Centennial Square Manufactured Homes About
For Minnesotans considering manufactured home living in the Minneapolis area, Centennial Square Manufactured Homes presents a community with both notable advantages and significant challenges, as highlighted by current residents. Located conveniently at the intersection of suburban tranquility and urban accessibility, this park offers a path to homeownership that can be more affordable than traditional stick-built homes. However, prospective residents should be aware of a recurring theme in feedback regarding management relations and lot rent increases, which are important factors to consider when evaluating this community as a potential home.
Centennial Square Manufactured Homes aims to provide a living space for individuals and families in the Minneapolis area. While some residents have expressed concerns about the management company and the impact of rising costs on fixed incomes, the community does offer certain benefits, such as a helpful food shelf program. As with any significant housing decision, a thorough investigation and direct communication with current residents and management are crucial to form a comprehensive understanding of the living experience here. This article aims to provide a factual overview based on available public information, including direct resident commentary, to help local users make informed choices.
Centennial Square Manufactured Homes is situated at 3200 89th Ave NE, Minneapolis, MN 55449, USA. This location places it in a well-established area just north of central Minneapolis, offering a strategic balance of suburban living with direct access to the broader Twin Cities metropolitan area. Although the address specifies Minneapolis, the 55449 zip code is commonly associated with the city of Blaine, suggesting the park sits near the Minneapolis-Blaine border, leveraging the amenities of both areas.
The park's proximity to major roadways, including Interstate 35W and U.S. Highway 65 (Central Ave NE), ensures excellent accessibility for residents. Commuting to downtown Minneapolis, St. Paul, and other key employment, shopping, and entertainment hubs across the metro area is relatively straightforward. Locally, residents have convenient access to a variety of retail centers, grocery stores, dining establishments, and essential services in both Minneapolis and Blaine. This blend of connectivity and local convenience makes Centennial Square Manufactured Homes an appealing location for Minnesotans seeking affordable housing without sacrificing access to urban opportunities. The location is also close to public transportation options, further enhancing accessibility.
Based on resident feedback and the nature of manufactured home parks, Centennial Square Manufactured Homes provides foundational services for its residents:
Lot Rentals for Manufactured Homes: The core service is the provision of lots where residents can place their manufactured homes. A recent listing for a home within the community indicated an affordable lot rent of $620/month, which includes water and garbage service.
Community Management: The park operates under a management company, with specific property managers (Carrie and Dan mentioned in reviews) overseeing daily operations and resident relations.
Weekly Food Shelf Program: A significant positive service highlighted by residents is the provision of a "food shelf they offer every week to the residents," which can be a valuable resource for supporting the community.
Road Maintenance: As with any mobile home park, internal roads require maintenance, particularly concerning snow removal in Minnesota winters. However, resident reviews indicate concerns about the adequacy of "plowing in winter."
Access to Community Center: Public information indicates that the Centennial Square Manufactured Home Community Center has undergone repairs and provides services for youth, including after-school activities, homework help, mentorship, and English as a second language instruction. It also runs an evening meal program and distributes food collected from grocery stores and schools. This suggests a dedicated community hub available to residents.
Community Center and Programs: A major highlight is the presence of a community center that offers valuable services, including a food shelf program, after-school activities for youth, homework help, and mentorship. This indicates a focus on supporting resident well-being and youth development.
Proximity to Twin Cities Amenities: The park's location in Minneapolis/Blaine offers residents easy access to extensive shopping, dining, entertainment, and employment opportunities throughout the Twin Cities metropolitan area.
Affordable Lot Rent (Includes Water & Garbage): A publicly listed home in the community indicates a lot rent of $620/month, which includes water and garbage. This can be a competitive housing option for the metro area.
New and Refurbished Homes: The community offers lots for "beautiful new and nicely refurbished manufactured homes," suggesting modern housing options are available within the park.
Playground Areas and Open Green Space: The community features "playground areas for kids" and "open green space for recreation," providing outdoor activity options for families.
Access to Public Transportation: The location near public transportation routes is a significant advantage for residents who rely on it for commuting or accessing services.
Specific "promotions" or "special offers" from Centennial Square Manufactured Homes are not consistently advertised in public information. Mobile home parks typically operate on a standard lot rental model, with pricing for lots based on current market rates and park policies.
