Management highlights professional staff, landscaped grounds, and contemporary amenities. However, it is also important to note that recent resident reviews paint a contrasting picture, raising concerns about maintenance, management responsiveness, and community upkeep, including issues like potholes, abandoned trailers, and property rules. Understanding these varying perspectives is essential for any Illinois local considering Sterling Estates, as it indicates a need for thorough personal investigation before making a commitment.

This place doesn’t even deserve 1 star. They do not take care of anything here. They will harass and threaten you with court for the simplest things. If your lawn isn’t green, they’ll try to come after you but they have huge potholes all throughout the park. On one of the streets, the sewer is literally caving in, a couple trailers are abandoned or burned down and they haven’t done anything about them in almost a year. They refuse to do any upkeep on the park but they’ve redone their office parking lot 3 times since I moved in a few years ago. They also make you sign contracts promising not to sue them or you get kicked off the rent portal and aren’t allowed to pay your rent. If your decorations are up for more than 24hrs after a holiday, they’ll try will threaten to take you to court for it. Cops are constantly in here because no one knows how to behave. You can’t have company, they only have a small handful of little guest spots and if you’re parked on the grass or street… they WILL tow you. Love yourself and your family enough to not live life here.

We lived there from 71-81. BACK THEN, the place was beautiful, streets were maintained and plowed, street lights were all in working order. I’ve been through there a handful of times and each time it was getting worse and worse. We most certainly didn’t have rodents of any kind back then either. Yes, as kids we cut through yards, but the neighbors didn’t really mind, but then again, we were respectful of their property and made no noise with the exception of giggling on the way home from the school bus. These people who own and are running it are full of shit saying there’s no plumbing problems though, the sewer system is and always has been a problem that goes back as far back or longer than when we moved in back in 71. They aren’t ever going to fix that because it needs to be completely replaced at this point and that would cost millions and probably have to pull the homes off their pads. We didn’t have the crime that’s rampant there now because the owner would give you a warning and literally tell you, do it again and you’ll find your house out on frontage road, and he wasn’t kidding. We didn’t see that very often. Now it seems they are just concerned with the rent check and not the type of people they allow in, otherwise they would kick out the troublemakers, which everyone knows who they are. I would never recommend this place to anyone except maybe my worst enemy. I really feel for the people here in these reviews. If you can get out, I think you really should. Best of luck!

We moved here because it was suppose to be a gated secure community but we don't have a gate anymore and when we did it was never closed we don't have security until night fall.. Our yard space was larger until they replaced a home behind us and now we have very little space. The lot rent increases but the benefits of living here become less and less.

Lived here half a year, in my opinion, not that bad, so far. Kind of annoying when kids cut through the yard, but it's a short cut and they're not loitering. But, I absolutely REFUSE to put up a fence and not enclose it because I have a dog and don't want her in the yard open to anyone and anything. While on a walk, a resident had their dogs in their non enclosed yard, off leash/lead and their one young dog got out and attacked my dog. That is an absolutely absurdly outrageous stupid rule that I will happily not acknowledge because of my and my dogs safety. Fine me. I will sue. Edit: Love when neighbors throw trash out their windows, letting it end up on my property. Embarrassing and disappointing and disgusting.

This is the worst place to live! They bother the residents who pay their rent and mortgage on time with rule reminders that don’t pertain to the tenant just so they can fine them! They lied when I bought my house and told me my appliances were new and they were not! I had to fix my furnace/ air conditioner and replace my fridge all within the first year. My cats got fleas because they put cheap carpeting on top of rotted sub floors from past tenants that were filthy. They put cheap vinyl stick on flooring that started to come up in months. Save yourself the headache and heartache and buy anywhere else but here! Needing to move back to Illinois I made the mistake of being rushed and completely regret it!
