Valrico About

For Floridians considering mobile home living as an accessible housing option, understanding the realities of various communities is paramount. While mobile home parks often present an attractive entry point into homeownership or affordable renting, the quality of management and maintenance can significantly impact the resident experience. Valrico Mobile Home Park, located at 1221 N Valrico Rd, Valrico, FL 33594, USA, is a community that, based on recent public feedback, warrants a careful and informed approach from prospective residents.

Valrico itself is a growing community in Hillsborough County, offering a suburban feel with convenient access to the greater Tampa Bay area. Mobile home parks in such locations can provide a sense of community and potentially a more manageable cost of living. However, recent customer reviews for Valrico Mobile Home Park raise significant concerns regarding maintenance responsiveness and the application process. One review details ongoing severe maintenance issues, including a flooded toilet and water damage, along with a lack of a direct maintenance contact number. Another review outlines a frustrating application process, including unreturned calls and emails, and issues with an application fee refund.

This article aims to provide a factual overview of Valrico Mobile Home Park, focusing on its location and general services common to mobile home parks, while also transparently addressing the critical feedback. Our goal is to help Floridians gather comprehensive information, encouraging direct communication and thorough due diligence before making a housing decision in the Valrico area.

Services Offered (General to Mobile Home Parks, with Review Context)

Mobile home parks typically aim to provide essential services to ensure a functional and comfortable living environment for their residents. Based on the common practices of such communities, and considering the recent reviews for Valrico Mobile Home Park, here's a general overview:

  • Lot Rentals: The fundamental service is the rental of individual lots where residents place their manufactured or mobile homes. These lots typically come with designated spaces for the home and possibly a vehicle.

  • Utility Hookups: Each rented lot is generally equipped with the necessary hookups for essential utilities, including water, sewer, and electricity. Residents are usually responsible for their individual utility consumption, either directly to service providers or via sub-metering and billing from the park.

  • Trash Collection: Regular trash removal services are usually managed by the park, contributing to community cleanliness.

  • Road and Common Area Maintenance: Park management is typically responsible for maintaining internal roads and common areas within the community, ensuring they are navigable and presentable.

    • Important Note on Maintenance (as per reviews): Recent customer feedback strongly indicates significant issues with maintenance responsiveness at Valrico Mobile Home Park. A reviewer described experiencing a flooded toilet, extensive water damage to subfloors (pre-existing and recurring), and difficulty in getting maintenance issues addressed promptly. The absence of a direct maintenance contact number and the need to report issues through an office that may have limited hours were highlighted as major frustrations. This suggests that while maintenance services are theoretically offered, their execution and timeliness are a significant concern for current residents. Prospective residents should inquire thoroughly about maintenance procedures, response times, and emergency protocols.

  • On-Site Office/Management: The park likely has an on-site office or management available during business hours to handle resident inquiries, lease agreements, and administrative tasks.

    • Important Note on Management/Application Process (as per reviews): A review detailed severe issues with the application process, including delays in document requests, unreturned phone calls and emails after submitting an application fee, and even a stop payment on a refunded application fee after BBB involvement. This suggests potential issues with communication and transparency in the administrative handling of prospective residents. Thorough communication and clear documentation are advised for anyone applying.

  • Community Rules and Regulations: To maintain order and a pleasant living environment, the park establishes rules governing various aspects of residency, such as home appearance, parking, and noise levels.

Features / Highlights (General to Mobile Home Parks, with Review Context)

Mobile home parks generally offer features that emphasize affordability, community, and practicality. However, for Valrico Mobile Home Park, recent reviews also highlight certain aspects that prospective residents should carefully consider as "features" of their experience.

  • Affordable Housing Potential: Mobile home parks typically offer a more budget-friendly path to homeownership or long-term rental compared to traditional stick-built homes in the area. This makes housing more accessible, particularly in a growing suburban area like Valrico.

  • Individual Home Ownership/Rental: Residents typically own their manufactured homes while renting the land, which provides a sense of personal space and control over their dwelling, distinct from apartment living.

  • Community Environment: Mobile home parks, by their nature, foster a community atmosphere where residents live in close proximity. This can lead to neighborly interactions and a sense of belonging.

  • Convenient Suburban Location: The park's location in Valrico offers the advantage of suburban living with good access to the amenities and employment opportunities of the larger Tampa Bay area.

    • Highlighting Challenges (as per reviews): It is important to acknowledge, based on the provided customer feedback, that significant challenges appear to exist in the park's operational aspects.

    • Maintenance Responsiveness: A major recurring theme is the difficulty in getting timely and effective maintenance. Issues of "water damage," "flooded toilet," and "constant fountain in the bathroom" suggest a critical lack of proper and swift resolution to severe living condition problems. The inability to "wash dishes," "cook kids' meals," "wash baby's bottle," or "bathe kids" due to plumbing issues points to impacts on basic living standards. The lack of a direct maintenance number and the perceived lack of urgency from maintenance staff are significant concerns.

    • Application Process Communication: The reported "ghosting" after paying an application fee, unreturned calls and emails, and issues with a refunded check being stopped, highlight potential systemic problems with communication and administrative efficiency during the application process. This suggests a lack of transparency and responsiveness for prospective residents.

These highlighted challenges are crucial "features" of the park as described by recent residents and applicants and should be seriously considered by anyone looking to move into the community.

Promotions or Special Offers (General Guidance & Context)

Mobile home parks, as long-term residential communities, typically do not offer transient "promotions" like discounts on nightly stays. Their value proposition is generally tied to their monthly lot rent and the overall cost of living. For Valrico Mobile Home Park, prospective residents should focus on understanding the financial structure and any potential long-term benefits.

