Shiloh is part of the larger St. Louis metropolitan area, offering residents a blend of suburban convenience with access to the diverse amenities and employment opportunities of a major urban center just across the Mississippi River.

The location on Julius Drive suggests that the park is within a local network of roads, providing residents with straightforward access to the immediate surrounding areas of Shiloh. Shiloh itself is known for its good schools, various shopping centers, and proximity to Scott Air Force Base, which can be a significant draw for military families or those employed by the base. The presence of major roadways in the vicinity means residents generally have good accessibility to larger transportation arteries, facilitating commutes for work, education, or leisure activities throughout the Metro East region and into St. Louis.

Services Offered

Valley View Estates Manufactured Home Community, like most such communities, provides core services essential for comfortable manufactured home living. While reviews offer contrasting views on the consistency and quality of these services under different management, the fundamental offerings would include:

  • Lot Rental: The primary service provided is the leasing of individual lots where residents can place their manufactured homes. This typically includes the necessary infrastructure to connect homes to utilities.
  • Utility Hookups: The community would provide the infrastructure for homes to connect to essential utilities such as water, sewer, and electricity at each lot. One review mentions "electrical issues" leading to a fire, indicating that while hookups exist, their maintenance or safety might be a point of concern under current management, requiring careful inquiry.
  • Property Management: An office and staff are present to manage the community. One review describes "office and staff" as "very kind and helpful people," suggesting a supportive management approach, at least historically or for some residents. However, another review heavily criticizes management for unaddressed repairs and perceived neglect.
  • Community Maintenance: Management is generally responsible for the upkeep of common areas, including internal roads, landscaping, and shared facilities within the park. The positive review mentions the community being "clean and neat," suggesting a level of maintenance. The negative review, however, cites repeated requests for repairs that go unaddressed.
  • Support for New Residents: As evidenced by the positive review where staff "helped us move in our oversized fireplace," management or staff may offer assistance or support for new residents settling into the community.

Given the conflicting reviews, it is critical for prospective residents to directly inquire about the current state of services, management's responsiveness to maintenance requests, and specific details regarding utility provision and safety protocols before making any commitments.

Features / Highlights

The reviews for Valley View Estates Manufactured Home Community present a stark contrast in perceived features and highlights, reflecting experiences under potentially different management or individual perspectives. It is essential to present both sides of this feedback.

  • Positive Features (As described by one review):
  • Exceptional Staff and Management Kindness: One reviewer highlights being "treated like family by the office and staff. Very kind and helpful people," indicating a welcoming and supportive environment where staff are "ready and willing to help with anything or questions."
  • Friendly and Helpful Neighbors: The community is praised for "friendly and helpful" neighbors, with instances of residents assisting each other and offering guidance, creating a "smile and wave" atmosphere reminiscent of the "1950s." This points to a strong, positive community spirit.
  • Clean and Neat Community: The physical environment is described as "clean and neat," suggesting that the common areas and overall appearance of the park are well-maintained.
  • Restored Faith in Humanity: The positive experience was so profound for one family that it "restored my faith in humanity," indicating a remarkably positive and uplifting living environment.
  • High Recommendation: The reviewer "absolutely love it here and would recommend it to anyone looking."
  • Negative Features (As described by another review, referencing "new owners"):
  • Decline in Maintenance and Management Responsiveness: This review states "everything's gone downhill" since "new owners took over." Repeated requests for repairs (e.g., "electrical issues" potentially leading to a fire, implying a "tinderbox") have gone unaddressed for extended periods ("over a year," "over six weeks").
  • Unjustified Rent Increases: Residents have experienced significant rent hikes ("raised the rent last year and are raising it again in October") despite a perceived lack of property upkeep and repair, leading to the description "just ridiculous."
  • Perceived "Slumlords from Hell": This strong language indicates extreme dissatisfaction with the property management, accusing them of neglect and prioritizing profit over resident safety and well-being.
  • Owner Disinterest and Liability Concerns: The review speculates the owners are "lawyers" who "only care about money" and links a former manager's departure to potential liability for safety issues, suggesting a pervasive problem with neglect.

