American Way Mobile Home Community About
For North Carolinians considering manufactured home living, finding a community that truly meets their needs for comfort, safety, and reliable management is paramount. American Way Mobile Home Community, located in Hubert, NC, is one such option. However, recent detailed accounts from residents highlight significant challenges and concerns that prospective residents should be aware of before making a decision. This article aims to provide a factual and comprehensive overview, drawing directly from recent customer experiences, to help local users understand what living at American Way Mobile Home Community might entail.
This content is specifically written for individuals in North Carolina, from their perspective as local users seeking information about mobile home park living. While the idea of a mobile home community often conjures images of affordable and close-knit neighborhoods, the recent reviews for American Way Mobile Home Community paint a more complex picture. Issues ranging from problematic home purchases and delayed maintenance to billing errors and concerns about management's responsiveness have been brought to light. It's crucial for anyone considering this community to be fully informed about these potential pitfalls.
We will delve into the community's location and accessibility, discuss the services typically expected in a mobile home park versus what residents have experienced, review the highlighted features (both positive and negative from the reviews), and provide crucial contact information. Our goal is to offer a transparent and factual account, allowing you to make an educated decision about whether American Way Mobile Home Community aligns with your expectations for a long-term home in Hubert, NC.
American Way Mobile Home Community is located at 127 Hubert Blvd #49, Hubert, NC 28539, USA. Hubert is a community situated in Onslow County, a rapidly growing area in coastal North Carolina, known for its close proximity to significant military installations, particularly Marine Corps Base Camp Lejeune. The park's position on Hubert Boulevard offers a primary route for local traffic, providing a degree of accessibility to the surrounding area.
The community's location can be seen as advantageous for certain demographics, especially military personnel and their families, due to its relatively short commute to Camp Lejeune. This makes Hubert a popular residential choice for those connected to the base. Additionally, being in Onslow County, residents have access to the broader Crystal Coast region, which offers natural beauty and recreational opportunities. This includes towns like Swansboro, Emerald Isle, and Jacksonville, which provide various amenities.
However, based on the provided reviews, while the address offers a central location in Hubert, the internal accessibility and comfort within the park itself raise concerns. Mentions of a "driveway sucks with stones and dust coming into the home and cars" indicate potential issues with internal road maintenance, which could impact daily convenience and vehicle upkeep. While external access to Hubert and beyond appears straightforward via Hubert Blvd, the quality of internal infrastructure is a significant factor for residents' daily experience and accessibility within the community.
Mobile home communities are expected to provide a set of fundamental services to ensure a comfortable and functioning living environment for their residents. These typically include well-maintained lots with utility hookups and responsive management. However, based on the provided reviews for American Way Mobile Home Community, several critical service areas appear to have fallen short of resident expectations:
- Lot Rental and Utility Hookups: While lots are provided for homes, a significant issue mentioned is that "Water meter was wrong and I was paying another lots bill yet to be reimbursed." This points to serious billing inaccuracies that directly impact residents' financial well-being. Furthermore, a "garden hose has bad water pressure" suggests potential issues with water infrastructure. The statement that "they failed to replace the existing sewer and water piping before putting new mobile homes over top of them" indicates a concerning foundational issue with critical utility services.
- Maintenance and Repairs: This is a major area of concern. Reviewers state that "it takes forever to get a work order done." Specific examples include a stove not being replaced when it should have been, "water came in from roof vent," and "water seeps into home at the from door and rear door." Most critically, there are "numerous complaints about sewer water being backed up inside the mobile homes." This indicates a severe failure in providing prompt and effective maintenance for residents' homes and essential systems.
- Community Management and Responsiveness: The most recent review details a lack of response from management regarding a security deposit refund, stating the manager "has yet to return my call or text message." Another complaint highlights that under Park Haven Communities' new ownership, requests for lease extensions were denied despite prior assurances, and signed contracts were allegedly deleted without explanation. The feeling that "they are quick to fine me" but slow to address resident issues suggests a disconnect in management's priorities and a lack of empathy, despite one reviewer being a disabled veteran and local volunteer.
- Financial Transparency and Fairness: Beyond the water meter issue, the complaint of being "fined 50 dollars for parking on the grass" while others are seemingly not addressed for similar infractions, coupled with the security deposit not being credited, points to a lack of fairness and transparency in financial dealings and rule enforcement.
The features and highlights of American Way Mobile Home Community, as gleaned from recent customer reviews, present a challenging picture. While some aspects might be considered inherent to mobile home park living, the feedback predominantly focuses on issues that detract from a positive experience rather than enhancing it.
- Proximity to Camp Lejeune: This is arguably the most significant practical feature. For military personnel and their families, the park's location in Hubert provides a relatively close residential option to Marine Corps Base Camp Lejeune, which is a major draw for the area's housing market.
