North Morris Estates MHP LLC About
For Michiganders exploring manufactured home living, particularly in the Genesee County area, North Morris Estates MHP LLC in Mt. Morris has recently come under significant scrutiny. Public records and detailed resident reviews paint a concerning picture that prospective residents should be fully aware of before considering this location. It is imperative for individuals and families in Michigan to have complete and factual information when making housing decisions, especially concerning a place that has been the subject of criminal charges and widespread tenant complaints.
Recent public information, including reports from early 2025, indicates that North Morris Estates MHP LLC has faced severe legal consequences for operating without a license in violation of Michigan's Mobile Home Commission Act. The Genesee County Prosecutor's office has secured a criminal conviction against the park's corporate entity, resulting in a significant fine and a court order for the owners to sell the park. This conviction stems from a pattern of non-compliance, including operating without a license since at least November 2023, and earlier deficiencies in its water supply noted since May 2022 under the state's Safe Drinking Water Act. This means that at the very least, as of early 2025, the park's operation has been deemed illegal by state authorities.
Beyond the legal issues, current and former residents have voiced alarming experiences that directly contradict the expectation of a safe and well-managed community. Descriptions such as "declining almost abandoned mobile home park" and "scammers" paint a grim picture. Reports of attempts to "sue you the first month you're there for 'nonpayment of rent' even though you paid it" highlight severe alleged financial misconduct and a lack of proper record-keeping or communication from management. One former resident's stark comparison of preferring to "sleep in the dumpster behind McDonalds" due to the conditions and alleged safety concerns speaks volumes about the negative experiences.
Safety and maintenance are recurring themes in the negative feedback. Allegations of "a hobo sleeping under your porch," concerns about "a guy with a creepy pumpkin mask to break in or spy on you," and the necessity to keep "doors and windows covered/locked" due to security fears are extremely serious. These claims suggest a pervasive lack of security and a failure to maintain a safe environment for residents. Furthermore, the park is described as once "thriving" but now facing a severe decline, with maintenance reportedly doing "nothing" to upkeep the property. The introduction of "many new trailers" only to "remove them due to legality issues" further indicates operational instability and potential legal pitfalls for tenants.
Given these severe and corroborated reports, any Michigander considering North Morris Estates MHP LLC should exercise extreme caution. The ongoing legal issues, the stated intention for the park to be sold, and the detailed negative experiences of residents, including claims of harassment, unsafe conditions, and financial irregularities, collectively suggest a highly unstable and potentially hazardous living situation. This information is crucial for local users to make informed decisions about their housing and safety.
North Morris Estates MHP LLC is located at 9098 N Saginaw Rd, Mt Morris, MI 48458, USA. This address places the mobile home park within Thetford Township, just north of the city of Flint in Genesee County, Michigan.
Geographically, the location on N Saginaw Rd is a primary thoroughfare in the Mt. Morris area, offering direct access to local amenities. Residents would typically have access to various services within Mt. Morris and the broader Flint metropolitan area, including grocery stores, retail shops, healthcare facilities, and dining options.
Accessibility to and from the community relies primarily on personal vehicle transportation, which is common in suburban and semi-rural areas of Michigan. N Saginaw Rd connects to other significant roadways, providing routes to nearby areas such as Flint, and potentially linking to major interstate highways like I-75 and US-23, which facilitate travel throughout Michigan.
However, while the physical location might appear convenient on a map, it is crucial to understand that the context of the park's operational issues overshadows typical accessibility benefits. The severe concerns raised by residents regarding safety and security within the park itself, combined with the legal conviction for operating without a proper license and reported deficiencies in water supply, mean that traditional measures of "accessibility" to external amenities are secondary to the fundamental habitability and safety of the living environment within the park. For Michiganders, the park's location must be considered in light of its significant reported internal challenges.
Based on the provided information and public records, North Morris Estates MHP LLC has historically claimed to offer certain services typical of a mobile home park, but the actual provision and quality of these services are severely disputed by residents and contradicted by legal findings.
