The concept of mobile home living has evolved, with modern manufactured homes offering a variety of designs and features, making them a viable choice for many seeking affordable and flexible housing solutions in North Carolina.

It's important for North Carolinians to be well-informed when evaluating any housing opportunity. Understanding the specifics of a mobile home park involves looking at its location, the services it provides, and the general living conditions. Our goal is to present a factual overview of Collins Estates MHP-Midway Park, based on available public information, to help you navigate your housing decisions. By exploring these communities, individuals can better assess if they align with their personal housing needs and preferences within the context of living in North Carolina.

Location and Accessibility

Collins Estates MHP-Midway Park is located at 1138 State Rd 1413, Midway Park, NC 28544, USA. Midway Park is a community situated in Onslow County, North Carolina, known for its close proximity to Camp Lejeune, one of the largest Marine Corps bases on the East Coast. This geographical context is significant, as areas around major military installations often experience a unique housing dynamic due to the needs of service members and their families.

The address places the park within a regional setting that is largely influenced by the presence of Camp Lejeune. This proximity suggests that the community may cater to or be impacted by individuals and families associated with the military. While the provided street address gives a precise location, the broader accessibility of the park would depend on local road networks and public transportation options, if any, within Midway Park and the surrounding areas of Onslow County.

Understanding the local environment is crucial for anyone considering living in or near Midway Park. The community itself likely offers basic local services, but for a wider array of amenities such as major retail, dining, and healthcare facilities, residents would typically look towards nearby larger towns or cities within Onslow County, such as Jacksonville. The nature of State Road 1413 as a connector road would determine the ease of ingress and egress from the park, impacting daily commutes and access to external services.

It's important for potential residents, especially those unfamiliar with the area, to research the specific access routes and local infrastructure surrounding 1138 State Rd 1413. This includes evaluating traffic patterns, proximity to essential services like grocery stores, schools, and medical facilities, and the general character of the neighborhood. The location's primary advantage appears to be its direct connection to the Midway Park area, which is intrinsically linked to the larger military community, shaping its accessibility and local context.

Services Offered

Based on the provided customer reviews, information regarding the specific services offered by Collins Estates MHP-Midway Park is limited and does not highlight typical mobile home park amenities. The reviews, unfortunately, paint a concerning picture regarding the state of the property's maintenance and environment. Therefore, it is challenging to list standard "services offered" in a positive or even neutral light based solely on the provided data. However, we can infer some basic aspects of what a mobile home park inherently provides, alongside the issues mentioned by residents:

  • Land Lease/Lot Rental: As a mobile home park, Collins Estates MHP would fundamentally offer lots for manufactured homes, where residents typically own their home but lease the land it sits on. This is a core service of any mobile home community.
  • Basic Infrastructure (Implied, with issues): The park would provide essential hookups for manufactured homes, such as water, sewer, and electricity. However, reviews indicate significant issues with the physical infrastructure, with one reviewer stating, "there isn't even technically a road, its just gravel filled with holes." This suggests a lack of proper road maintenance, which is a fundamental service for residential access.
  • Waste Management (Implied, with issues): While trash collection is a standard service, a review mentions "Trash comes over my fence along with other stuff," indicating potential problems with waste management practices or enforcement of rules regarding litter and property cleanliness.
  • Community Oversight (Implied, with concerns): One review mentions a "community watch" person, but the description of this individual and their residence ("ALUMINUM FOIL COVERING EVERY WINDOW!!??") raises questions about the nature and effectiveness of any community oversight or management presence within the park.
  • Maintenance of Common Areas (Implied, with issues): One review directly complains about "grass not being cut properly," indicating a lack of consistent landscaping and maintenance of common areas within the park.

It is important to note that the direct observations from residents suggest a significant deficiency in the provision and quality of standard services that one would expect from a well-managed mobile home park. The reviews primarily focus on neglected maintenance and environmental concerns rather than highlighting any positive service offerings.

Features / Highlights

Based on the provided customer reviews, identifying positive "features" or "highlights" of Collins Estates MHP-Midway Park is challenging, as the feedback predominantly details significant concerns rather than appealing attributes. The reviews paint a picture of a neglected and potentially unsafe living environment. However, we can analyze the provided information to understand what might be implicitly present or what customers experienced:

  • Affordable Housing Option (Implied Need): The context of a mobile home park often implies that it serves as a more affordable housing solution compared to traditional stick-built homes. The reviewer visiting a "friend who is down on his luck currently" suggests that the park may be a place of last resort or a very low-cost option.
  • Location (Proximity to Property/Base): One review states the park "Is at the back of my property," indicating its residential adjacency. Another review indicates its location as being "by the base," likely referring to Camp Lejeune, which could be considered a functional highlight for military personnel seeking nearby housing, regardless of the park's condition.
  • Absence of Fence Jumpers (Past Issue Resolved): One resident notes, "At least people don't jump my fence anymore," which, while indicating past issues, could be seen as a resolved problem or a current state of improved security from external intrusions.
  • Quiet and Low-Key (Potentially): While not directly stated, the term "low-key" could, in some contexts, imply a lack of high activity or noise, although the overall description leans towards neglect rather than peacefulness.

