Asbury Pointe Mobile Home Park About
Asbury Pointe Mobile Home Park, located in Warsaw, KY, represents a significant housing option for individuals and families seeking affordable and community-oriented living in the Kentucky region. Mobile home parks, like Asbury Pointe, offer a unique residential model where residents typically own their manufactured homes but lease the land on which their home sits. This arrangement can provide a more accessible pathway to homeownership compared to traditional stick-built homes, often at a lower entry cost.
These communities aim to provide a stable and managed environment, often fostering a sense of neighborhood among residents. While the provided reviews indicate some challenges and concerns from current and past residents regarding management practices, rent increases, and community issues like pet control and unsupervised children, it's important for prospective residents to understand the typical offerings and the broader context of mobile home park living. Asbury Pointe is managed by SSK Communities, a notable entity in the manufactured housing sector, suggesting a structured approach to community management. For Kentuckians exploring various housing solutions, understanding what a mobile home park offers and requires is crucial, and Asbury Pointe serves as a prominent example within the state.
Asbury Pointe Mobile Home Park is conveniently situated at 401 Asbury Pointe Dr, Warsaw, KY 41095, USA. This address places it within the charming and largely rural community of Warsaw, located in Gallatin County, Kentucky. For Kentuckians, the park's location offers a blend of serene country living with reasonable accessibility to larger towns and cities.
Warsaw is strategically positioned along the Ohio River, providing scenic views and recreational opportunities for residents. The park's specific address on Asbury Pointe Drive indicates it is a dedicated residential community. A significant advantage highlighted in public information is its direct adjacency to Gallatin County High School, making it a very convenient location for families with school-aged children who might even be able to walk to school on nice days. Gallatin County Elementary and Middle Schools are also nearby.
In terms of regional accessibility, Warsaw is well-connected. It's approximately a 30-minute drive to Florence, a larger commercial hub in Northern Kentucky, providing access to extensive shopping, dining, and employment opportunities. Major cities like Cincinnati, Ohio, and Louisville, Kentucky, are within a manageable driving distance, typically an hour to an hour and a half away via Interstate 71. This connectivity allows residents to enjoy the peaceful atmosphere of Warsaw while still having access to urban amenities and job markets. The location offers residents the tranquility of a smaller town with the practicality of being within reach of larger metropolitan areas.
As a mobile home park, Asbury Pointe offers specific services geared towards residents who own their manufactured homes and lease the land. While the provided reviews highlight some areas of concern, it's important to delineate the typical services that are generally provided in such communities, which form the basis of the lot rent. Based on general mobile home park operations and available information for Asbury Pointe as an SSK Communities property, the following services are typically included or made available:
- Lot Rental: The primary service provided is the leasing of individual land plots (lots) where residents place their manufactured homes. This lot rent typically includes access to community infrastructure.
- Utilities (Access/Connections): While residents are usually responsible for their individual utility bills, the park provides the necessary infrastructure for connections to essential utilities such as water, sewer, and electricity. In some cases, certain utilities (like water or sewer) might be included in the lot rent or billed back.
- Mandatory Internet Service (as per reviews): Customer reviews indicate that residents are "Forced to pay for internet that you don’t need." This suggests that internet service is a bundled offering or a mandatory amenity fee, which is a service provided, albeit one some residents express dissatisfaction with its necessity.
- Community Management: Asbury Pointe is managed by SSK Communities, implying a structured management team responsible for overseeing the park's operations, rules enforcement, and maintenance of common areas. This includes tasks such as handling lot rent, enforcing lease agreements, and addressing resident concerns.
- Common Area Maintenance: Services typically include the maintenance of roads within the park, street lighting, and any common recreational areas or shared facilities. The mention of "maintained" grounds in the context of owner effort in one review for a similar park implies a standard expectation of upkeep in such communities.
- Security Measures (General): While not explicitly detailed, mobile home parks often have some level of security, such as controlled access points or regular patrols, to ensure resident safety.
- Basic Infrastructure: This includes the upkeep of essential systems like storm drainage and ensuring proper road conditions within the park.
It is crucial for prospective residents to inquire directly about the precise details of what is included in the lot rent versus what is an additional charge, especially concerning utilities and mandatory services like internet, as this can significantly impact the overall cost of living.
Asbury Pointe Mobile Home Park, like many manufactured home communities, offers certain features and highlights that are attractive to prospective residents, even amidst some reported challenges. These features contribute to its overall value proposition as a housing option in Warsaw, KY:
- Affordable Homeownership Pathway: One of the key highlights of mobile home parks is the potential for more affordable homeownership compared to traditional housing. Residents typically own their manufactured home, which can be a more budget-friendly entry into homeownership.
- Strategic Location: Situated in Warsaw, the park offers a blend of rural tranquility and proximity to essential services and educational institutions. Its adjacency to Gallatin County High School is a significant highlight for families with school-aged children, providing easy access to education. The park is also described as being "close to shopping, employment and schools."
- Community Structure: As a managed mobile home park, it offers a structured community environment. While some reviews mention issues with rule enforcement, the existence of rules and management generally aims to create an organized living space.
