Whispering Pines Mobile Home Park About

For many Ohio residents, navigating the housing market can be a significant challenge, often leading individuals and families to explore diverse and more affordable living solutions. Among these options, mobile home parks stand out as a unique type of residential community, offering a different approach to homeownership and long-term residency. In these communities, residents typically own their manufactured homes while leasing the land, or "lot," on which their home is situated. This model can often present a more accessible entry point into homeownership compared to traditional stick-built houses. In the heart of Northeast Ohio, the Whispering Pines Mobile Home Park in Kent is one such community that has served residents for years.

Services Offered

Mobile home parks, including Whispering Pines, typically provide a core set of services as part of the lot rental agreement. These services are essential for the functionality and habitability of the manufactured homes within the community. While it is always recommended to verify specific details directly with the park management, common services usually include:

  • Lot Leasing: The fundamental service provided is the lease of a designated lot for a manufactured home. This allows residents to place their home on the land and access the park's shared infrastructure.

  • Utility Connections: The park typically offers hook-ups for essential utilities such as water, sewer, and electricity to each individual lot. Residents are generally responsible for their own utility usage and billing, which is often paid separately from the lot rent. Some resident feedback indicates that water, sewer, and trash billing are additional costs and that residents should clarify billing practices.

  • Common Area Maintenance: The upkeep of general common areas, such as internal roads, shared green spaces, and any communal facilities like a shower and laundry room, is typically the responsibility of the park management.

  • On-site Amenities: Some mobile home parks offer limited amenities. Whispering Pines is noted to have a shower and laundry room, which can be a convenience for residents.

  • Management Oversight: Mobile home parks have management teams responsible for collecting lot rent, enforcing community rules, and addressing various resident concerns. The effectiveness and responsiveness of this management are key to a positive living experience, and it's an area where some residents have expressed concerns about consistency and communication regarding pricing and billing.

Features / Highlights

Considering a mobile home park involves looking at both the individual home and the community environment. While some aspects of Whispering Pines Mobile Home Park have drawn criticism, it's important to present a balanced view of its features based on available information.

  • Affordable Housing Potential: Mobile home living can be a more affordable route to homeownership in Ohio compared to traditional housing, potentially offering a lower barrier to entry for individuals and families. The cost of a manufactured home itself is generally lower than a conventional house.

  • Convenient Proximity to Kent Amenities: The park's location is undeniably a practical advantage, offering easy access to Kent State University, local shopping centers (like Walmart), dining establishments, and various recreational facilities. This ensures residents have necessary services and entertainment within reach.

  • Established Community: Whispering Pines is an existing mobile home community, meaning it offers an established neighborhood structure. This can foster a sense of familiarity and potentially close-knit relationships among neighbors, though the community dynamic can vary.

  • Basic On-site Facilities: The presence of a shower and laundry room on-site provides practical conveniences for residents, especially those living in campers or smaller mobile homes.

  • Individual Home Space: Unlike apartment living, residents typically have their own individual home and a small surrounding lot, offering more privacy and outdoor space than a multi-unit dwelling.

Prospective residents should take into account that aspects like the condition of infrastructure (e.g., roads, electrical systems) and general park appearance have been noted as areas for improvement in recent feedback.

If there was a way to give Zero stars I would. This place is Mismanaged badly. One person will tell you one price then another won’t honor it, they will blatantly lie to fit their objective. They will NOT pro rate your rent so don’t move in the middle of the month. You will be responsible AFTER the fact and threatened with eviction if you don’t pay previous tenants rent. Prices are Extremely High considering how run down the park is. The rent is $539 plus you pay water, sewer and trash which they will bill you how they want, a lot of times double and management refuses to do anything about it. Most of the trees are dead. The electrical system is outdated and lines are literally draping on the trailers. Majority of the trailers are run down and abandoned. I don’t know how they can ask such high rent when there’s nicer parks within the vicinity charging a lot less for a lot more!!! Look around, do your research, I wish I would’ve.

The Facebook page is not a true representation of the actual place. The very few trees on the property r practically dead or dying. The prices r very high 4 the lack of services. The only positive is that if u live in a camper the cost is ok. There is a shower & laundry room. Even the grass is dying. Basically, it's a mowed field w camper hook-ups. U will be charged extra 4 ppl 2 stay in YOUR OWN camper! (Just a side note- I was attacked by red ants) The company across the street regularly throws broken glass in & around the dumpster.
