months rent was due. Well after the buyer called the park to discuss moving it out of there, the park changed their tune on buying it from me. So I told the buyer that I was going to go with the park to make it easier on everyone. Well after 2 weeks of not hearing anything back, I was made to go to court for eviction, the call came in the morning of the court date, but still had to show up and take my time out of my day for something that could have been avoided. So they gave me my offer with the back lot rent, court fees and next months lot rent. Sign paperwork for the price of the sale and thinking it is all done. I was way wrong. Well they didn't put the right amount in the paperwork I signed, so I had to re sign but with a total different amount. I was told they forgot to put the next months rent on it, this was at the end of January, so it would have been for the month of February. I waited over a week for my check to arrive, only to find out that none of my paperwork was seen due to a "glitch" in the system. I had already called and made arrangements for my power and internet to be shut off. The district manager said, we'll I guess you will just have to call and cancel them then. So was then told a check was being overnighted and I would have it on Saturday. We'll Saturday came and nothing, then Sunday etc. Finally Wednesday Feb 11th the check comes. I'm thinking I have the rest of the month to be able to get a uhaul set up and prepare to move the rest of my bigger items. Nope, they came and changed the locks the next morning and I was told I had to be out that day. So having no time I had to spend $350 because of the only uhaul available was the biggest they had. I had a security deposit for the lot rent when I moved in. Was no reason I should have not gotten it back. Tried to contact them for weeks without hearing anything from them. And finally get a call back saying they are keeping my security deposit for back rent. I said, how is that when you took the back lot rent, court fees and the next months rent from the sale of my home. She said, do you have proof. How can a big company like sun communities do this to people? So in total I was charged for an entire months lot rent, and was forced out halfway through the month and had to pay double for a bigger uhaul that was not needed. And then keep another $547 security deposit when there was no reason to since it was added into the sale. Stay away from sun communities if at all possible. And definitely do not buy or sell with them EVER.

If you are a current resident or doing rent to own thinking about selling with them pleaseeee DO NOT waste your time!!! Been trying to sell mine for over a year now and even Jill is involved but always making excuses on why it doesn’t sell. We had a meeting a Cpl months back n came up with trying a couple different things then if doesn’t work they buy it back. But I just found out why they do it. It is not worth the headache stress n everything to get them to do it n if they tell you to fix something do not! I put in a couple $1000 since I moved out because “that’s why it wasn’t selling” but still not sold so 🤷‍♀️. Depending who you call applications are getting denied then next it’s something with the home n so many different excuses. I just seen they have a sign out they are buying houses and broker homes but since the first of this month I have been trying to get them to buy it back for whatever. I don’t care how much it is just want it gone but got told no then drove over n seen those signs so please don’t do it if you want rid of it fast! And when they reply to this review it’s gonna be another apology making it look good but been told that so many times n that it’s gonna change but-NOTHING! N this is my first time ever doing a review on anyone/any place. Just trying to save people from making same mistake.

They’ve gone through 3 different managers since I’ve been here. The current manager Candance does a great job of my making excuses for never getting anything fixed. My daughter hasn’t had a door handle since 2022. It took they 6 months to get me a new washer. I still don’t have a front screen door. I’d never rent from this place again. I can’t speak on purchasing but I can’t imagine it being any better.

Great place to live it's clean and well kept. It has very nice sized yards and it's like country living. There is a lot of space from unit to unit. Tree lines splitting back yards so you don't feel like you're in a mobile home park.

I was quite impressed with this family community! It was clean and welcoming! Landscape was well maintained and the community was very quiet when we drove through.
