It is crucial for prospective residents to directly inquire with Caro Mobile Estates management about the exact scope of services included in the lot rent. The place has horrible MGMT. The park is run down and they don't make improvements. New owners took over and all they did was crowd in more trailers and raise the rent. The lower end of the park is a swamp with no proper drainage. Price keeps going up, but the quality of the park keeps going down.

Owner is NOT part owner of water supply in town as you may have seen in other reviews. This park is great for what you pay. As for the comments about the manager and her "portable potty" why are you in her private trailer anyway? She is a SWEET elderly lady. You get what you pay for, if you don't like it, go pay twice the price somewhere else for the same problems ALL mobile home parks have.

The 4 tenants I know that live there are cool. The park managers however, will probably spend a decent chunk of time in hell. They are just disgusting, extremely unprofessional and have poor social skills. The pictures are of their trailer. During my visit I couldn't help notice that there was a travel toilet in the kitchen of the manager's trailer. Most of my time there I spent hoping the park manager would not drop her sweatpants and relieve herself in front of me. Very unsanitary. It is highly unlikely that I will visit again. When you rent a trailer there, you also agree to have several cats pissing underneath your home. I guess anyone can be a manager....I can't give it no star so I had to give one.

I visit this park the entrance driveway is in such rough shape. If it snows or its icy you will need spikes on your shoes to make it safely in & out of your car. This is definitely a low income Place.
