Avon Mobile Home Park is conveniently situated at 1350 N Lake Ave lot #107, Avon Park, FL 33825, USA. This address places it on North Lake Avenue in Avon Park, a charming city nestled within Highlands County in Central Florida. For Floridians, this location offers an appealing blend of tranquil residential living and practical accessibility to local amenities and natural attractions.
Being on North Lake Avenue suggests a desirable proximity to Lake Verona, one of Avon Park's picturesque freshwater lakes. This offers potential opportunities for residents to enjoy lakeside views, peaceful walks, or even recreational activities like fishing and boating (where permitted). The area surrounding the park is typically residential, contributing to the "quiet place" atmosphere noted in reviews.
Avon Park itself is known for its small-town charm, historic district, and a relaxed pace of life, which many residents find appealing. The park's location within the city ensures convenient access to essential services such as grocery stores, local dining options, pharmacies, and other retail establishments, simplifying daily errands. Furthermore, Avon Park benefits from its strategic position along U.S. Route 27, a major north-south artery in Florida. This provides excellent connectivity to larger Central Florida cities like Sebring, Lakeland, and even the greater Orlando and Tampa metropolitan areas. This accessibility allows residents to explore broader employment opportunities, entertainment venues, and specialized healthcare facilities, all while returning to the peaceful environment of their Avon Park home. For local Floridians, this translates to reduced commute times and more opportunities to enjoy the comforts of their community and the natural beauty of the region.
Mobile home parks like Avon Mobile Home Park typically provide a core set of services designed to ensure a functional and comfortable living environment for their residents. While specific details for every park can vary, these are the fundamental offerings generally found.
-
Lot Rentals: The primary service is the rental of individual plots of land, or "lots," where residents place their manufactured or mobile homes. These lot rentals are often on a monthly basis.
-
Utility Hookups: Each rented lot is generally equipped with the necessary hookups for essential utilities, including water, sewer, and electricity. While the infrastructure is provided, residents are typically responsible for setting up accounts and paying for their individual consumption of these utilities directly to the service providers, or sometimes they are sub-metered and billed by the park.
-
Trash Collection: Regular trash removal services are usually managed by the park, contributing to the overall cleanliness and hygiene of the community. Designated pickup areas or curbside collection would be part of this service.
-
Road and Common Area Maintenance: The park management is typically responsible for the upkeep of internal roads within the community, ensuring they are navigable and well-maintained. They also manage the landscaping and general cleanliness of common areas, such as entrances and any shared green spaces.
-
On-Site Management/Support: Most well-established mobile home parks employ on-site management or have readily available staff to address resident inquiries, manage park operations, enforce community rules, and provide a point of contact for any issues that may arise. This contributes to a well-ordered community.
-
Regarding the specific concern raised in one review about service animals and medical records, it is imperative for potential residents to fully understand the park's policies on service animals and emotional support animals, and to verify these policies comply with federal and state fair housing laws (such as the Fair Housing Act and Americans with Disabilities Act) before committing to residency. Direct communication with park management and, if necessary, seeking legal counsel, would be critical in such a situation to ensure rights are protected.
-
Community Rules and Regulations: To maintain a harmonious living environment for all residents, the park establishes and enforces a set of rules and regulations. These typically cover aspects like home aesthetics, parking, pet policies (separate from service animal regulations), noise levels, and other community standards.
Avon Mobile Home Park, like many similar communities, offers features that highlight its suitability for certain types of residents, particularly those seeking affordability and a specific lifestyle.
-
Quiet Living Environment: One reviewer explicitly states, "Really nice quiet place, I loved it." This suggests that the park prioritizes a peaceful atmosphere, making it ideal for individuals or families who prefer a calm residential setting away from excessive noise and traffic.
-
Affordable Homeownership: Mobile home parks generally provide a more budget-friendly pathway to homeownership compared to traditional stick-built houses in Florida. This allows residents to own their home and benefit from lower property taxes (on the home itself, separate from land ownership) while renting the lot.
-
Compact Home Designs: The review mentioning "very small homes" suggests the park may feature more compact and efficient manufactured homes. For individuals or couples who prefer a smaller footprint, less maintenance, and a cozy living space, this can be an attractive feature.
-
Community Feel: While specific community amenities (like a pool or clubhouse) are not detailed in the provided information, mobile home parks inherently foster a sense of community. Neighbors often interact more closely than in larger suburban developments, leading to a friendly atmosphere for many.
-
Convenient Local Access: As highlighted in the location section, the park's address on N Lake Ave provides easy access to local amenities within Avon Park, simplifying daily errands and reducing the need for extensive travel.
-
Regarding the critical review about service animals: While this is a serious concern that prospective residents must investigate, it is important to note that mobile home parks, like all housing providers, are subject to fair housing laws. A park's policies and adherence to these laws are critical features of its operational integrity. Any potential resident with a service animal or emotional support animal should verify the park's current policies and ensure they comply with applicable federal and state regulations.
Mobile home parks primarily focus on offering stable, long-term residential solutions, and therefore, their "promotions" differ from transient businesses. For Avon Mobile Home Park, the value proposition revolves around its pricing structure and the living experience it offers.
-
Competitive Lot Rent: The core "offer" is the monthly lot rent. While one review indicated it might be comparable to larger parks, the overall cost of mobile home living—including the potentially lower purchase price of the home itself—often makes it a more affordable housing option in Florida. Prospective residents should obtain the precise lot rent and compare it to other housing costs in the Avon Park area.
-
Value of Included Services: The lot rent typically covers the maintenance of common areas, internal roads, and trash collection. Understanding what services are included helps in assessing the overall value provided for the monthly fee.
-
Home Sales Opportunities: The park may have current mobile homes for sale within its community, either directly from management or through existing residents. Sometimes, partnerships with mobile home dealers can lead to competitive pricing on new homes. Inquire about any available homes that might suit your needs.
-
Long-Term Residency Stability: While not a discount, the option of long-term lot leases provides residents with housing stability and predictable monthly expenses, which is a significant benefit for budgeting, especially for those on fixed incomes.
To receive the most accurate and up-to-date information on lot rents, available homes for sale, and any specific policies that may impact your decision (such as pet policies or any current incentives), it is crucial to contact Avon Mobile Home Park directly.

Customer Reviews
The owner and the management refused to have service dogs and their Mobile home Park they will do everything they can to remove you off of the property even if you bought the trailer they demanded me to hand it over my medical records violates h.i.p.p.a law enforcement investigating them.
Really nice quiet place, I loved it
Great community. Everyone seems to be kind to one another, help one another, and are truly part of a community. Several of my family members have moved here and really enjoy it. Although it is a small community and its not fancy, it definitely feels like home.
Affordable living 55+ MPH. It would be better without the 20 something percentage of under 55 years old also residing in the park. It would sure be nice if they would stop hiking rental cost every year; I moved here to stay within my tight budget and was incorrectly told by someone that they could only raise by $5.00 per year. In two years it has been raised twice for a total of $35.00. Rumours are there will be another hike coming soon.
