The positives outweigh the negatives, by far. A quiet, small town feel that is largely hard working young families who are terrific Moms and Dads that raise good, respectful children. The community is a good place to live and virtually crime free. The 10pm noise curfew is never an issue. I have been living here for over a year and when I first moved here, I didn't have a lawn mower. I asked if I could rent one the neighbors were using and they simply refused to accept any money and they promptly came over and mow Ed and edged my yard and told me if I needed anything, to just ask. I was amazed by the generosity that they displayed. The late afternoons are often retired folks taking a leisure stroll down the wide concrete smooth concrete streets with a small dog on a leash and neighborhood children riding bikes or bouncing a basketball or soccer ball to and from the well shaded community park centrally located at the end of the first 2 streets. Crime is practically non existent, I can't remember ever seeing or hearing police sirens. True the issues with water quality are ongoing. I do know that the management and owners are aware of it and they are looking at improving it. The office manager is a super good woman. I have had times that I have struggled with finances due to weather or other issues and as long as I communicate with her, she is very understanding and agreeable. Yes she has a very full agenda with her position, but she has helped me out even when I have called her after her shift was over and she was at home, accessible and texted me information I needed. She has helped me many times and I appreciate that. The park is expanding and the future is bright. Understandable you will have bad reviews. I am just trying to be honest about what I have experienced here.

They never have an answer and just leave you with no communication. Fixing the water and having clean water would be one major step into becoming a better park but these mfs are cheap and won’t do it!!

The water randomly smells awful for several days & they try to tell you, that you are the only person with this problem when I know for a fact my neighbors are having the same issues. They do not force their noise rules. So there is loud music playing extremely loud all weekend throughout the night. So loud, from a whole street over, we can feel the bass shaking our place, you can hear the music & awful karaoke singing over our own TV, and the damn music keeping our baby & us up! As well every few months they raise the lot rent or the trash fee without notice. GIVING 2 DAYS NOTICE TO CUT LAWN WHEN PEOPLE WORK & WHEN IT HAS BEEN RAINING LIKE CRAZY & WHILE THERE IS STILL CHANCES OF RAIN & I JUST MOWED LAST WEEK.... JUST SO THEY CAN LOOK GOOD FOR THEIR INSPECTION OR THEY CHARGE YOU $75! THEN SHE PUT A SNARKY MESSAGE LIKE WHY DO I KEEP TELLING YALL, WELL WHY THE HELL DO WE HAVE TO KEEP TELLING YALL TO FIX OUR WATER??? IF YOU WANT OUR LAWN TO LOOK GOOD TO MAKE YOU LOOK GOOD THEN GIVE US GOOD WATER TO SHOWER IN, WHERE THE SMELL WON'T MAKE YOU SICK SO WE CAN GET CLEAN AFTER MOWING!

Otherwise don"t walk run away from this place don't even considering moving here unless you like water that makes your whole house stink like rotten eggs as soon as you open the sink. Over the years the water situation has never been great but it has never been THIS BAD. Management is the worst as they don't care to make this a priority because giving out violations for the grass being an inch taller than it should be takes priority. Management decided to be even greedier by changing the water company that actually did a decent job at keeping the water from being smelly to a cheaper water company who does absolutely nothing to treat the water. Since the beginning of July the water gets worse every passing day but again management doesn’t care because they aren’t the ones living in this situation. They are too cheap to just switch from well water to city water the least they could do is hire a company that actually treats the well water so it doesn't smell. Today they sent out letters stating that even if it the water has a distinct odor (stinky rotten egg odor) that its perfectly fine to drink, bath, and cook with. In that case I ask management to be upfront with potential new clients regarding the water take them to one of the homes' sink get a glass of water for you and them and drink it. How about taking a shower ask them if they would shower in that water or do their laundry with it. I’ll remove this review if management starts drinking, showering, and doing laundry here because as you stated its perfectly fine only a distinct odor. Lets see how y’all like smelling like rotten eggs.
Jul 27, 2023 · Laura SandovalThe water is nasty, hard, and mostly unusable except for in the restrooms, but it's covered at least. UPDATE 2023--water now smells like rotten eggs 24/7. It's honestly bad enough that I gag doing dishes. We're told it's being worked on. Fines are threatened if you miss a week without mowing, yet older homes are in terrible shape, skirting ruined, etc, and they seem fine with that. Neighbors let their animals run wild--dog feces ends up in our driveway often. Affordability is a plus. Update June 2024: if you want working, running, not foul-smelling water, this is not the place for you. Water is turned off almost weekly and has a strong sulfer smell I'm not sure is safe. I wear sterling silver rings that instantly tarnish when they come into contact with the water--that is, when the water is turned on. A few weeks ago people set up a tent and threw a parry behind my house and my neighbors. People out all night (no exaggeration), blaring music from their open truck doors. There was a whole tent with a neon light hanging and everything--this was clearly a planned event. Reported to management--no action taken. In fact, the party-goers informed me that management gave them approval, and since we're out of city limits, cops have zero concerns. These are, unfortunately, regular occurrences.
