The ZomBNB About
For Texans eager to escape the urban sprawl and immerse themselves in a truly unique and private natural setting, The ZomBNB offers a distinctive camping experience unlike any other in the Austin area. Described by enthusiastic regulars as a "killer campground on the river," this hidden gem caters to those who appreciate space, privacy, and a genuine connection with the outdoors. It's a place where the sounds of the city fade away, replaced by the calming flow of the river and the quiet rustle of the Texas landscape.
This article will provide a clear, engaging, and informative overview of The ZomBNB, specifically crafted for local Texans seeking their next memorable outdoor adventure. We will delve into its intriguing location and accessibility, the type of experience it offers, and the standout features that make it a beloved "staycation destination" for its loyal visitors. Drawing directly from candid customer reviews, we aim to convey the authentic appeal of The ZomBNB, helping you decide if this secluded riverside retreat is your new favorite spot in the heart of Texas.
The ZomBNB is located at 10005 Lorado Dr, Austin, TX 78725, USA. This address places it within the greater Austin area, yet it manages to maintain a remarkable sense of seclusion and privacy, a testament to its unique setting. While geographically near the urban center, accessing The ZomBNB requires navigating a path that quickly transitions from typical roads to a more rugged, unpaved journey.
One review colorfully notes, "you’ll see what I mean when the road turns to dirt and gets real bumpy (hahaha)." This description suggests that while the general location is within Austin's reach, the final approach to the campground delivers a true "off-the-beaten-path" feel. This kind of accessibility is part of its charm, deterring those seeking manicured resort-style camping and inviting adventurous Texans prepared for a more authentic outdoor experience. Being on the river (presumably the Colorado River, given Austin's geography) is a significant draw, offering direct water access for recreation. Its proximity to Austin means that while you feel miles away, essential supplies, emergency services, and urban amenities are still within a reasonable drive, providing a comfortable balance for a true wilderness escape in Central Texas.
The ZomBNB appears to offer a primitive or semi-primitive camping experience, where the primary "service" is providing access to a unique and private natural space. Based on the customer reviews, the emphasis is on the natural environment and a hands-off, yet friendly, management style, rather than extensive amenities.
- Spacious & Private Campsites: A core offering is the provision of "tons of space and very private" camping areas. This is a significant advantage for campers who seek solitude and room to spread out, away from crowded public campgrounds.
- Riverside Access: Direct access to the river is a key feature, allowing for swimming, fishing, or simply enjoying the tranquil sounds of the water. Reviews highlight "the water is sumptuous," suggesting a pleasant and inviting river environment.
- Accommodating for Pets: One reviewer explicitly mentioned bringing "my dogs," indicating that The ZomBNB is a dog-friendly campground, a valuable service for Texans who travel with their furry companions.
- Friendly & Hands-Off Management: The owner is described as a "real cool and down to earth guy" and "a badass," implying a welcoming, respectful, and likely low-key management approach that prioritizes guest privacy and enjoyment of the natural setting.
- Natural Immersion: While not a "service" in the traditional sense, the deliberate lack of excessive development or "glamping" facilities ensures a genuine immersion in nature. This appeals to campers who prefer a more rustic and authentic outdoor experience.
It is important to note that, given its description as a "killer camp ground" that actively deters "mouth breather townies tryin to glamp," The ZomBNB likely does not offer typical RV park amenities such as full hookups (electric, water, sewer), bathhouses with flush toilets and hot showers, laundry facilities, or organized recreational activities. Campers should expect to be self-sufficient, bringing all their own water, waste management solutions, and power sources. This minimalist approach is part of its unique appeal.
The ZomBNB stands out with its distinct character and unique attributes that make it a memorable camping destination for adventurous Texans.
- Unmatched Privacy and Space: This is a recurring highlight. Reviewers consistently praise the "tons of space and very private" nature of the campground, a rare find near a major city like Austin. This allows for a truly secluded and personal outdoor experience.
- Authentic Riverside Experience: The direct access to the river, described as "sumptuous," offers opportunities for swimming, fishing, or simply relaxing by the water. This natural feature is a major draw for those seeking water-based recreation.