- Affordability (Initial Intent): Mobile home parks generally aim to offer a more affordable path to homeownership or rental compared to traditional housing. However, the reviews suggest that initial cost savings may be offset by ongoing issues and expenses related to poor maintenance and potential utility billing errors.
- Previous Management's Promises (now rescinded): A highlight mentioned in one review was that previous management (Ramsey) and initially, Park Haven Communities, allowed RVs/campers and even indicated plans for a dedicated RV park, promising not to make existing residents move. This was a significant draw for some residents, though this promise has since been rescinded for RVs/campers, causing distress.
- Lack of Proper Infrastructure Investment: A major concern highlighted is the alleged failure to "replace the existing sewer and water piping before putting new mobile homes over top of them." This suggests a systemic issue that could lead to ongoing problems, as evidenced by "numerous complaints about sewer water being backed up inside the mobile homes."
- Unresponsive Maintenance and Management: A recurring negative highlight is the significant delay or refusal to address work orders and maintenance requests (e.g., stove replacement, roof/door leaks). The lack of communication from management regarding a security deposit refund further compounds this issue, painting a picture of poor customer service and resident neglect.
- Subpar Internal Roads: The "driveway sucks with stones and dust coming into the home and cars" indicates that internal park roads are not well-maintained, impacting residents' daily lives and vehicles.
- Small Lots and Fire Danger Concerns: One resident's observation that "the mobile homes lots are way to small and and trailers are so close together that it could cause an extreme fire danger" raises serious safety concerns about the community's layout and design under current management.
Based on the provided customer reviews for American Way Mobile Home Community, information about specific promotions or special offers is entirely absent, and the overall tenor of the feedback suggests that such incentives, if they existed, would be overshadowed by the significant operational and management issues described. The reviews focus on problems with the basic living experience rather than on any perceived value-adds or financial deals.
In fact, the reviews point to situations that are the antithesis of positive promotions:
- Billing Errors: A resident reported paying another lot's water bill and not being reimbursed, which is a financial detriment, not a promotion.
- Unreimbursed Deposits: A former resident had not received their security deposit back after 22 days, indicating a failure to fulfill a basic financial obligation, rather than offering a benefit.
- Unexpected Lease Changes: Promises made to RV/camper residents by new ownership (Park Haven Communities) were rescinded, and a requested lease extension was denied, leading to forced moves. This is directly contrary to offering stability or incentive.
- Fining Practices: A resident was fined for parking on the grass while other similar infractions seemingly went unaddressed, suggesting punitive actions rather than promotional benefits.
Given these serious concerns, it is highly unlikely that any promotional offers, if advertised, would sufficiently offset the described living conditions and management challenges. Prospective residents should prioritize investigating the reliability of services and the responsiveness of management over any potential financial incentives. If you are considering this community, it is paramount to conduct thorough due diligence and seek direct, verified information about current conditions and policies.

Mobile Phone: +1 718-447-8100
Given the serious and detailed negative feedback from residents, particularly concerning unresponsive management and unresolved issues, it is critically important to approach any contact with the park with a clear understanding of these reported challenges. When reaching out via phone, prospective residents are strongly advised to:
- Document Everything: Keep a detailed log of all calls, including dates, times, names of individuals spoken to, and summaries of conversations. If any promises or agreements are made, request them in writing.
- Ask Specific Questions: Inquire directly about the issues raised in the reviews, such as maintenance response times, sewer/water infrastructure updates, billing accuracy, security deposit refund policies, and policies regarding RVs/campers if applicable.
- Request to View Available Lots/Homes: If considering a move, insist on seeing the exact lot and/or home you would occupy, and thoroughly inspect it for any signs of the problems mentioned in reviews (e.g., water damage, poor pressure, driveway conditions).
- Verify Information Independently: If possible, try to speak with current residents (respectfully) to corroborate information about the living experience before committing.
While a phone number is provided, the reviews indicate that calls may not be returned, suggesting that follow-up and persistent communication might be necessary if you choose to proceed with an inquiry.
In conclusion, based on the recent and detailed accounts from actual residents, American Way Mobile Home Community in Hubert, NC, appears to present significant challenges for North Carolina locals seeking a stable and comfortable living environment. While its location near Camp Lejeune and coastal attractions might seem appealing on paper, the practical experience described by residents reveals systemic issues that make it a problematic choice for long-term residency.
The pervasive complaints regarding unresolved maintenance issues (including severe problems like sewage backup and water leaks), billing inaccuracies, alleged management unresponsiveness, and concerns about infrastructure and safety (like cramped lots contributing to fire danger) paint a picture of a community that may not be well-managed or adequately maintained by its current owners, Park Haven Communities. The frustration expressed by a disabled veteran and local volunteer, who felt disregarded despite their contributions, further underscores a troubling lack of empathy and professionalism.
