Bluegrass Village Pointe Mobile Home Park About

For many West Virginians, finding a comfortable and accessible place to call home is a significant consideration, balancing affordability with desirable living conditions. Manufactured housing communities, often referred to as mobile home parks, frequently present a practical housing solution for individuals and families across our state. Bluegrass Village Pointe Mobile Home Park, nestled in Morgantown, WV, is one such community that has been a part of the local landscape, offering a unique residential option. This article aims to provide a clear, factual, and informative overview of Bluegrass Village Pointe, drawing on publicly available information and recent resident feedback to help prospective residents in West Virginia understand what life in this community might entail.

Manufactured home parks typically operate on a model where residents own their homes but lease the land, or "lot," upon which their homes are situated. This setup can make homeownership more accessible by separating the cost of the structure from the cost of the land, potentially reducing the overall financial barrier to owning a home. However, the experience of living in such a community is heavily influenced by the park's management, its rules, and the range of services and amenities it provides. Understanding these dynamics is crucial for anyone considering Bluegrass Village Pointe as their next home.

The location of Bluegrass Village Pointe within Morgantown also plays a vital role in its appeal. Residents benefit from proximity to West Virginia University, major employers, and a wealth of shopping, dining, and recreational opportunities that the city offers. Bluegrass Village Pointe Mobile Home Park provides a range of services typically associated with manufactured housing communities, centered around lot leasing and community infrastructure.

  • Lot Leases: The core service is the provision of individual lots for manufactured homes. Residents own their homes and pay a monthly lot rent to the park management. Recent reports from residents indicate that the lot rent effective August 1, 2024, will be $590 per month. It's important for prospective residents to understand that this fee covers the lease of the land and access to the community's general facilities.

  • New Home Sales: The community actively features new manufactured homes for sale, including upgraded Champion models with various bedroom and bathroom configurations. These homes are typically modern and offer various interior and exterior features.

  • Underground Utilities: The park is equipped with underground utilities to each lot, which often contributes to a cleaner aesthetic and potentially more reliable service compared to overhead lines.

  • Street Lights: The community features street lights, enhancing safety and visibility within the park, particularly during evening hours.

  • Road Maintenance: As with most mobile home parks, the management is responsible for the maintenance of the internal roads within the community, including plowing streets in the winter months.

  • Community Office: A community office is available for residents to contact for inquiries and assistance, with the phone number (304) 943-9000 provided for residents to reach the community office. There is also a separate sales office phone number (859-750-0376) for inquiries about purchasing homes.

It is important for prospective residents to inquire directly with the management about what specific services are covered by the lot rent and what additional costs, if any, might be incurred for utilities or other services.

Bluegrass Village Pointe Mobile Home Park offers several features and highlights that define the resident experience, balancing community amenities with the practicalities of manufactured home living.

  • Community Pool: Historically, Bluegrass Village Pointe has featured a swimming pool, which has been a significant amenity for residents during warmer months. However, recent resident feedback indicates that there are plans to remove the pool, which is a notable change for current and prospective residents. It is advisable to confirm the current status of the pool with management.

  • Freshwater Lake: The community also boasts a freshwater lake, offering a scenic element and potential opportunities for relaxation or enjoying the natural surroundings.

  • Grass Recreation Area: A designated grass recreation area provides open space for outdoor activities and leisure within the community.

  • All-Ages Community: Bluegrass Village Pointe is an all-ages community, meaning it caters to families, young professionals, and retirees alike, fostering a diverse living environment.

  • New Manufactured Homes: The park frequently has brand new, upgraded Champion homes available for sale, offering modern designs, features, and floor plans (e.g., 2-bedroom, 3-bedroom options) for those looking to purchase a new manufactured home.

  • Pet-Friendly Environment: The community generally maintains a pet-friendly policy, which is a significant highlight for pet owners looking for a place where their furry companions are welcome.

  • On-Site Management: The presence of community management (reachable at 304-943-9000) provides a point of contact for residents regarding park rules, maintenance, and general inquiries. However, recent resident reviews have expressed concerns about the management's communication regarding changes, particularly around lot rent increases and amenity removals, and about the management being based out of state.

