Westridge Mobile Homes Park About

For many Michiganders, exploring diverse housing options is a journey often driven by the desire for affordability, a sense of community, and a comfortable living environment. Mobile home parks, also known as manufactured home communities, form a significant part of the housing landscape across our varied state. These communities are specifically designed to provide lots for manufactured homes, allowing residents to own their dwelling while typically leasing the land it sits on. This model can present a more accessible and cost-effective alternative to traditional stick-built homes, making it an appealing choice for a wide range of individuals and families.

Westridge Mobile Homes Park, located in Superior Township, Michigan, is a mobile home park that has received starkly contrasting and highly significant feedback from its residents. It is important to clarify that Westridge Mobile Homes Park is a mobile home park, not an RV park; its primary purpose is to accommodate manufactured homes for long-term or permanent residency. The provided reviews offer a candid and sometimes alarming look into the resident experience, highlighting both potential benefits and very serious concerns that prospective residents must be fully aware of before considering this community.

One review presents an overwhelmingly negative experience, advising, "BEWARE: I'd like to give a zero Do not even rent here. Superior Twp, MI." This resident describes a series of unfortunate events, starting with their new trailer being placed on "too small of a lot" and needing to be moved, leading to the feeling of having "a brand new very nice trailer in this trailer dump park." They express embarrassment, stating, "We did not invite visitors even though we had a new trailer." The review culminates with a significant financial burden, a "$13,000 judgment" resulting from a lease they "totally did not remember about about a five year contract," and the observation that "All the other low income people seemed to walk away leaving the dilapidated trailers there." This same reviewer critically notes "Many unoccupied trailers like that were just sitting there empty with no attempt by the trailer park to even clean them up on the outside" and calls the maintenance man "lazy." Their strong closing advice is, "UNLESS YOU WANT TO LIVE IN A DUMP, DO NOT MOVE IN THERE. EVEN IF YOU SAVE MONEY ON LOT RENT, IT IS NOT WORTH HAVING TO LIVE IN A DUMP. Please apply to HUD or look for a safer, clean trailer park nowhere near Westridge." This review also highlights safety concerns with "awful" roads for walking after knee surgery and issues with unaddressed problems like "speed bumps are too high," uncleared roads in snowy weather, and "debris" and "throw away items on their porches" in unoccupied lots.

In stark contrast, another review offers a surprisingly positive perspective: "Nice, quiet place. We enjoy sitting in our backyard late into the evening. It's really nice not to hear anybody fighting and carrying on. This is the third place that we've lived in and we and enjoy it so much. And we plan to live out our days here in peace. Our neighbors are really great and we all help each other out. I would recommend this place to even my mom."

These two reviews present a highly polarized view of Westridge Mobile Homes Park. While one describes a "dump" with significant financial, safety, and maintenance issues, the other finds it "nice, quiet," with "great neighbors." For Michiganders considering this location, it underscores the absolute necessity of rigorous personal investigation, direct observation, and careful verification of all claims and conditions, as experiences can clearly differ dramatically.

Location and Accessibility

Westridge Mobile Homes Park is located at 1515 Ridge Rd #285, Superior Township, MI 48198, USA. This address places the mobile home park within Superior Township, a community in Washtenaw County, Michigan. Superior Township offers a blend of suburban and semi-rural characteristics, providing a setting that can appeal to those seeking a balance between natural surroundings and access to urban amenities.

The park's location on Ridge Road provides local accessibility. Superior Township itself is strategically positioned near major transportation arteries, which enhances regional accessibility for residents. It is situated close to the vibrant city of Ypsilanti and is within a reasonable driving distance of Ann Arbor. Key highways like US-23 and Interstate 94 (I-94) are typically accessible from this area, offering convenient routes for commuting to major employment centers, educational institutions, and various amenities.

I-94, a significant east-west corridor, connects Superior Township residents to Detroit and its sprawling metropolitan area to the east, and to other major cities and attractions across Michigan to the west. This makes travel for work, leisure, or access to larger retail and cultural offerings relatively straightforward. The proximity to Detroit Metropolitan Wayne County Airport (DTW) is also a convenience for residents who travel frequently.

Within Ypsilanti and the broader Superior Township area, residents can find a range of local amenities to meet daily needs. This includes grocery stores, pharmacies, local shops, and various dining options. The area also provides access to parks and recreational facilities. While the park itself is situated on Ridge Road, the surrounding regional infrastructure ensures that residents are not isolated and can access necessary services and opportunities within a reasonable drive. However, as noted in reviews, the internal conditions of the park's roads themselves are a factor to consider for daily accessibility within the community.

Promotions or Special Offers

Given the extremely negative and alarming nature of a significant portion of the provided customer reviews, which detail accusations of a "trailer dump park," a "$13,000 judgment" from a lease, poor maintenance, unsafe road conditions (even for walking after surgery), and unaddressed issues like debris and un-grounded homes, it is not possible to confidently list or recommend any promotions or special offers for Westridge Mobile Homes Park. The severe criticisms strongly suggest fundamental problems with the park's operations, management, and living conditions.

Prospective residents considering Westridge Mobile Homes Park should prioritize exhaustive due diligence and caution over seeking any promotional incentives. Their focus must be on independently verifying the current state of infrastructure, management practices, lease terms, and addressing all documented concerns about safety, maintenance, and financial transparency. Relying on any promotional claims without a thorough personal investigation and potentially legal counsel would be highly inadvisable given the severity of the negative feedback. The stark contrast between reviews further underscores the need for direct, current, and in-person verification of all conditions.

