BEWARE!!!! I wish I could talk to every new manager and new attendant and tell them do not work here. Do not move in. From day one it has been a nightmare! They have no sympathy or regards to problems that are going on. This will be a long review but the read is worth it. They are only worried about making money. We have lived here for almost 2 years now and it has been one problem after another. We moved in November of 2022. They refused to turn our water on till we got gas turned on. So that took 2 weeks of no water. Once water was turned on we had to wait 3 months for them to fix the sewage backing up into our house. Not to mention we had to spend extra money to get a new water heater because that didn't work. Unfortunately all we had was verbal agreements on getting our doors replaced. But they said our doors would be replaced along with a lighting fixture put up. The doors never got replaced and we had to have a lawyer call just to get out lighting fixed. They have turned the water off multiple times for hours without notice. We were told lot rent, trash, and water was all one bill. Then as we were signing papers we were told that water was a separate charge and billed according to EACH trailers usage. We found out that trash was an extra charge. I recently found out water is charged as a whole and split between all the trailers. Our neighbor who rents has had a water leak all summer flooding our yard. So we have been paying extra for water, and they tried to fine us for not having that area mowed while its flooded. We had to pay property taxes our first year living here. They raised the rent after us only living here a year. It took the a year and a half before we got our title. And we were told to pay lot rent when water was posted there would be no late fees. Never had a problem till now. Once I explained I was told the late fees would be waived and just pay on time. I had to call corporate to get the fee removed but they refused to remove the last months late fee. I thought we were paying water not a late fee. Water was not posted till after the 9th. I'm being told that I have to check every day for water to be posted and just pay that when ever it get posted to avoid getting charged a late fee. As long as lot rent and trash is paid on time. But they falsify when they post everything. They can post lot rent and trash on the 4th of the month and say it was posted the first. They did the same with water. I have a feeling that if water is paid late they will charge a late fee because they say it was posted on the first. Our flooring has soft spots our roof is starting to leak. Out ac went out the end of 2023 summer. They try to cover up any problems just to get you money then never answer you or fix anything. Please do not work here or move in!!!!

Human feces coming up our pipes back in Nov 2023 and it took them a month to fix not even properly. The underneath belly sprung a leak before moving in and found out by the neighbor behind us. They say it's not leaking and it's dry but still having issues with our flooring. Stray cats are everywhere and getting underneath not only our trailer but others and the cats are destroying underneath our trailer. They aren't doing anything to fix it. You can smell the cat urine inside our home no matter what season it is. Not to mention all the potholes that are doing damage to our vehicles. There's tenants who let their dogs constantly run loose an not on leads. Took them Nov 2023 to April 2024 to get our title for the trailer. They've been through 3 property managers since we've lived here in the short time frame. Their Kimmel location was without water all winter long. They left old carpet from previous owners in the shed and refuse to get it removed. Trash service (waste management) doesn't dump trash properly an left with half a trash bin at least 3x a month and property manager can never get ahold of. They do not care about safety or upkeep. Their hours are 9a-5p so that way they cannot be bothered when people get off work an may have a complaint. Good luck trying to call corporate, they either hangup on you or don't return phone calls. Property manager are hard to contact.