- Access to Common Amenities (Historically/Potentially): Public information from the management company (You Got It Homes/SSK Communities) for Asbury Pointe mentions "two stocked fishing lakes and a playground complex" as community features. These amenities, if well-maintained and accessible, could be significant highlights for residents, offering recreational opportunities within the park.
- Managed by SSK Communities: Being part of a larger network like SSK Communities implies a professional management structure, which typically brings standardized procedures, a centralized contact point, and often, resources for property maintenance and development.
- Potential for Quiet Living (Outside of Reported Issues): In a rural setting like Warsaw, the inherent nature of a mobile home park can lend itself to quiet living, especially if community rules are effectively enforced regarding noise and behavior.
- Established Community: Having been in operation for some time, Asbury Pointe is an established community, meaning its infrastructure is in place and there's an existing resident base.
It is important for interested Kentuckians to visit the park, speak with current residents, and directly confirm the availability and condition of advertised amenities to gain a comprehensive understanding of the living experience.
Information regarding specific "promotions or special offers" for Asbury Pointe Mobile Home Park, such as reduced lot rent for a period, move-in incentives for new home purchases, or referral bonuses, is not publicly detailed in the provided information or readily available through general searches. Mobile home parks typically operate on a direct lease and sale model, where incentives might be offered by the management company (SSK Communities/You Got It Homes) on a case-by-case basis or tied to the purchase of a new manufactured home within the community.
However, prospective residents in Kentucky should consider the inherent value propositions that often serve as "offers" in mobile home park living:
- Affordable Homeownership Entry Point: The core "promotion" of a mobile home park is often the comparatively lower cost of owning a manufactured home as opposed to a traditional site-built home, making homeownership more accessible.
- Lease-to-Own Options: Some manufactured home retailers or park management companies may offer lease-to-own programs for homes, which could be seen as a financial incentive.
- New Home Purchase Incentives: If the park has new manufactured homes for sale, there might be incentives tied to purchasing a new home and placing it in Asbury Pointe, such as reduced lot rent for the first few months or credits towards closing costs.
- Community Amenities: While not a direct discount on rent, the presence of amenities like fishing lakes and a playground (as noted in some public descriptions for SSK Communities properties, including Asbury Pointe) adds value to the lot rent.
Given the nature of mobile home park operations and the feedback in the reviews, direct communication with Asbury Pointe's management or SSK Communities (or You Got It Homes, their sales arm) is the most effective way for interested Kentuckians to inquire about any current incentives, available homes for sale or rent, or specific details regarding lot rent and associated fees. This direct contact will provide the most accurate and up-to-date information.

Update- after posting true events about my ceiling collapsing they come back saying I vandalized the property. But still didn't confront the issues of kids running wild, off leash aggressive dogs, and ridiculous amount of feral cats. Keeping it classy Asbury! 🤦♂️ Caution if you're renting, the property manager will not fix anything like a hole in the roof for 3 plus months and then when you decide to put your money in escrow find a loophole to terminate your lease. Kids running around with no supervision doing all sorts of stupid things, dogs running off leash, and so many feral cats coming from one or two trailers. You got it Holmes is a money scheme, and this is who they are ran by.
Horrible place to live. Been here 4 years. Every year lot rent goes up. Now the lot rent is as much as my mortgage. Kinda ridiculous. No explanation at all. Way too many rules. Forced to pay for internet that you don’t need. Very shady place. Edit…. Never said anything about dogs or leashes. I’m guessing this is will responding to this message and not the “owner”. You force people to pay for things they don’t want or need. Like the internet. It’s either pay for the internet or abandon your home so you all can swoop in and pay next to nothing for it then charge a ridiculous amount to resell it or for rent. If people do their research about this place they will see I am not the only person who says these things about this place. DO YOUR RESEARCH if you’re considering moving here.
After being told my background would be ok to live there, we paid for an application to be called as we're leaving to tell us we've been denied bc of something on my background from years ago. It seems like they really only care about money, I have a couple friends that live here and they just keep charging more and more for lot rent.
It's a fairly secure place and watched over. It would be sure be nice tho if it was a gated facility for the price of rental n deposit there. Also the neighbors need to park in their own spots instead of hoarding their neighbors spaces. I like visiting the park.
Let me walk you through the last couple months. My girlfriend has just sold her house and needs to be out by March 12th, so she, a friend of ours, and I look into renting a unit here. In January we do the background check and get approved, and offered a deposit check to ensure that we get in by late February (which they refused), to which they said would be fine. So February comes without so much as an update. By mid February all we get is an "It's almost done". February comes and goes without any more updates, to the point it seems they're avoiding us. On March 5th, my girlfriend and our friend go to check up on the place to see the progress, and lo and behold they haven't so much as touched the place. They strung us along and pretty much lied to us for almost 2 months, leaving us only a week to find my girlfriend a place to live before she has to vacate her house. Oh, and one of the previous tenants mopped the floor of their unit with dog urine and defacated in the HVAC after getting an eviction notice, so real classy place.
