Boulders MHP About

For many residents across Indiana, finding an affordable and accessible place to call home is a key priority. Mobile home parks, also known as manufactured home communities, offer a distinct housing option that can provide homeownership at a potentially lower entry point than traditional stick-built homes. Boulders MHP in Logansport, Indiana, is one such community that serves the housing needs of local residents. While manufactured home living can be a practical choice for many, it's essential for prospective residents to understand all aspects of a community before making a decision. This overview aims to provide factual information about Boulders MHP to help Hoosiers learn more about this particular mobile home park.

Manufactured home communities typically operate on a model where residents own their homes but lease the land beneath them. This arrangement can offer flexibility and a sense of belonging within a community. However, like any housing option, it comes with specific considerations. Public feedback on Boulders MHP suggests that while it serves as a housing solution, potential residents should be aware of factors such as traffic access and the relationship between lot rent and provided services. This article will outline the factual details about Boulders MHP to help Indiana users make informed decisions as they explore their housing options in the Logansport area.

Location and Accessibility

Boulders MHP is situated at 670 S Boulder Dr, Logansport, IN 46947, USA. Logansport is a city located in Cass County, Indiana, known for its rich history and position along the Wabash River. The park's address on South Boulder Drive places it within the local Logansport community.

Regarding accessibility, one review highlights a significant point: "Only one way in and out and constantly gets blocked by a train that stops and doesn’t move for more than 20 minutes at a time." This is an important detail for potential residents to consider, especially those who commute for work, school, or need consistent access for emergencies. While Logansport itself is served by state highways like US 24, US 35, and US 29, which connect it to larger Indiana cities such as Indianapolis (roughly 1.5 to 2 hours south) and Lafayette (approximately 45 minutes to an hour southwest), the internal access to and from Boulders MHP appears to be a specific point of concern due to potential train delays. For daily errands, local amenities, schools, and services within Logansport are generally accessible, but residents should factor in the potential for railway blockages when planning their daily routes. Understanding this specific accessibility challenge is crucial for anyone considering Boulders MHP as their home.

Services Offered

Mobile home parks typically provide a set of services related to the land lease and common area maintenance. While reviews for Boulders MHP highlight certain resident concerns, the fundamental services associated with such communities generally include:

  • P Lot Lease: The primary service offered is the leasing of the land on which residents' manufactured homes are situated. Residents own their homes and pay a regular lot rent for the use of the space. Reviews indicate that residents pay a "lot rent" in addition to a "house payment."
  • P Infrastructure Provision: The park provides the necessary infrastructure for homes to connect to utilities. While residents typically pay for their individual utility consumption (such as water, sewer, electricity, natural gas), the park usually maintains the underlying utility lines and connections up to the individual lot.
  • P Management Oversight: A park management team is typically responsible for overseeing the community, enforcing park rules, and handling administrative aspects related to the lot leases. Some reviews suggest resident concerns about the level of active management or services provided for the lot rent, stating the "company to do nothing for you or the land they own."
  • P Common Area Maintenance: Generally, mobile home parks are responsible for maintaining common areas within the park, such as internal roads and shared green spaces. However, reviews indicate residents have concerns about the upkeep ("Has severely went down hill").
  • P Community Rules and Regulations: Like most manufactured home communities, Boulders MHP would have a set of rules and regulations designed to maintain a consistent standard of living within the park. Enforcement and perceived fairness of these rules can be a point of resident feedback.

These are significant financial features that prospective residents should thoroughly investigate and understand before considering residency.

Lived here growing up. Has severely went down hill. Only one way in and out and constantly gets blocked by a train that stops and doesn’t move for more than 20 minutes at a time. Lot rent is ridiculous and on top that you pay a house payment all for the company to do nothing for you or the land they own. They keep adding more and more homes way too close together and way too over priced.

Nice until you fall on hard times. Then they evict you and take the trailer you already paid for. They try to hide behind the Bible but they are nothing but a bunch of thieves
