The Valley About

Are you a Floridian seeking an established and generally peaceful place to call home in Central Florida? The Valley, a mobile home park nestled in Apopka, offers an intriguing option for those considering manufactured home living. For many in our state, mobile home communities represent a practical and often more affordable path to homeownership or long-term residency, providing a sense of community that can be harder to find in traditional housing developments.

The Valley is recognized by some residents as a "Beautiful Trailer park" with generally "nice" people. This suggests an appealing aesthetic and a friendly atmosphere for most who reside there. While like any community, it has its nuances, the positive interactions highlighted by residents, particularly regarding the administrative team, paint a picture of a place where efforts are made to create a supportive environment. One reviewer specifically noted, "The staff in the main office is a pleasure to work with and always nice and seem to always be in a great mood! I look forward to working with them again in the future! Thank you!" This feedback is crucial, as responsive and pleasant management can significantly enhance the resident experience.

Located in the growing city of Apopka, The Valley benefits from its suburban setting while maintaining accessibility to the broader Central Florida region. It provides a unique opportunity to live in a dedicated mobile home community, which often fosters closer connections among neighbors than typical subdivisions. As you consider your housing options in our beautiful state, understanding the specific characteristics of places like The Valley is key to finding a place that truly fits your lifestyle and needs.

Location and Accessibility

The Valley mobile home park is conveniently located at 5100 Round Lake Rd, Apopka, FL 32712, USA. This address places it within the thriving city of Apopka, a rapidly developing area in Orange County, Florida. The park's situation on Round Lake Road offers a balance of a residential setting with good access to major roadways, making it easily accessible for Florida residents.

Being in Apopka, residents of The Valley benefit from proximity to key transportation arteries. State Road 441 (Orange Blossom Trail) and State Road 429 are within reasonable driving distance, providing direct routes to various parts of Central Florida. Downtown Orlando, a major employment and entertainment hub, is typically a 30-45 minute commute depending on traffic conditions, making it feasible for those who work or seek leisure activities in the city.

Beyond Orlando, the location also offers convenient access to world-famous theme parks such as Walt Disney World Resort, Universal Studios, and SeaWorld, usually within a 45-60 minute drive. This is a significant advantage for those who enjoy the attractions but prefer a quieter, more residential home base. Closer to home, Apopka itself provides all essential amenities, including grocery stores, retail centers, dining options, and healthcare facilities. Natural attractions like Kelly Park/Rock Springs, Wekiwa Springs State Park, and Lake Apopka are also nearby, offering opportunities for outdoor recreation such as swimming, kayaking, fishing, and hiking. This strategic location ensures that residents of The Valley can enjoy both the peace of their community and the vibrancy of Central Florida.

Services Offered

As a mobile home park, The Valley primarily provides leased lots for manufactured homes, offering a designated space for residents to live within a managed community. The services typically associated with such a park focus on providing a foundational living environment and community management. Based on available public information, here's an overview of the services residents can generally expect:

  • Lot Rental for Mobile Homes: The primary service is the leasing of individual plots of land where residents can place their manufactured homes. This lease typically includes access to the park's infrastructure.

  • Utility Access: Residents typically have access to essential utilities such as water, sewer, and electricity. While the specific payment structure (e.g., included in lot rent, billed separately) should be confirmed with park management, these connections are fundamental.

  • Community Management & Office Staff: The park maintains an administrative office and staff responsible for overseeing daily operations, handling resident inquiries, enforcing park rules, and managing lot rentals. Positive reviews highlight the pleasant and helpful nature of "The staff in the main office."

  • Common Area Maintenance: Mobile home parks are typically responsible for maintaining shared areas, including roads within the park, common landscaping, and any communal facilities. While a review mentioned "no increase of amenities" with rising lot rent, it's implied that existing common areas are maintained.

  • Waste Management Services: Residents generally have access to waste disposal services, which might include curbside pickup or communal dumpster facilities. Specific details would be provided by park management.

Prospective residents are encouraged to directly contact The Valley's management to get a comprehensive and current list of all services included in the lot rent, any additional fees, and details on utility billing. This ensures full transparency and understanding before moving in.