However, based on resident feedback, there are significant considerations regarding lot rent:
Annual Lot Rent Increases: Multiple residents have expressed concern about lot rent increasing "9% per year" and that "lot rent goes up with nothing to show for it." This indicates a pattern of consistent annual increases that can impact residents on fixed incomes.
Food Shelf Program as a Benefit: While not a promotional offer in the traditional sense, the weekly food shelf program mentioned by a resident can be seen as a valuable benefit and a form of resident support that potentially offsets other costs.
Prospective residents are strongly advised to:
Directly Contact Management: Inquire thoroughly about the current lot rent, the history of rent increases, and the park's policy regarding future increases. Get this information in writing if possible.
Understand All Fees: Clarify what is included in the lot rent (e.g., water, garbage) and what additional fees or utilities residents are responsible for.
Ask About New Resident Incentives: While unlikely to be widely advertised, it never hurts to inquire if any move-in specials or incentives are available at the time of your inquiry.
The most critical "offer" to understand at Centennial Square Manufactured Homes appears to be the long-term financial commitment and the management's approach to lot rent adjustments.

Given the varied resident feedback, it is strongly recommended that prospective residents contact the park management directly. This will allow for the most current and accurate information and provide an opportunity to openly discuss any concerns or questions about living in the community. Scheduling a visit to the park and observing the conditions firsthand is also advisable.
For Minnesotans navigating the housing market in the Twin Cities metro area, Centennial Square Manufactured Homes presents a complex but potentially suitable option, particularly for those seeking a more affordable path to homeownership. Its prime location, nestled between Minneapolis and Blaine, offers residents the significant advantage of suburban living with excellent accessibility to urban amenities, including extensive shopping, dining, employment, and educational opportunities within the Anoka-Hennepin School District. The park's offering of a community center with valuable programs, notably the weekly food shelf, highlights a positive aspect of support for its residents.
However, local users considering this community must weigh these benefits against consistent concerns raised by residents regarding management practices and annual lot rent increases. While the opportunity for affordable housing and community resources exists, understanding the full financial commitment and the resident experience with management is paramount. For Minnesotans prepared to engage directly with the park's management to clarify policies and who value the community amenities like the playground and food shelf, Centennial Square Manufactured Homes could be a viable choice. It offers a practical housing alternative within a desirable location, making it worth exploring for those who prioritize location and community support, while carefully navigating the operational aspects.

Trailer park managers/owners are mean it’s hard to even be civil with them some neighbors are very nosey and complain about everything most the time they lie on complaints just to get their way living in this trailer park is hard day after day because everything is always an issue whether it be the neighbors or the owners I’d recommend looking for somewhere better to live cuz this trailer park will cause you all sorts of stress and problems
Carrie and Dan the property managers are not people I would ever trust! Very Greedy. No Empathy for others. Dan Screamed at me when I was trying to help my neighbor communicate to him because he said he didn't understand her.. absolutely NO WAY to treat residents or anyone in the community that way. Very disturbing that I have had this experience. Lot rent goes up with nothing to show for it. The plowing in winter is a joke. No privacy wall on highway, they voted against it.. The feral cat population is out of control! The one good thing is the food shelf they offer every week to the residents
I have lived in Centennial Square for 24 1/2 years and I just got notice my lot rent was being increased by $45. I thought the increase probably would come Like around $20-25. But they have to be greedy. That is approximately the amount my social security is being increased by. I would've thought I would catch a break because of the length of time I have been here pay my rent on time. But that doesn't count as far as they are concerned. I believe they heard how much we were getting and decided to take it away. They better do something for all this money. At least more than they do now.
Worst place to live, I'm assuming. I drive a bus with students through here and the people who work at the office will cut you off and run the stop signs along with the maintenance staff. Like I said I drive a bus with students, you would think they care about their safety but obviously not with their lack of patience and safe driving. Live there at your own risk or your children's
I've lived here for 2 years now. Great neighbors on my block, awesome family owned park with very nice staff! They encourage people to take pride in ownership. Of all the parks I looked at, I'm glad I chose Centennial Square!