Conversely, the reviews strongly highlight negative features that serve as warnings for potential residents:

  • Poor Maintenance: Described as looking "worse than a warzone," with "Every other trailer is literally abandoned," and "grass not being cut properly."
  • Substandard Infrastructure: "There isn't even technically a road, its just gravel filled with holes."
  • Litter and Debris: "Trash comes over my fence along with other stuff."
  • Questionable Community Watch: A "man who literally walks up and down the road all day called 'community watch'" whose residence has "ALUMINUM FOIL COVERING EVERY WINDOW!!??" raises serious concerns about safety and sanity within the community.
  • Safety Concerns: The general description of the environment ("disheartening") and the "community watch" figure suggest potential safety and well-being issues for residents.

It is crucial to state that based on the provided customer feedback, the "features" of Collins Estates MHP-Midway Park are overwhelmingly negative, suggesting that any decision to consider this location should involve a thorough in-person visit to assess the current conditions.

Promotions or Special Offers

Based on the provided customer reviews, there is no information available regarding any promotions or special offers at Collins Estates MHP-Midway Park. Mobile home parks, particularly those in areas where there might be a high demand for affordable housing, do not always publicly advertise special offers in the same way retail businesses or even some apartment complexes might. Their pricing is typically based on lot rental rates and potentially the cost of purchasing or renting a manufactured home on-site.

In situations where a property's current condition is described in challenging terms by residents, promotions are less likely to be the primary focus for attracting tenants. Instead, the pricing structure itself might reflect the current state of the park and its amenities. Potential residents often inquire directly about current rental rates, lease terms, and any associated fees.

For individuals interested in Collins Estates MHP-Midway Park, the best approach for understanding pricing and any potential offers would be to contact the park management directly using the provided contact information. They would be able to provide the most accurate and up-to-date details on lot availability, rental costs, and any specific terms that apply. However, it is essential to combine this inquiry with a thorough on-site visit to fully assess the living conditions before making any commitments.

Conclusion: Why this place is suitable for locals

When considering Collins Estates MHP-Midway Park for housing in North Carolina, it is crucial for locals to approach this option with a comprehensive understanding of its current reported conditions. Based on the provided customer reviews, the park presents a challenging living environment, which makes it difficult to promote its suitability without directly addressing these concerns. However, in the broader context of North Carolina's housing landscape, and specifically for locals, we can consider the potential suitability from a factual, albeit cautious, perspective.

The primary reason a mobile home park like Collins Estates might be considered by locals is often the promise of affordability. Manufactured home communities can sometimes offer lower entry costs into homeownership or more economical rental rates compared to traditional housing. For individuals or families in North Carolina facing economic hardship or seeking the absolute lowest-cost housing solutions, such parks may represent one of the few available options within their budget. The close proximity to Camp Lejeune might also make it suitable for military personnel or their families seeking housing very near the base, provided their priorities align with the park's current state.

However, the detailed customer reviews indicate significant concerns regarding the living conditions, including very poor maintenance ("worse than a warzone," "gravel filled with holes" for roads, "grass not being cut properly"), litter problems, and what appears to be a dysfunctional or unsettling "community watch" presence. These issues severely impact the quality of life and safety within the park, which are critical factors for any North Carolina resident seeking a stable and healthy living environment.

Therefore, while the park might offer a low-cost housing entry point, its suitability for North Carolina locals would depend entirely on an individual's specific circumstances, priorities, and tolerance for substandard living conditions. For many, the reported lack of basic upkeep and environmental concerns would outweigh any potential cost savings. It is imperative that any local considering Collins Estates MHP-Midway Park conducts a thorough in-person visit, assesses the conditions firsthand, speaks with current residents if possible, and directly engages with management about their plans for addressing the reported issues. This due diligence is essential to determine if this particular mobile home park can truly meet their housing needs and provide a safe and acceptable living space within our North Carolina communities.

I don't live here, but I visit a friend who is down on his luck currently. Its actually amazing you guys have the audacity to complain about grass not being cut properly, or the amount of tenants at a place, when the place looks worse than a warzone! Every other trailer is literally abandoned, there isn't even technically a road, its just gravel filled with holes.(and don't go to the far back) and there's a man who literally walks up and down the road all day called "community watch". He lives right at the start of the road and has ALUMINUM FOIL COVERING EVERY WINDOW!!?? If you need a a place to live at least drive through the place first, its honestly disheartening.

Crappy streets, no amenities, unless you count the potholes that are big enough to bathe a small child in. ( The owners might want to pave the roads, afterwards, I will change my review)