- "Walking Dead" Film Location Vibe: A playful and intriguing highlight is the reference to it having a "Walking dead film location" feel, especially as "the road turns to dirt and gets real bumpy." This adds an element of adventurous mystique and implies a rugged, undeveloped landscape that appeals to those looking for an escape from manicured parks.
- "Coolest Spot Around Austin": One review emphatically states it's "One of the coolest spots around Austin that I know of," underscoring its unique charm and appeal to those seeking unconventional camping experiences.
- Friendly Owner and Neighbors: The owner is praised as a "real cool and down to earth guy" and "a badass," and the "Lovely neighbors" contribute to a welcoming, non-stuffy atmosphere. This personal touch and community feel (among those who "get it") is a significant highlight.
- Ideal for "Staycation": For local Texans, it's touted as a "new favorite staycation destination," indicating its perfect balance of feeling remote enough for a true escape while still being conveniently accessible from home for short trips.
- Dog-Friendly: The explicit mention of dogs in reviews confirms it's a welcoming place for pets, allowing the whole family to enjoy the outdoor adventure.
Given the unique, private, and somewhat "under-the-radar" nature of The ZomBNB, it is unlikely to offer traditional, widely advertised promotions or discounts common to larger, more commercial campgrounds. Its appeal lies in its exclusivity and the unique experience it provides.
- Value in Privacy & Seclusion: The "promotion" here is the inherent value of having "tons of space and very private" camping, which is a premium feature not often found in easily accessible areas near major cities. This quiet solitude is its main draw and a form of "special offer" for those who prioritize it.
- Word-of-Mouth Appeal: The review actively hesitates to recommend it widely to avoid "mouth breather townies tryin to glamp in my new favorite staycation destination," suggesting that the park primarily thrives on word-of-mouth recommendations among a discerning clientele. This implies that direct inquiry for availability and rates is the best approach.
- Regulars Program (Implied): The reviewer's intention to "plan on being regulars" suggests a potential for repeat visitor benefits or an understanding with the owner that fosters loyalty, though no formal program is stated.
Prospective campers should expect straightforward pricing for a private, rustic site. The best way to learn about any current rates or availability would be through direct contact, as implied by the discreet nature of the reviews.

Potential campers interested in The ZomBNB should conduct further research, such as searching for it on platforms like Hipcamp or Airbnb (if it operates as a private rental), or trying to find any specific booking websites associated with the name "The ZomBNB." The ZomBNB offers a particularly suitable and compelling option for Texans, especially those in the Austin area, who are seeking an authentic, private, and truly adventurous camping experience. For locals, its standout feature is the unique balance it strikes: providing genuine seclusion and "tons of space" on the river, while still being remarkably accessible from Austin. This makes it an ideal "staycation destination" – a place where you can feel entirely disconnected from urban life without the need for extensive travel across the state.
This campground is not for everyone; its primitive nature, implied lack of traditional amenities, and the "real bumpy" dirt road are part of its charm, appealing to the adventurous spirit. For Texans who own self-contained rigs, enjoy roughing it a bit, appreciate dog-friendly environments, and seek a quiet, private retreat with a "real cool" owner and "lovely neighbors," The ZomBNB delivers an unparalleled experience. It's a place to truly unwind by the water, embrace the rugged beauty of Central Texas, and create unique memories away from the crowds, establishing itself as a favorite for discerning local campers.
Customer Reviews
Killer camp ground on the river, tons of space and very private. I hesitated to leave a review because I plan on coming back and don’t want a bunch of mouth breather townies tryin to glamp in my new favorite staycation destination, but the owner is a real cool and down to earth guy and my wife my dogs and I plan on being regulars so there ya have it. Walking dead film location, you’ll see what I mean when the road turns to dirt and gets real bumpy (hahaha). Lovely neighbors. If it isn’t for you, you can go jump in the river. Deuces ✌️

Just keeps getting vandalized. Why not let someone stay in it for free if they take care of it and keep guard.