For North Carolinians prioritizing a reliable, safe, and well-managed home, where basic services are consistently provided and residents are treated with respect, American Way Mobile Home Community, as described by these reviews, is demonstrably not suitable. Prospective residents are strongly advised to exercise extreme caution, conduct extensive personal due diligence, and consider the detailed experiences of current and former residents as a critical factor in their decision-making process for housing in the Hubert area.
Customer Reviews
Not a great experience, purchase was rough with 21st Mortgage. Moved in two months after 1st payment. Water meter was wrong and I was paying another lots bill yet to be reimbursed. They had multiple failed inspections. I had sewer problems where water backed up into the house. My garden hose has bad water pressure. During a rain storm water came in from roof vent. Water seeps into home at the from door and rear door. Deck on steps at entrance was to highly they refused to fix. I need to add gutters and storm door to fix one problem. Every day is an experience. Driveway sucks with stones and dust coming into the home and cars.
(4/22/2025. I have been off my lot rent lease for 22 days. At this time park haven properties has yet to credit back my deposit. I have reached out to the manager of American Way and she has yet to return my call or text message. ) ( UPDATE to this time not one person from Park Heavan Communities have tried to reach out to me or even ask me what can they do to fix this relationship. So again this in not a community you want to be part of.) I would not be doing this but the owners of Park Heaven Community, especially Eric, from Staten island NY gave me no choice. I moved in the park when it was owned by Ramsey. I moved my class A motor home to lot 30. When Park Haven Communities took over they told all of the residents who lived in campers or RVs that they would not make us move and they were planning to make a RV park to move everything to. They even allowed me to bring my mother's camper in. I knew my lease was ending and I needed to ask for a 6 month extension to allow me to finish working on my property. Fast forward to today 3/4/25 I was told Eric would not grant us any extension at all. This was after they send us a month to month lease contract. I filled it out and called the park manager. She told me that Eric would not approve an extention and they deleted the signed contracts my Mother and I signed. I have been a on-time paying customer for the last 3 years, I have been on that property. I am a member of the local Volunteer Fire Department, a prior Marine 100% disabled Veteran, and a wild land firefighter but to them I am just a lot for 2 mobile homes. I believe this is all because I decided not to purchase a mobile home from them. I decided because I kept getting the run around from their office so I gave up. Another reason is the mobile homes lots are way to small and and trailers are so close together that it could cause an extreme fire danger. They also failed to replace the existing sewer and water piping before putting new mobile homes over top of them. They have had numerous complaints about sewer water being backed up inside the mobile homes. Another complaint is they are not fixing the older residents mobile homes that are being rented. They have been putting in maintenance requests and nothing has been done. Some of these residents have been on that land for 20 years. All I can say is if you’re looking for a family oriented mobile home park, with out paying extra fees, then American way or any other Park Heaven Communities in NC are not the one.
The new owners who have taken over don't care about the residents all they care about is Money. They have moved in a lot of new trailers and what use to be 1 lot they have squeezed two trailers on it to make it now two lots. Some of the lots are so small that the steps on the back of the trailers are almost touching the neighbors steps which is concerning if there is ever a fire. Not only are the lots Alot smaller but the lot rent is double what it use to be and u now pay extra for things that use to be included in your rent. Some of the new tenants have brought cats with them that have been having kittens and those kittens having kittens and so forth it's gotten bad enough that they are climbing on cars leaving paw prints on all over your windshield and use you yard as their bathroom. If u love paying Alot for small lot that u can almost touch the neighbors trailer and being over run with cats then this is the place for u. Oh and I almost forgot to mention that they have ALOT of rules some of them are common sense but many are just too controlling some of them are u cannot have a barbacque grill in your yard, u can't change a tire or your oil in your yard if you get caught doing so u will be fined 100 dollars. So if u get a flat tire don't get caught putting on a spare cus it will cost u a hundred dollars u must call a tow truck and have it towed to a shop to have it done that is just 1 example of how out of touch the owners from Staten Island New York are when it comes to people who live in mobile home parks in nc need I say more.....I could go on and on about why u don't want to live here but there isn't enough space to write about it all. They will squeeze every penny out of u they can they don't care about their tenants these are rich investors from Staten Island New York who own this neighborhood their main goal is to maximize profits for their shareholders. They charge every tenant an extra 10 dollars a month the fee we have to pay to pay our rent on the website because they don't take cash. If u want any sort of privacy then this is not the place for u. They want people to buy the new trailers and then once u pay them off they can raise the lot rent to whatever they want think twice about buying a home on land u don't own, Google what is happening with people who own their trailer but not the land underneath with investor landlords like what happen to this neighborhood.
There a little slow on repairing the driveway on the lot 45. I'm a disabled person & I have old furniture in the yard but I'm having it hauled off the 1st week of June.!! Otherwise I have no complaints.! I like it here.!! 👌
They have done a lot of great improvements and continue to do so. They brought in some really nice new mobile homes. It's a great place to live!
