This address places it within Blacksburg, a dynamic town in Montgomery County, Virginia, known for being home to Virginia Tech and its lively atmosphere. Being in Blacksburg means residents have ready access to the town's educational, cultural, and recreational offerings. Services Offered

Adams Marke Mobile Home Park, like other manufactured home communities, primarily offers services related to the provision and maintenance of the land plots where residents place their homes. While specific detailed lists of services are not always publicly exhaustive, based on general industry standards and the nature of mobile home parks, we can infer several key offerings.

  • Lot Rental: The core service of a mobile home park is the rental of individual lots where residents place their manufactured homes. This typically includes the land itself and access to community infrastructure.

  • Utility Connections: The park provides the necessary hookups for utilities at each lot. This generally includes water, sewer, and electrical connections. Residents are typically responsible for setting up accounts with utility providers and paying for their consumption.

  • Road Maintenance: The park management is usually responsible for the maintenance of internal roads within the community, ensuring safe and accessible routes for residents and visitors.

  • Common Area Maintenance: Upkeep of common areas, such as shared green spaces, entryways, and any community amenities (if present), is typically managed by the park.

  • Community Management: A management team or individual is usually on-site or readily available to address resident concerns, enforce park rules, and handle administrative duties related to lot rentals.

It is important for prospective residents to clarify exactly which utilities are provided by the park and which are the responsibility of the homeowner, as well as the scope of maintenance services. While reviews mention some areas needing attention regarding property upkeep and mailboxes, the fundamental services of lot provision and utility access are integral to mobile home park operations.

Features / Highlights

Adams Marke Mobile Home Park, while presenting some areas for improvement as highlighted by resident feedback, also possesses inherent features and highlights that can make it suitable for certain Virginians.

  • Established Community: The park is an established mobile home community, indicating a long-standing presence in Blacksburg. This often means a settled environment with existing social dynamics and a sense of neighborhood.

  • Affordable Housing Option: Mobile home parks generally represent a more affordable housing solution compared to traditional stick-built homes, particularly in a desirable area like Blacksburg. This can be a significant highlight for individuals or families seeking cost-effective homeownership.

  • Targeted Demographics: As one review notes, there are areas "on the road where it's mainly retired people." This suggests that specific sections of the park cater to and foster a quiet, senior-friendly environment, which can be a major highlight for retirees seeking a peaceful community.

  • Individual Lot Ownership (Leasehold): Residents typically own their manufactured home but lease the land it sits on. This model allows for homeownership without the full financial burden of purchasing land, making it a more accessible entry point into property ownership for many.

  • Community Setting: Living in a mobile home park often provides a stronger sense of community compared to traditional neighborhoods, with neighbors often interacting more frequently. This can be a highlight for those who value social connection.

  • Proximity to Blacksburg Amenities: Despite being a mobile home park, its location on Merrimac Road ensures residents are close to Blacksburg's amenities, including shops, restaurants, healthcare, and educational institutions like Virginia Tech. This convenience is a significant highlight.

While some specific maintenance issues have been noted, the fundamental structure of an established, community-oriented, and relatively affordable housing option in a desirable town remains a key highlight for Adams Marke.

Promotions or Special Offers

Mobile home parks typically operate on a different model than campgrounds, focusing on long-term lot rentals rather than nightly or weekly stays. Therefore, traditional "promotions or special offers" in the transient sense are less common. Instead, the "offers" are usually related to the terms of the lease agreement or incentives for new residents.

Based on the nature of mobile home parks and given the feedback about home conditions upon purchase, prospective residents would need to directly inquire about:

  • Lot Rental Rates: The primary "offer" will be the monthly or annual rental rate for a specific lot. These rates can vary based on location within the park, size of the lot, and included utilities.

  • Lease Terms: Information on lease duration (e.g., month-to-month, annual), renewal policies, and any clauses regarding rent increases.

  • Home Purchase Options: If the park facilitates the sale of homes within the community, they may have specific "offers" on homes available for purchase, although the review suggests caution regarding pre-owned homes.

  • Incentives for New Residents: Occasionally, parks might offer an incentive for new residents, such as a waiver of the first month's lot rent, a utility credit, or assistance with moving costs, though this is not commonly advertised publicly.

  • Inclusion of Utilities: Clarify exactly which utilities (water, sewer, trash, etc.) are included in the lot rent versus those that are the resident's responsibility. This forms part of the overall "value proposition."

For Virginians considering Adams Marke, the best course of action is to contact the park management directly. This will allow you to get precise information on current lot availability, rental rates, lease terms, and to ask specific questions about home sales or any introductory offers that might be available for new residents.

The owners don't take much pride in selling a mobile home with all the bathrooms working so if you buy it be ready to replace just about everything and well it's got some bad areas with the trashy and Lord knows what kinda stuff there on. But all in all it's ok on the road where it's mainly retired people.

Not bad, nice neighborhood on the side I'm on. But if you get a place through them, get a PO box. Mailboxes are not maintained. Posy office says that if they fail to maintain the boxes they will return to sender any mail. They've been asked multiple times, more than a year for them to be fixed and it's still not been done.
