Colonial Estates Mobile Home Park is strategically located at 501 US-131, White Pigeon, MI 49099, USA. This placement in White Pigeon, a charming village in St. Joseph County, Michigan, offers residents the best of both worlds: a peaceful, somewhat rural setting while maintaining excellent accessibility. The park is conveniently situated near major transportation arteries, including the I-80/90 Toll Road (Indiana Toll Road) and I-94 Highway, making it a highly accessible location for commuters and travelers alike. For those traveling from larger Michigan cities, White Pigeon is roughly an hour's drive from Kalamazoo and about two hours from Grand Rapids, ensuring that urban amenities and opportunities are within a reasonable reach. Its proximity to the Michigan-Indiana border also makes it convenient for those who might work or have family across state lines. Despite being "protected from the bustle of the city," Colonial Estates is "close enough for residents to enjoy all the area has to offer," including major shopping centers. The direct access to US-131 further enhances its convenience, ensuring smooth commutes and easy navigation for daily errands. This blend of a quiet residential feel with practical accessibility to regional infrastructure makes Colonial Estates a desirable location for long-term living in Southwest Michigan.

As a community focused on long-term manufactured home living, the services are tailored to support a stable and enjoyable residential environment:

  • Off-Street Parking: Residents benefit from designated off-street parking, providing convenience and security for their vehicles.
  • Site Lighting: The park includes site lighting, enhancing safety and visibility within the community, especially during evening hours.
  • Public Water and Sewer: Residents have access to public water and sewer services, providing reliable and essential utilities directly to their homes.
  • Affordable Living: Colonial Estates aims to provide "affordable living in a peaceful environment," making homeownership or long-term rental accessible to a wider range of individuals and families.
  • High-Standard Mobile Homes: The park highlights that its mobile homes are "built to very high standards of structural strength and durability," suggesting a commitment to quality housing.
  • Property Management: A dedicated property management team, including contacts like Heather Miller, is available to assist residents. Reviews indicate that some residents have "no problems with management," suggesting responsive support.
  • All-Ages Community: Colonial Estates is an "all-ages mobile home community," fostering a diverse environment suitable for individuals, couples, and families.
  • Road Maintenance: Lot lease typically includes road maintenance, ensuring the park's internal roads remain in good condition.
  • Trash Pickup: Trash pickup services are generally available, often for an additional monthly fee (e.g., $20/month per a past listing), contributing to the park's cleanliness.

Colonial Estates Mobile Home Park stands out with several key features and highlights that contribute to its appeal as a residential community in Michigan:

  • Quiet and Clean Environment: This is a consistently praised feature, with residents describing it as a "quiet and clean park." This emphasis on peace and tidiness creates a pleasant living atmosphere for all.
  • Wonderful and Friendly Neighbors: The community aspect is a significant highlight, with residents reporting "wonderful neighbors" and a generally friendly environment. This fosters a sense of belonging and mutual respect within the park.
  • Peaceful Environment with City Proximity: Colonial Estates is "tucked away" to offer a peaceful setting, yet it remains "close enough for residents to enjoy all the area has to offer," including major shopping centers and highway access (I-80/90, I-94). This balance between tranquility and convenience is highly desirable.
  • Affordable Homeownership Opportunities: The park actively promotes "Stop Renting, Start Owning," making it an attractive option for those looking for affordable manufactured homes built to "very high standards of structural strength and durability."
  • Spacious and Well-Maintained Lots: With "large open spaces" and "spacious lots," residents have ample room around their homes. The paved roads and site lighting also contribute to a well-maintained and safe environment.
  • All-Ages Community: Being an all-ages park ensures a diverse and inclusive community, suitable for individuals, young families, and retirees alike.
  • Responsive Management (for some residents): While experiences can vary, some residents express having "no problems with management" and even highlight instances where new property managers "stepped up and handled a serious situation" promptly, demonstrating commitment to resident well-being.
  • Pet-Friendly Policy (with restrictions): Pets are allowed, though certain breeds may be restricted, and there might be additional charges. A reported size restriction of "20#'s and under" for pets indicates a specific policy to be aware of.

These features collectively paint a picture of a well-rounded and appealing mobile home community for those seeking long-term residency in Southwest Michigan.

As a residential mobile home park, Colonial Estates focuses on facilitating long-term homeownership and lot rentals rather than offering traditional short-term "promotions" like a campground might. However, their "offers" are embedded in the value proposition and assistance they provide to prospective residents:

  • Affordable Homeownership: The primary "promotion" is the opportunity to "Stop Renting, Start Owning" an affordable home. The park explicitly states they offer "affordable living in a peaceful environment." They aim to help individuals find homes "within our budget."
  • New and Resale Home Availability: Colonial Estates offers both new and resale manufactured homes. Information suggests specific models available for purchase with varying price points (e.g., "Down Avenue- $65,000," "Queens Way - $45,000," "Randall Close- $79,000" – though these are subject to change and specific availability). This variety allows for different budget considerations.
  • Free Consultation and No Hidden Fees: The park advertises a "FREE CONSULTATION" to walk through property options and emphasizes "NO HIDDEN FEES." This transparency is a significant "offer" for prospective buyers.
  • Assistance with Transition: One resident review highlights positive experiences with staff making the "transition to mobile housing" easy and helping them "find my home." This level of support can be a valuable benefit.
  • Lot Lease Structure: Understanding the current lot lease is essential. While subject to change, a past listing for a home indicated a lot lease of "$510.00/mo. (subject to change)" which "includes road maintenance. Trash Pickup -add'l. $20.00/mo." Another listing mentioned $272/month including water, sewer, garbage pickup, and snow removal – this discrepancy highlights the need for direct verification of current rates.
  • Community Approval Process: Prospective buyers must complete an application and be approved by Colonial Estates MHC. While not a "promotion," this ensures a consistent community standard.

Interested individuals should directly contact Colonial Estates to discuss current home availability, precise lot lease rates, and the application process to fully understand the financial commitment and what is included.

It's sad to find things like this just laying around at this mobile home park.. come on clean up your act. And my dog was too big?... The picture of the white dog is one of your residents and their post.

I have lived here for 8+ years. There has been huge improvements made in the park since we received new owners and management in 2013. I HIGHLY RECOMMENDED this mobile home park. Great place to live, as well as the cheapest lot rent in the area.