  • Lot Rent Structure: The primary financial aspect is the monthly lot rent. It's essential to get a clear breakdown of what this fee covers (e.g., land use, park amenities, some utilities, trash collection) and what is billed separately. While one review mentions the lot rent being "like a bigger park," comparing it to other mobile home parks in the Valrico area and to traditional rental properties can help gauge its competitiveness.

  • Affordable Entry into Homeownership: For those purchasing a mobile home, the initial investment for the home itself is often significantly lower than a traditional house, making homeownership more accessible.

  • Home Sales/Inventory: Inquire about any homes currently for sale within the park, either through park management or existing residents. Sometimes, pre-owned homes can offer immediate occupancy and good value.

  • Long-Term Lease Options: Some mobile home parks offer long-term lease agreements for lots, which can provide price stability over several years, a valuable "offer" for budget planning.

Given the critical reviews regarding administrative practices, it is especially important for prospective residents to obtain all financial information in writing, carefully review any lease agreements, and ensure clarity on all fees and responsibilities before committing.

Conclusion: Why This Place is Suitable for Locals (with Important Considerations)

For Floridians, particularly those seeking an affordable entry into homeownership or a more manageable living situation in the suburban Valrico area, Valrico Mobile Home Park presents a potential option due to its strategic location. Its proximity to the growing amenities of Valrico and excellent accessibility to the wider Tampa Bay metropolitan area are undeniable advantages, offering a balance of quieter residential life with urban conveniences nearby. This geographical suitability makes it appealing for locals looking to minimize commute times and maximize access to jobs, shopping, and entertainment.

However, it is critically important for prospective local residents to approach Valrico Mobile Home Park with a high degree of caution and thorough due diligence, given the significant concerns raised in recent customer reviews. The reported issues with delayed and inadequate maintenance, leading to severe disruptions in basic living conditions, and the alleged lack of responsiveness and transparency in the application process, including problems with application fee refunds, are serious red flags.

While mobile home living can be a cost-effective choice for many Floridians, the quality of park management and maintenance directly impacts the quality of life. Therefore, before committing to Valrico Mobile Home Park, any interested local user should:

  • Visit the park multiple times, if possible, and speak with current residents to gauge their experiences.

  • Obtain all policies, including maintenance procedures and pet policies, in writing.

  • Carefully review any lease agreements, understanding all fees, responsibilities, and terms.

  • Document every interaction and payment during the application and move-in process.

By taking these proactive steps, Floridians can make a more informed decision about whether Valrico Mobile Home Park, despite its advantageous location, is a suitable and livable community for their needs.

Can we get on call maintenance or something my toilet flooded Sunday the office is closed had to turn water off the new manager was a doll and responded and tried to fix but needed maintenance anyways Monday maintenance didnt ahow up . my subfloor has waterdamage from before we moved in and after I lived here 4 years and they can't fix it properly ! Why ?? Can't wash dishes so I can cook my kids. Meals or wash my baby's bottle . school starts tomorrow I can't bathe my kids or flush my toilet and they don't trust tenants to report maintenance request for some reason because there's NO MAINTENANCE NUMBER ! we have to report it to the office and wait until the maintenance people feel they finally have time to "fix" something there times to valuable to do there jobs I guess . So it's either just either have no water or a toilet water pool in all rooms . With a constant fountain in the bath room and no use of a toilet. I won't post the toilet pictures it was frantic but here's some pictures of just some of the maintenance issues at this mobile home park I had to wait days to weeks to get fixed some minor most major ![most still not fixed these are old damage under the trailer was before I moved in apparently ] I just want livable conditions oh yea and my toilet and water fixed would be great to I feel I'm entitled to basic human right as are my children

I applied to this mobile home May 17, took them 2 weeks to email back requesting documents. It's been 1 month and still no response from them. I've been calling and calling and emailing and not 1 email or phone call back. They took me and my sons application fee then ghosted us. We just trying to find a place to live. I wonder if I dispute my app fee will they call or is this normal practice from mobile homes? Update on Oct 30, 2024. I have reported to the BBB after countless effort they refunded my application fee with no explanation sent the check then stopped payment. Is this the type of business this is? Just awful over $80.

I am due to move in today. After being on a wait list since Feb 2022 I signed a lease. I was called last night at 5PM and told the property is not ready and I cant move in today. The reason im being told is because the manager quit THE UNIT HAS FLEAS AND IT HAS NOT BEEN CLEANED OR PAINTED. They collected over $2000 from me. her quitting should not prevent me from moving in. They ask for 1 wk I gave them 2 wks. No one can tell me who's in charge. Now i must disconnect the electric but still have to pay the electric dep and I have to cxl the internet. They have 3 options....MY MONEY MY PLACE OR BE ON THE NEWS AND BE SUED!!!! I AM NOT GOING AWAY....

Awful management at any time of day. Went in around April 1st looking for a new place and luckily found one, or so I thought. My friend and I placed our $400 hold on one of their trailers and was told we would 100 percent be able to move in on the 16th. Come the 12-16th of April we hadn’t heard back from Elizabeth at all and when we went to the park on the 16th we had to wait 4 hours to speak to her, only for her to say that she didn’t have keys for the apartment. You can imagine our surprise. We immediately pulled out and they gave us a FORM to fill out and mail into their accounting office to get our $400 back. Absolutely atrocious management and honestly the whole experience was ruined by Elizabeth and her lack of communication. I DO NOT recommend placing a hold or staying at these trailers at all. DO NOT RENT OR PLACE A HOLD YOU WILL GET SCREWED OVER.
