Services Offered
  • Ownership Park Structure: Town & Country is an "ownership park" (a residential cooperative), meaning residents purchase a share in the park. This provides a level of control and security often not found in rental-only communities.
  • Monthly Association Dues: Residents pay monthly association dues which cover essential services, including water, sewer, lawn care service, and trash removal. This streamlines utility management for homeowners.
  • Heated Swimming Pool: A heated swimming pool is available for residents and guests, providing a comfortable place for relaxation and exercise year-round in the Florida climate.
  • Hot Tub/Spa: The park features a beautiful hot tub, offering a perfect spot to relax and soothe muscles after a day of activities.
  • Clubhouse: A vibrant clubhouse serves as "action central" for the community, hosting various events such as meetings, potluck meals, dances, card games, and weekly coffee gatherings. Special holiday events are also organized here.
  • Golf Amenities: For golf enthusiasts, the park provides a golf net for full swing practice and a state-of-the-art putting green to hone short game skills.
  • Shuffleboard Courts: Four covered and curtained shuffleboard courts are available for both casual play and organized weekly in-park games. The park also has two traveling league teams (Nova for novices, Seminole for advanced players).
  • Horseshoe Pits: Competitive horseshoe pits are available for residents to enjoy a classic outdoor game, complete with spectator benches.
  • Coin-Operated Laundry Facility: For homes without private washers and dryers, a modern coin-operated laundry room with high-capacity washers and gas dryers is provided, along with outdoor clotheslines.
  • Well-Lit Streets: The park's streets are well-lit, contributing to safety and a pleasant environment, especially during evening hours.

Features / Highlights
  • 55-Plus Ownership Community: A significant highlight is its status as a well-maintained "55-plus ownership park." This unique structure means residents own a share of the cooperative, fostering pride of ownership, a democratic say in park operations, and enhanced long-term security. It also ensures a community tailored to the active adult lifestyle.
  • Prime Largo Location: Positioned conveniently near Ulmerton Road and off Seminole Boulevard, the park boasts an "excellent location." This provides residents with unparalleled access to major shopping centers (like Largo Mall and stores such as Publix and Home Depot within walking distance), diverse dining, essential medical facilities, and, crucially, Florida’s famous Gulf Beaches just a short drive away.
  • Robust Amenities Package: Town & Country offers an impressive array of amenities designed for active and social living. These include a heated pool, hot tub, clubhouse (with regular social events like potlucks, dances, and card games), golf net & putting green, four covered shuffleboard courts (with league play), and horseshoe pits.
  • Clean and Friendly Environment: Consistently praised for being "clean & friendly," the park fosters a welcoming atmosphere. The collective ownership model often contributes to residents taking greater pride in the community’s appearance and fostering positive neighborly interactions.
  • New Home Construction: The presence of "a lot of new Jacobsen-manufactured homes being built by Citrus Meadowood" indicates a vibrant, evolving community that integrates modern housing options within its established framework. This allows new residents to enjoy contemporary comforts within a desirable existing park.
  • Active Social Calendar: With a clubhouse described as "action central" and events planned for various holidays, the park offers a rich social calendar that provides numerous opportunities for residents to engage, socialize, and build lasting friendships.

Promotions or Special Offers

As an "ownership park" where residents purchase a share in the cooperative, Town & Country Mobile Home Park doesn't typically offer traditional "promotions or special offers" like discounted rent. Instead, the value is inherent in the ownership structure, the extensive amenities, and the desirable location. The primary investment for new residents is the purchase of a mobile home (either new or pre-owned) and a required share in the park cooperative.

However, prospective residents are strongly encouraged to contact Town & Country Mobile Home Park directly at (727) 584-5280 to discuss current opportunities. When you call, you can inquire about:

  • Availability of Homes: Learn about mobile homes currently for sale within the park, including new Jacobsen-manufactured homes and any pre-owned units.
  • Share Purchase Cost: Understand the current cost of purchasing a share in the cooperative, which is a requirement for residency. (Note: This share price is typically returned upon the sale of your home.)
  • Monthly Association Dues: Get precise details on the monthly association dues and what services are included (e.g., water, sewer, lawn service, trash removal, access to all amenities).
  • Application Process: Understand the residency approval process by the Board of Directors, which includes background checks for all new residents.
  • Subletting Policies: If you foresee the need to rent out your unit in the future, inquire about the park's specific subletting rules (e.g., typically requires ownership for four years, minimum 3-month lease, maximum 183 days per season, with a two-season pause between rentals).
  • Pet Policy: Confirm their pet policy, as common for 55+ communities, to ensure it aligns with your needs. The park generally has a "No Pets Allowed" policy, with reasonable accommodations for support animals requiring Board notification and approval.

Direct communication ensures you receive the most accurate and up-to-date information regarding the unique ownership model, costs, and benefits of living in this premier 55+ community in Largo.

This is located in a big city but you would never know it. The residents are all very nice. The atmosphere matches the reason for the park, retirees enjoying the latter part of their lives. It is slow-paced, well kept up, great place to stay!