Mobile Phone: +1 734-484-0730

While contact information is available, potential residents should use it with the understanding that direct communication may not fully resolve or reflect the serious issues described in the reviews. It is critical to verify all information provided, request clear documentation for any agreements (especially multi-year leases), conduct independent inspections, and consider seeking legal advice to protect your interests, given the past issues with judgments and contractual disputes.

Conclusion: Why this place is suitable for locals

For Michigan locals considering mobile home park living, Westridge Mobile Homes Park in Superior Township presents a highly complex and potentially risky prospect. While mobile home parks can offer an accessible housing option, the suitability of any specific park is fundamentally tied to its management quality, safety, maintenance, and overall living environment. The provided reviews for Westridge paint a contradictory picture, necessitating extreme caution for prospective residents.

From a geographical standpoint, Superior Township offers a convenient location within Washtenaw County, providing access to areas like Ypsilanti and reasonable proximity to Ann Arbor. Its connection to major highways like I-94 allows for relatively easy commutes to larger employment centers, educational institutions, and diverse amenities across southeastern Michigan. For locals who prioritize regional accessibility, the park's location holds some appeal.

However, the internal conditions and management practices, as detailed in the strongly negative review, significantly undermine any geographical advantages. Accusations of "dump" like conditions, unaddressed debris and dilapidated empty trailers, lazy maintenance, and unsafe roads (especially in winter) directly impact daily living and safety. The severe financial repercussions described by one former resident due to a long-term contract and a subsequent judgment highlight potential risks associated with lease agreements and management practices. The contrast between these experiences and the positive review, which praises the "nice, quiet place" with "great neighbors," indicates a highly inconsistent reality within the park. This disparity means that the experience of living here can vary drastically, and the negative accounts carry significant weight due to their detailed nature and severe implications.

For a mobile home park to be truly suitable for Michigan locals, it must provide a stable, safe, well-maintained, and transparent living environment. The concerns about unaddressed safety hazards (roads, ungrounded homes), financial disputes, and a lack of proper property upkeep as described in the negative reviews suggest that Westridge Mobile Homes Park may not meet these fundamental criteria. While a quiet atmosphere and good neighbors are certainly desirable, they cannot fully compensate for systemic issues in management and infrastructure that pose risks to residents' well-being and financial security.

Therefore, any Michigan local considering Westridge Mobile Homes Park must proceed with an exceptionally high level of caution. Thorough personal visits, independent home inspections, meticulous review of all contractual documents (with legal advice), and direct inquiries into the resolution of past issues are absolutely critical. Without verifiable improvements in the areas of concern, the risks associated with living in this community appear substantial, making it difficult to recommend without significant caveats.

UPDATE: BEWARE: I'd like to give a zero Do not even rent here. Superior Twp, MI. We got in for a special that was offered. They moved our new trailer in from not far from them on Michigan Avenue . They put it in too small of a lot and the inspector requested it had to be moved. So it was then moved to a larger lot. It was so embarrassing to have a brand new very nice trailer in this trailer dump park. We did not invite visitors even though we had a new trailer. My boyfriend and I broke up and I filed bankruptcy on the trailer. I should have put the trailer park in the bankruptcy....stupid me!!! I paid the lot rent as long as I could. I was staying with relatives and needed to get my phoneown HUD apartment. I live on Social Security income. I totally did not remember about about a five year contract. They went to court but I knew it was useless so I did not go. The stress was just too much. I knew they would get their judgment against me. So I now have somewhere around a 13,000 judgment against me, including interest.. All the other low income people seemed to walk away leaving the dilapidated trailers there. Many unoccupied trailers like that were just sitting there empty with no attempt by the trailer park to even clean them up on the outside. I do not know what we were thinking :( Both of our names were on the lease but they said I signed first. The maintenance man was lazy and any time I went in there to pay lot rent, he was sitting in the lady rent collector's office. UNLESS YOU WANT TO LIVE IN A DUMP, DO NOT MOVE IN THERE. EVEN IF YOU SAVE MONEY ON LOT RENT, IT IS NOT WORTH HAVING TO LIVE IN A DUMP. I had knee surgery and the roads were awful so I could not risk walking on them for healing exercise. Please apply to HUD or look for a safer, clean trailer park nowhere near Westridge. ‐-----------------------‐------------------------------ Old post: We have a nice lot, but there are problems that are not addressed. The speed bumps are too high and guests coming in are not aware so we have to warn them. The park roads are not cleared as they should be in snowy weather. Lots that are not occupied contain debris and not cleared. Some residents have throw away items on their porches. There are older homes for sale for quite some time that are in poor shape. Lastly, we moved in a year ago and our home is still not grounded despite many requests, which is a dangerous situation.

I've been here since 1990. It's a decent middle of the road mobile home park. Management is easy to approach and keeps us well informed in emails. And maintenance is very approachable as well. I've enjoyed my years here.

The manager speaks to other residents about your personal business. She gossips. She's rude and fake. She lies. She's sneaky. I hate this place and its only because of the manager and her boyfriend the maitenace man. There a joke. The parking is shut the roads. This could be a great community with better management and better parking. Thanks that's it