- Lot Leasing: The primary service is the leasing of individual lots for manufactured homes. However, the legitimacy of these leases and payments has been challenged by residents, with claims of fraudulent non-payment accusations.
- Community Management: The park operates with a management entity, but reviews allege that management is unresponsive, engages in "scamming" behaviors, and continues to charge rent even after residents have moved out. The management entity has also been convicted of operating without a required state license.
- Maintenance: Historically, maintenance of common areas might have been expected. However, current resident feedback states that "maintenance doesn't take care of this once thriving clean park" and describes the park as "declining almost abandoned."
- Alleged Amenities (Community Clubhouse, Pool, Sun Deck, Storage): The park's website lists amenities such as a "community clubhouse," a "pool," a "sun deck," and "storage in front of the community clubhouse and office." However, public records indicate that "our community pool and clubhouse have been closed since 2022 due to lack of maintenance." Given the conviction for operating without a license and severe maintenance issues, the availability and functionality of these amenities are highly questionable.
- Water Supply: The park is responsible for providing water to residents. However, investigations by the Michigan Department of Environment, Great Lakes, and Energy (EGLE) cited "multiple deficiencies in its water supply" as early as May 2022, and these deficiencies reportedly remained as of January 2024, in violation of the state's Safe Drinking Water Act.
In summary, while a mobile home park is expected to offer basic services like lot leasing and common area maintenance, the available data strongly suggests that North Morris Estates MHP LLC is significantly failing to provide these, is operating without a required state license, and has serious issues with its water supply and financial practices.
Based on the provided and publicly available information, North Morris Estates MHP LLC currently presents significant negative features and highlights that prospective Michigander residents must be aware of, rather than positive attributes typically associated with a desirable community.
- Operating Without a State License: A critical "feature" is that the park was convicted in early 2025 for operating without a valid state license since at least November 2023, a direct violation of Michigan's Mobile Home Commission Act. This is a severe legal issue impacting the park's fundamental legality.
- Serious Water Supply Deficiencies: Public records indicate persistent "multiple deficiencies in its water supply" since May 2022, violating Michigan's Safe Drinking Water Act. This is a major health and safety concern for residents.
- Allegations of Scamming and False Charges: Residents report being "scammers" who "try to sue you the first month you're there for 'nonpayment of rent' even though you paid it" and continue to "try to charge me rent" after moving out. This suggests highly predatory and illegal financial practices.
- Severe Decline and Abandonment: The park is described as "declining almost abandoned," with maintenance reportedly doing "nothing." This indicates a severe lack of upkeep and a deteriorating living environment.
- Safety and Security Concerns: Alarming claims of "a hobo sleeping under your porch," "a guy with a creepy pumpkin mask to break in or spy on you," and the need to keep "doors and windows covered/locked" due to security fears, highlight a profound lack of safety and control within the community.
- Non-Functional Amenities: While amenities like a community pool and clubhouse are advertised, public records state they have been "closed since 2022 due to lack of maintenance," rendering them unusable.
- Legality Issues with New Trailers: The park reportedly "Brought in many new trailers to remove them due to legality issues," indicating operational instability and potential risks for new residents.
- Noisy Maintenance: Even when maintenance is present, it is described as "very noisy," contributing to a negative living experience.
There are no positive highlights or features based on the provided information that would make this park a desirable place to live for Michiganders. The information paints a picture of a park facing severe legal, operational, and safety challenges.
Given the severe and documented issues concerning North Morris Estates MHP LLC, including criminal convictions for operating without a license and multiple violations of health and safety regulations, any mention of "promotions or special offers" would be irresponsible and misleading.
The core concern for any prospective resident is the legality, safety, and habitability of the park, rather than any promotional discounts.
It is highly unlikely that a park facing such significant legal and operational challenges would genuinely be offering, or be in a position to fulfill, any promotional offers to attract new residents. Furthermore, enticing individuals to move into a location with reported issues such as unsafe conditions, alleged scamming, and persistent utility problems would be highly unethical.
