Briarwood Mobile Home Community, located in the Brookline area just outside Springfield, Missouri, offers a dedicated setting for manufactured and mobile homes. Like many parks in the region, its primary role is to provide a relatively affordable pathway for Missouri residents to achieve home ownership by owning their dwelling while leasing a lot within the community. The park's location provides a country setting, offering residents a blend of rural tranquility and accessible city amenities. It is marketed as an all-ages community, catering to a diverse range of residents, from families with young children to individuals and retirees seeking manageable living expenses.
However, prospective residents interested in the Briarwood Mobile Home Community should be aware that public feedback has raised significant concerns regarding the current state of management, property maintenance, and community safety. Recent customer reviews specifically highlight issues related to tree management, property damage from falling branches, a perceived lack of security presence, and challenges in reaching management. While the concept of manufactured home living offers financial advantages, a resident's experience is heavily dependent on responsive and effective park management. The park's history suggests a past with a strong management presence, and while the current situation described in the reviews is concerning, potential local users should prioritize direct communication and on-site visits to assess current conditions firsthand before making any housing commitments.
Briarwood Mobile Home Community is physically located at:
4950 W Farm Rd 156, Brookline, MO 65619, USA
The community is situated in the town of Brookline, which is positioned conveniently near the growing city of Springfield, Missouri. This location provides residents with the advantage of a lower-density, slightly more rural setting while remaining highly accessible to major urban resources. The community is only a short drive from key Springfield-area hubs. It benefits from close proximity to major local roadways, enabling swift travel for commuting to jobs, schools, and essential services. Key points of interest, such as shopping centers like the Napier Shopping Center, Old Stone, and the Iron Grain District, are within a short, approximately five-minute drive.
In terms of critical services, the location places residents approximately 12 to 13 minutes from major healthcare providers, including Mercy Hospital Springfield and Cox Medical Centers. For recreation and education, the park is near local attractions like Rutledge-Wilson Farm Park and the Springfield-Greene County Botanical Center. This placement makes it a practical choice for Missouri locals who value easy access to the services of Springfield but prefer to live in a quieter community environment just outside the main city limits. While the physical location is convenient, prospective residents should consider the reported on-site safety issues as part of their accessibility and comfort evaluation.

THE WORST MANAGEMENT THE PARK HAS EVER HAD. I have been arguing for a long time to have the trees around my house cut down because it has damaged my house due to the large branches that fall from this tree. It doesn't have to be bad weather for them to fall. My deck is under one of these trees and many times large branches have fallen while I am entering the house. I let the manager know this but she keeps saying she will not cut down "healthy trees." I am very scared being surrounded by so many trees. A tree fell on top of a trailer and this was thanks to the poor management of this park. I do not recommend this place at all. My trailer was damaged thanks to poor management also because I told them many times that branches were falling from this place and they did not listen to me. Thank God we were neither entering nor leaving our house. I am scared simply entering my house because of this tree since I have a newborn baby. HORRIBLE MANAGEMENT
May 19, 2025 · Hannah BelloMy parents mobile has been sitting at briarwood village for years we were assured there was a presence there and it would be safe on their property while we work to upgrade it. Long time ago management was amazing and was on property every days maintaing property and tenant behavior. In the last 6 months our mobile has been broken into, squatted in, trash carts stolen, property stolen, property damaged, and no one is ever there. I have called every number given and no one ever answers. I pay the lot rent every month including for water that I do not use because we have been trying to fix up the mobile and upgrade it. With the new tenants that have moved in and no management on property it has become a dangerous place and landfill of a place. Even the police know of the place so well because of yhe type of people they have allowed to move in with no secuirity or management present. The mobile has been so damaged I will have to scrap it now because I don't have the time to fix all the damage that has been done.
May 01, 2025 · Nikki MooreAbsolute hell hole. If you like being around constant crime, drugs, and domestic violence then this is the place to be. A tornado needs to take this place out.
May 25, 2025 · brokencc84neighbor's need to mow their laws and keep objects picked up...we are starting to have homeless people across the street....streets are in terrible shape...this place really need to get cleaned up....
Jul 15, 2025 · Judith Mikel1/21/2024 - NO WATER IN PARK NOW ON DAY 4!!!!! Do not move here..The park hasn't had water for 4 days!!!! No responses to phone messages no emails NOTHING!!!!Right in the middle of winter!! Residents are LIVID 😡 I am a disabled senior who is contacting code enforcement, senior services health dept, news stations anyone that can enforce and fine this Corp for multiple violations. Our goal for 2024 is to move out of this hell hole! Prior post 2023 I've removed my prior posts thinking the new corporate owners would address the many issues in the park...My husband and I are both retired professionals. We thought we could retire here and travel. Park ownership has changed numerous times...managers have changed about 20 times in the last 5 years. We now have ANOTHER manager. Unfortunately, I've had the pleasure of meeting the most unfriendly manager this park has seen in the 5 years that we have lived here...she is unprofessional and misinformed..she has never taken the time to introduce herself the only introduction was her rude letter to all the residents.. this park is replacing and breaking numerous water lines around our trailer...We had our front bedroom/bathroom flood out because of a ruptured pipe...this happened when we were out of town..our neighbors saw the water leak and they contacted the corp office to send someone to shut off our water. Maintenance finally arrived and proceeded to pull our skirting off to shut off our water. We came home from vacation and saw the skirting ripped off and we realized our water was off. Why didn't someone from the office call me about what happened? We were an hour away. We could have come home. I had to call the office when we got home to find out what happened. There are contractors in the park breaking water pipes. The water pressure changes when this happens, which busted our pipe. This pipe busted 5 times in 2 weeks. We had a plumber fix the problem yesterday...we have to leave 2 pieces of skirting open to dry out everything...today I received my 1st violation that I have ever received in the 5 years that we have lived here...for 2 removed pcs of skirting...Why didn't management call me to discuss? Why are other tenants only given verbal warnings? We were going to eat the plumbing bill but now with this ridiculous violation I'm going to speak with my lawyer..This park is a dang mess...There are no amenities..no park for the kids..park is in dire need of major repairs.. there are large pot holes and much needed street repairs, landscape is overgrown, there is no maintenance person designated to this park, mailboxes are old and ripped apart and management removed the cover for the mailboxes so there is no coverage from the elements. I do not recommend purchasing a home here. If I would have known that we would have been treated so poorly I would have never bought our home here at Briarwood.
