My husband and I purchased a home here in Camelot. We love our home, but the office staff are extremely incompetent. Debra Smith, the community manager, is digging this place into the ground. We received a violation for keeping my garden pots at the front of our home, and were given 1 day notice to move them to the back of our house or maintenance would do it for us and we would have to pay $50. They put this notice on our BACK door without knocking. We also received a parking violation for parking on our lawn. The lawn that we pay to live on and do what we want on. In the past week, there have been 4 times that the police were called to homes in the neighborhood. There is no light at night to show where the entrance to the park is. Debra Smith will not answer emails and the majority of the time they won’t answer the phone, but they always make sure to send out a reminder about lot rent. On the topic of not answering emails or phone calls, Debra Smith did not submit the paperwork for FIVE MONTHS after we purchased our home for us to get the title. We called, we emailed, our financial institution called and emailed, and we got no responses. We had to get their corporate office involved. Turns out, one of our driver’s licenses had expired in the time she didn’t submit it and therefore the processing company wouldn’t accept it, which was not communicated to us until we contacted the corporate office. We have had issues with our sewer line. When we purchased the home, Debra told us the incorrect amount of payment due, and even though we, our financial institution called, and her had signed on a certain amount in a legal binding document, Debra would not accept payment and told us to come back the next day with the “correct” amount. So many issues, I could go on and on. Overall, if I could give this place 0 stars I would. Debra needs to be canned and we need competent office staff.

we signed a lease under the impression they were putting in a kids park and redoing the roads, but neither of that happened. The trailer we rented leaked every time it rained & even ruined our wifi router once, we had a carbon monoxide leak from the furnace and a natural gas leak from their stove. The fire department told them the furnace was too old, outdated and needed replaced but that never happened either. We had our weed whip stolen and neighbors constantly telling us about their cars being broken into. Mind you I was pregnant and had a 2 year old living in those conditions. They even raised our rent $75 in the midst of all of that, while not adding the features they promised at lease signing. The cat problem is insane there, i figured it was all trailer parks but my current one has 0 strays because we ALL keep our trash in bins, it's sooo much less ghetto here. They gave us a violation and made us get rid of one of our cars because they needed to use our driveway all summer for their cement trucks and other loud stuff (that kept my toddler up at nap time daily) while putting in new trailers, even though there were 2 adults living in the home, and we did it to avoid being evicted. Then they kept like $300 of our security deposit with no explanation, after i called and emailed daily while they gave me the runaround about getting ANY of my deposit back. The trailer was in better condition when we left than when we moved in. But we now live in Davison, in a trailer park with TWO amazing kids parks and pay $400 less than Camelots rent for a new 3 bedroom 2 bath double wide in a WAY safer and cleaner neighborhood!!

I did not have a good experience applying at Camelot. The communication was spotty and after applying twice was denied without even a call back and had to ask why. Kind of sad when you can have great credit and income and be denied here still. I paid $80 in application fees the second time as well with a roommate who had excellent credit and income. Was still denied. Would not recommend.