Therefore, no promotions or special offers can be confidently listed for North Morris Estates MHP LLC. The emphasis for anyone considering this location should solely be on verifying the current legal status, safety conditions, and the resolution of the reported health and safety violations, rather than seeking any perceived financial incentive to move in.
For direct contact with North Morris Estates MHP LLC, the following information is publicly available:
- Address: 9098 N Saginaw Rd, Mt Morris, MI 48458, USA
- Phone: (810) 564-8242
- Mobile Phone: +1 810-564-8242
However, it is crucial for any Michigander considering contacting this park to be fully informed of the serious public records regarding its operation. Before engaging, prospective residents should be aware of:
- The park's conviction in early 2025 for operating without a required Michigan state license.
- Ongoing violations related to the Safe Drinking Water Act.
- Numerous severe resident complaints regarding safety, maintenance, and alleged fraudulent financial practices.
- The court order for the current owners to sell the park.
It is highly advisable to consult with legal counsel or tenant advocacy groups in Michigan before entering into any agreements with North Morris Estates MHP LLC, given the extensive history of alleged issues and legal action against the park's management.
For Michiganders seeking a safe, stable, and legally compliant place to live, North Morris Estates MHP LLC in Mt. Morris is, based on available public data and numerous resident accounts, unequivocally not a suitable option at this time. The overwhelming evidence points to a manufactured home park plagued by severe and persistent issues that directly impact resident safety, financial well-being, and basic living standards.
The most critical factor is the criminal conviction of the park's corporate entity for operating without a required state license, a fundamental legal requirement for mobile home parks in Michigan. This, coupled with ongoing violations of the Safe Drinking Water Act, signals a profound disregard for regulatory compliance and resident welfare. When a park is deemed to be operating illegally and is found to have unsafe water, it undermines the very foundation of habitable housing.
Furthermore, the numerous, detailed, and alarming complaints from residents portray a living environment fraught with insecurity, neglect, and alleged predatory practices. Claims of "scamming" regarding rent payments, continuous attempts to charge former residents, a complete lack of maintenance, and serious security concerns like intruders and vagrancy create an environment that is the antithesis of a desirable home. The reported closure of amenities like the pool and clubhouse due to neglect further diminishes any potential appeal.
While the location in Genesee County might appear convenient, the internal conditions and operational history of North Morris Estates MHP LLC render any external benefits moot. Prospective Michigander residents are strongly advised to avoid this park until and unless significant, verifiable, and legally sanctioned changes occur under new ownership and management, with a clear resolution of all permit, safety, and operational issues. The current situation suggests a high risk of financial hardship, health hazards, and personal insecurity. For the safety and well-being of Michigan residents, alternative housing options should be thoroughly explored.
Customer Reviews
Declining almost abandoned mobile home park, maintenance doesn't take of this once thriving clean park. Brought in many new trailers to remove them due to legality issues.
They haven't had a permit in 4 years, they are scammers DO NOT MOVE IN HERE, they try to sue you the first month your there for "nonpayment of rent" even tho you paid it. I moved out of there 2 months ago and they are still trying to charge me rent. I would rather sleep in the dumpster behind McDonalds It's way nicer and you wont have to worry about a hobo sleeping under your porch because that was also another problem at North Morris Estates. If you move in there make sure you keep your doors and windows covered/locked unless you want a guy with a creepy pumpkin mask to break in or spy on you. And the maintenance people are very noisy. If I could rate lower than 1 star i would.
I grew up in this park from the time I was born in 1984 until late 1989/1990. Back then, the place was filled with trailers and just full of life. I see it, and it's terrible to see how it looks now. This park will always be a staple in my childhood memories, but it's so very sad to see how it looks today.
A good place to experience what a 3rd world country is like
I've lived here for 14 years. The park has had about 10 owners. Rent keeps going up. Nothing for the better. The manager is a sweetheart . She does the best she can with what she has. Don't let the pool attract you. We haven't had it in years. And we don't have access to the clubhouse.