Features / Highlights

The Valley mobile home park offers several features and highlights that contribute to its overall living environment and appeal for prospective residents. These elements shape the daily experience within the community.

  • Aesthetically Pleasing Environment: One resident described it as a "Beautiful Trailer park," suggesting that the community is well-maintained and visually appealing. This often indicates efforts in landscaping, upkeep of common areas, and residents maintaining their homes and lots.

  • Generally Friendly Community: Reviews note that "People, with a few exceptions, are nice." This indicates a predominantly positive social atmosphere where residents can expect friendly interactions and a sense of belonging among neighbors.

  • Excellent Office Staff: A significant highlight is the positive feedback regarding the administrative team. "The staff in the main office is a pleasure to work with and always nice and seem to always be in a great mood!" This is a crucial feature, as responsive, friendly, and helpful management can greatly enhance a resident's experience and address concerns effectively.

  • Established Community: As an existing mobile home park, The Valley offers a settled environment. Established communities often have mature landscaping and a stable resident base, contributing to a more tranquil and predictable living experience compared to brand-new developments.

  • Convenient Apopka Location: The park's location in Apopka provides residents with suburban peace while maintaining accessibility to major Central Florida attractions, employment centers, and essential local amenities. This balance of quiet living and urban convenience is a key benefit.

  • Affordable Living Opportunity: Like most mobile home parks, The Valley typically offers a more budget-friendly housing solution compared to traditional single-family homes in the area, making homeownership or long-term residency more attainable for many Floridians.

While a review did mention concerns about annual lot rent increases without a corresponding increase in amenities, the core highlights of a pleasant environment, supportive staff, and strategic location remain strong points for The Valley.

Promotions or Special Offers

Mobile home parks like The Valley primarily deal in long-term residency and lot rentals, meaning their "promotions" differ from short-term hospitality businesses. While specific, publicly advertised special offers are not commonly available, potential residents should inquire directly with The Valley's management about the following common practices that can impact affordability or terms of residency:

  • New Resident Incentives: Occasionally, mobile home parks might offer incentives for new residents, such as a discount on the first month's lot rent, a waiver of certain application fees, or other move-in specials. These are often designed to attract and welcome new community members.

  • Lease Term Options: While lot rent "increase every year" is mentioned by a resident, it's worth asking if there are options for longer lease terms (e.g., a multi-year lease) that might offer a more stable rate for an initial period, or if there are any current promotions related to lease agreements.

  • Referral Programs: Some communities reward existing residents for referring new tenants who successfully move into the park. If you know someone already living in The Valley, it might be worth asking them about such programs.

  • Home Sales and Financing Assistance: If The Valley facilitates the sale of manufactured homes within the park (either directly or through partnerships with dealers), they might have information on special financing options, home upgrades, or closing cost assistance for new home purchases.

  • Utility Inclusion Details: Understanding what utilities (like water, trash, or basic cable) are included in the lot rent versus what is billed separately can effectively represent a form of "saving" by simplifying monthly expenses. Always get a clear breakdown of all costs.

To get the most accurate and up-to-date information on any available promotions, specific lot rental rates, and lease terms, it is essential to contact The Valley's management directly using the provided contact information.

Beautiful Trailer park. People With a few exceptions are nice. But there is a element of haters in this community. That if I would have known about before moving in. Would have had me personaly considering looking elsewhere. Also expect your lot rent to increase every year. With no increase of amenities..

Management runs there own rules Kathy does favors that are illegal for her favorite residents. I have sadly watched residents be a vector based on a neighbor making up nothing but lies but because Kathy is friends with them she will forge anything that she needs to do to make it happen has also threatened other neighbors that they can’t have their friends come in here and see him or she’ll make sure that they’re evicted now what kind of community is that to live in. And I am filing with corporate and I have hired an attorney to handle my situation it’s sad this is a very quiet community but management thinks they can run their own rules and laws, They are actually scaring people to moving out who’ve never even received an addiction paper telling them that they are evicted or they’ll have them arrested immediately that is against the law and one of the worst kinds of management I’ve ever seen in my life
