Well what I can say is that they have finally begin to clean up and put some money into this place. It is a great centrally located place. But as far as the park manager, He said that I should drive through and pick out a lot. After paying for the mouth, he said that I would be in other place... Not lavel or any grass. But OK . but when he said that I wasn't smart enough to level up and hung up on me. I went to work making a good walk way. and planted some flowers. I have taken my rv all over the country and have been out for country. Renter's are nice enough. But if I could have been out of town more I would have checked out the other place on the Osage River. Clean and nice.

Management has gotten better, there is a new company that is running the show. Not as many dogs running off leash make their messes in your yard for you to clean up. Have gotten rid of lots of ref raf. And people that don't like to keep their yard cleans. Still some work needs done but new park manager is trying to clean up after the other drunk park management so give it a little time

A little fixer upper trailer park, mostly quiet. Manager is a drunk that acts like he is a king, and doesn't complete work as promised. We have been waiting on paperwork to be fixed for about six months, that gives us information on rent and raises and community information. Also he picks and choose who to help by who he likes.

HORRIBLE MANAGEMENT/OWNERSHIP. My friend has missed out on multiple housing opportunities because the owner/landlord at this property has been nasty and rude to the lease officers calling to obtain rental verification. THEY ARE ALSO RUDE AND RACIST. DO NOT RENT FROM THIS PEOPLE!

I used to live there several years ago.Loved it.Great location.Right off Hwy 50.Wal Mart about a mile away on same roads and about a mile and a half from east Gerbes.Very quiet.