These highly contrasting reviews highlight a significant shift in perceived quality and management effectiveness. Prospective residents should be acutely aware of these disparities and seek current, verifiable information regarding management practices and property conditions before considering Valley View Estates.

Conclusion: Why This Place May Be Suitable for Locals

Valley View Estates Manufactured Home Community in Shiloh, Illinois, presents a complex picture of suitability for local residents, as evidenced by the starkly contrasting customer reviews. While one review paints a picture of an incredibly welcoming, clean, and neighborly community under what appears to be previous or early management, another highlights severe deterioration under new ownership, including unaddressed repairs, significant rent increases, and safety concerns.

Based on the positive feedback, the community could be highly suitable for locals who value:

  • Strong Community Spirit: The descriptions of friendly, helpful neighbors and a "smile and wave" atmosphere suggest an ideal environment for those seeking a tight-knit and supportive neighborhood.
  • Supportive Management (historically or for some residents): The "kind and helpful office and staff" indicate a potential for excellent customer service and a willingness to assist residents.
  • Cleanliness and Order: The mention of a "clean and neat" community points to a well-maintained environment, which is a key factor for comfortable living.
  • Strategic Location: Its address in Shiloh offers suburban amenities, good schools, and convenient access to the wider St. Louis metropolitan area and Scott Air Force Base, making it practical for many Illinois residents.

However, the negative review introduces critical and serious concerns that cannot be overlooked. If these issues persist under current management, the community would be highly unsuitable for locals who prioritize:

  • Property Safety and Maintenance: Unaddressed electrical issues and neglected repairs (described as a "tinderbox") are severe safety hazards.
  • Fair Rental Practices: Repeated and significant rent increases without corresponding property improvements are a major financial concern.
  • Responsive and Responsible Management: Accusations of "slumlords from hell" and a lack of accountability indicate a potentially hostile or unsupportive living environment.

Therefore, for Illinois locals considering Valley View Estates, suitability hinges entirely on the current state of affairs and management practices. Prospective residents must conduct rigorous due diligence:

  • Visit the property multiple times, ideally speaking with several current residents to gauge their experiences under the current management.
  • Directly question management about all concerns raised in reviews, including maintenance backlogs, safety protocols, and rent policies.
  • Obtain all agreements in writing and understand terms thoroughly.
  • If considering purchasing a home, arrange for an independent inspection.

In conclusion, Valley View Estates has the potential for a wonderful community experience as described by one resident, but the more recent negative review raises significant red flags. For Illinois locals, its suitability will be entirely dependent on the findings of their personal, thorough investigation into the current conditions and management of the property.

My family recently moved to this community, and we have been treated like family by the office and staff. Very kind and helpful people. Anyone of them are ready and willing to help with anything or questions you may have. They have become family 🥰💙❤️💜 The community is clean and neat, and the neighbors are friendly and helpful. One told us how to get around, we are new to the area, and another helped us move in our oversized fireplace with no hesitation. Restored my faith in humanity. We are used to neighbors looking at you in judgment. Here, it's a smile and wave, and if you need anything, please ask. It was almost like the 1950s we thought we were going to get flooded with casseroles and food... lol I absolutely love it here and would recommend it to anyone looking. 🥰💙❤️💜

So since these new owners took over everything's gone downhill. They have been repeatedly asked to fix things and finally after a year they sent someone to look them over. Well, it's been over six weeks since we have seen them, keep getting excuse after excuse and still no repairs have been made. They raised the rent last year and are raising it again in October, just ridiculous. Stay away, far away from this place. Your basic slumlords from hell. Was reading other reviews and there was one about a lady who had electrical issues and the place caught fire. That is just one of the many things they have not fixed, this place is a tinderbox waiting to ignite. I hear this place is owned by lawyers, figures, all they care about is money, and so many others say the same. No wonder why Julie left, I'm sure she didn't want to be liable for people dying in a fire.

Since RHP has taken over the roads are falling apart. Trees are still dying. At least the Boatman's did something. Also, the lot rent goes up about $30 month every year. If I could move, I would. All RHP is interested in is MONEY, MONEY, MONEY. Hiring Scott Walker was the only good thing RHP did.
