As a mobile home park, St. Clair's Village primarily offers sites for mobile homes, either for rent or where residents place their own homes on a rented lot. Based on the nature of mobile home parks and insights from customer reviews, the following services are typically offered or implied, though it's important to verify specifics directly with management:
- Lot Rental: The core service is the rental of individual lots where mobile homes are situated. This includes access to utility hookups (water, sewer, electricity), though the cost of utilities themselves is usually the responsibility of the resident.
- Property Management: The park operates under a management structure, with "Keli" (or Kelly) being mentioned as a point of contact for resident issues. Management is responsible for overseeing park rules, addressing resident concerns, and maintaining common areas.
- Maintenance Coordination: While direct maintenance within individual units is typically the resident's responsibility, management may coordinate or advise on issues that affect the overall park or communal infrastructure, such as pipe leaks or flooding, as implied by a review.
- Pest Control (Coordination): One review mentioned a resident contacting management for assistance with mice, suggesting that while residents may need to purchase traps, management might offer some level of coordination or advice regarding pest issues.
- Rule Enforcement: The park operates with established rules and regulations, and management is responsible for their enforcement to maintain the community environment.
- Mail Service: Residents typically have access to mail delivery, either at individual home sites or through a central mail facility within the park.
- Waste Disposal: Mobile home parks generally provide or coordinate waste collection services for residents.
It is crucial for prospective residents to inquire directly about the specifics of all services, including utility responsibilities, lot fees, and any other associated costs or policies, as these can vary significantly.
St. Clair's Village, like any residential community, possesses various features and highlights that shape the living experience for its residents. Based on general characteristics of mobile home parks and insights from customer reviews, these include:
- Community Living Environment: The park offers a structured community setting, providing a distinct neighborhood feel that can be appealing to individuals and families seeking a less isolated living arrangement compared to detached homes. This fosters a sense of belonging among residents.
- Location in Morgantown: Its address on Bakers Ridge Road in Morgantown is a key feature, offering residents proximity to the city's amenities, including shopping centers, dining, healthcare, and critically, West Virginia University. This makes it a viable option for those associated with WVU or working in the local area.
- Affordable Housing Potential: Mobile home living can often represent a more affordable housing solution compared to purchasing traditional homes or renting conventional apartments in Morgantown, which can be a significant highlight for many West Virginians.
- Responsive Contact Person (Keli/Kelly): A consistent highlight in reviews is the positive interaction with "Keli" (or Kelly), described as "super nice" and the "only reason this place doesn't get a 1 star." This suggests a friendly and approachable point of contact for residents, which is valuable for community satisfaction.
- Individual Space: Mobile home lots typically provide more personal outdoor space and privacy compared to many apartment complexes, allowing for small gardens, patios, or parking at individual residences.
However, it is also vital to present features that, while factual, may be areas of concern for potential residents, based on the provided reviews:
- Quality of Housing/Maintenance Concerns: Reviews highlight "lots of things that need to be fully replaced such as the deck and the stairs." Additionally, there were "all sorts of issues in all the buildings with animal abuse and pipe leaks and flooding etc." This suggests potential ongoing maintenance issues within the units or common infrastructure that residents should be aware of.
- Responsive Management (Mixed Reviews): While Keli is praised for being nice, one review indicates a lack of follow-up on maintenance requests (e.g., pest control), and another highlights difficulties in getting responses regarding lease termination and payment arrangements. This suggests potential inconsistencies in responsiveness from management beyond initial pleasantries.
- Rent Increases: A review explicitly states that "the rent prices plan to increase and the apartments are not worth the amount that the place is asking for." This is a critical factor for affordability and value perception that prospective residents must consider.
- Lease Termination Process: One review points to a "shady" and unresponsive process when trying to break a lease and arrange payments, indicating a potentially challenging experience with lease termination.
Thorough investigation and direct communication with management are crucial for anyone considering St. Clair's Village.
As a privately managed mobile home park, St. Clair's Village's promotions or special offers are not typically made public through general advertising channels. Any incentives or special rates would likely be offered directly by the park management to prospective residents, and these can vary based on current market conditions, availability of units or lots, and specific leasing terms.
Prospective residents interested in St. Clair's Village should directly contact the park management to inquire about:
- Current Lot or Home Rental Rates: Exact pricing for different types of units or lots available.
- Move-in Specials: These might include reduced first month's rent, waived application fees, or other incentives for new residents.
- Lease Term Benefits: Potential advantages for signing longer-term lease agreements.
- Availability: Current openings for mobile home rentals or lots for owner-occupied homes.
- Any ongoing promotions: It’s always worth asking if there are any current deals or special packages for new residents.
It is highly recommended to speak directly with the park's management or leasing office to obtain the most accurate and up-to-date information on any current promotions, pricing structures, and the full terms and conditions of a lease agreement. This direct communication is vital for clarity before committing to a residency.

Customer Reviews
I just moved quality is basically bad. I had mice in my household. I called Kelly to see if I could get someone to show up to put down traps. I have mice traps to get the mice out of my house? Crazy that she requested a guy to show up up but no one never didn't
We were living at this facility and needed to break the lease due to family reasons on May 1st 2023. We have been trying to get a response for almost two weeks in regards to setting up a payment arrangement for the remainder of the balance and we both have been ignored. This seems really shady to me because I will take this to court if they try to do an eviction after we already broke the lease. I will also have to say that up until this point we didnt mind the apartment but there was lots of things that need to be fully replaced such as the deck and the stairs. There were all sorts of issues in all the buildings with animal abuse and pipe leaks and flooding etc. i will also say though that keli was super nice. However the rent prices plan to increase and the apartments are not worth the amount that the place is asking for. Keli is the only reason this place doesnt get a 1 star.
Well the is great so far hopefully I start living there next week nabors are nice who ever the new owner are they responded back to me in a timely manner hopefully it goes good great place to live so far
Large apartment and maintenance guy Chris is nice