  • Strategic Location: As noted in the Location section, the park’s proximity to West Virginia University, major interstates (I-79 and I-68), the Morgantown Municipal Airport, and a wide range of shopping, dining, and recreational facilities is a major highlight, offering significant convenience to residents.

  • Community Size: The park is described as having 189 mobile home spaces, indicating a sizable community that can foster neighborhood connections.

Prospective residents should inquire directly about the current status of all amenities, especially the pool, and discuss any concerns regarding management practices to ensure the community aligns with their expectations.

Based on the publicly available information and recent resident feedback, Bluegrass Village Pointe Mobile Home Park does not currently advertise specific "promotions or special offers" in the traditional sense, such as discounted lot rent for a limited period or move-in incentives. Manufactured housing communities typically focus on the ongoing lot lease agreement and the sale of new or pre-owned homes.

However, for prospective residents, it's always advisable to:

  • Direct Inquiry: The most effective way to learn about any potential offers or special terms is to contact the Bluegrass Village Pointe sales office directly at (859) 750-0376 (for home sales inquiries) or the community office at (304) 943-9000 (for general community inquiries). They may have unadvertised incentives for new home purchases or specific lease terms that could be beneficial.

  • New Home Incentives: When purchasing a new manufactured home within the park, the home retailer or the park's sales division might offer specific incentives related to the home itself, such as appliance packages, financing deals, or upgrades. These would be tied to the home purchase rather than the lot rent.

  • Understand Lot Rent Structure: While not a promotion, understanding the current lot rent and any projected increases is crucial. Recent resident feedback explicitly mentions two lot rent increases in 2024, with the rent reaching $590 per month effective August 1, 2024. Prospective residents should inquire about the history of rent increases and the frequency of future adjustments to fully grasp the long-term financial commitment.

  • Review Lease Agreement Thoroughly: The most significant "offer" is the lease agreement itself. Ensure you meticulously review all clauses regarding lot rent, fees, responsibilities, and any potential changes to amenities (like the reported pool removal) before committing. This transparency is key to avoiding future surprises.

Since specific promotions are not widely advertised, direct communication with the park's management or sales team is the best course of action to uncover any current opportunities or to clarify the financial aspects of residing at Bluegrass Village Pointe.

For West Virginians considering Bluegrass Village Pointe Mobile Home Park, its suitability depends on a careful evaluation of its offerings against personal priorities and expectations. For those seeking homeownership in the Morgantown area at a potentially more accessible price point than traditional stick-built homes, Bluegrass Village Pointe presents a viable option. The ability to purchase a new manufactured home, coupled with the community's established infrastructure and appealing natural features like the freshwater lake and grass recreation area, offers a compelling lifestyle for many.

The park's location is undoubtedly a significant draw for locals. Its proximity to West Virginia University, major employers, and a wealth of shopping, dining, and recreational facilities means residents can enjoy the conveniences of urban living without being in the direct hustle and bustle. This is particularly appealing for students, university staff, or families seeking a balance between community living and accessibility to Morgantown's resources. The pet-friendly policy is also a major plus for West Virginia's many pet owners.

However, prospective residents must also carefully weigh the concerns raised by current residents, particularly regarding lot rent increases and changes to amenities like the reported removal of the pool. Transparency and consistent communication from management are critical for a positive resident experience, and these have been areas of contention. Therefore, anyone considering Bluegrass Village Pointe should conduct thorough due diligence, including asking explicit questions about all fees, future plans for amenities, and the specifics of the lease agreement, including clauses related to rent adjustments.

In conclusion, Bluegrass Village Pointe Mobile Home Park offers a strategic location and the opportunity for homeownership within an established community in Morgantown. It is suitable for West Virginians who prioritize affordability in homeownership, desire convenient access to Morgantown's amenities and employment, and are willing to engage proactively with the management to ensure all aspects of their living arrangement are clear and understood. By being well-informed, locals can determine if Bluegrass Village Pointe aligns with their housing needs and expectations for a comfortable and stable home in the Mountain State.
