Fridley Terrace Mobile Home Community has been a home for many Minnesotans for decades, fostering a sense of longevity and familiarity. While some residents have expressed challenges related to management consistency and the rising cost of lot rent, positive aspects such as the appearance of newer homes, the helpfulness of some staff members, and the overall peacefulness of individual backyards are also highlighted. For individuals and families prioritizing location and seeking a comfortable base with excellent connectivity in the Twin Cities, Fridley Terrace offers a viable, albeit complex, option that warrants thorough investigation by prospective residents.

Location and Accessibility

Fridley Terrace Mobile Home Community is ideally situated at 7400 Taylor St NE, Fridley, MN 55432, USA. This highly desirable location places it within the established and well-connected northern suburb of Fridley, offering residents excellent accessibility to the entire Twin Cities metropolitan area.

Fridley's strategic position means that residents have convenient access to major roadways, including Interstate 694 and U.S. Highway 65 (Central Avenue NE), facilitating quick and easy commutes. Downtown Minneapolis is just a short drive away, typically around 15-20 minutes, while St. Paul is also readily accessible. This connectivity is a major advantage for those working, studying, or seeking entertainment throughout the metro area. Locally, the community benefits from its proximity to a wealth of amenities. As noted by a resident, it is "Close to everything, Mall, Groceries, Hospital, Bus Route, and our wonderful very nearby church." This includes major shopping centers like Northtown Mall, numerous grocery stores, diverse dining options, and healthcare facilities. The availability of a bus route directly accessible from the community further enhances its appeal for those relying on public transportation. This "Location Location Location" is a significant highlight, ensuring residents have superb access to all that the Twin Cities offers.

Services Offered

Based on resident feedback and the nature of the community, Fridley Terrace Mobile Home Community provides core services, though the perception of their value relative to increasing costs varies among residents:

  • Lot Rentals for Manufactured Homes: The primary service is the provision of lots for residents to place their manufactured homes. Lot rent is a significant component of living costs here, reportedly at "$918 and higher" per month, with previous rent being $326 in 2000.

  • Community Management: The park operates under a management team. Resident experiences with management have been varied, described as "decent to me and my family" by one long-term resident, but "testing" at other times, with some difficulty reaching managers during specific periods like COVID. Newer feedback highlighted a "very nice" office man during a tour.

  • Road and Property Maintenance: The park provides maintenance for common areas, including roads. However, there is no explicit mention of dedicated snow removal services in the provided reviews, although road maintenance is implied by general park operation.

  • Access to Utilities: Residents have access to essential utilities such as water, sewer, and electricity for each home site. Specifics on what is included in lot rent beyond the land rental would need direct confirmation from management.

Features / Highlights
  • Prime Location: The most consistently highlighted feature is its "Location Location Location." It's "Close to everything," including malls, grocery stores, hospitals, and bus routes, providing unparalleled convenience for residents to access essential services and amenities in the Twin Cities metro area.

  • Quality of Newer Homes: Reviewers noted that "The newer homes are very nice on the inside and out," suggesting that residents purchasing or moving into newer units will find appealing and well-maintained housing options.

  • Peaceful Backyards: Despite concerns about overall park management, one long-term resident noted, "it is PEACEFUL in my own backyard here - it has been quiet - which is worth some money now days, YES." This indicates that individual home sites can offer a personal haven of tranquility.

  • Community Spirit Among Neighbors: Despite some challenges with management or perceived lack of park-wide community events, residents consistently praise their "neighbors are really great however and the people here are wonderful actually," highlighting a strong, positive interpersonal community.

  • Proximity to Bus Route and Church Ministry: Direct access to a bus route and a nearby church with a "bus ministry to help people get to Services" offers valuable support and accessibility for residents, particularly those without personal vehicles.

  • Office Renovation: The ongoing renovation of the park office indicates efforts to improve the administrative and visitor experience within the community.

Promotions or Special Offers

Specific "promotions" or "special offers" from Fridley Terrace Mobile Home Community are not detailed in the provided information. The primary financial consideration for residents is the lot rent, which has seen substantial increases over the years, from $326 in 2000 to "$918 and higher by much" more recently. This high lot rent, especially when coupled with a mortgage on the mobile home itself, is explicitly mentioned as a significant concern for residents on fixed incomes.

Given the resident feedback, any "promotions" would likely be overshadowed by the ongoing cost of lot rent. There is no mention of incentives for new residents, reduced rates, or long-term rent stabilization programs.

Prospective residents are strongly advised to:

  • Directly Inquire About Current Lot Rent and Increases: This is paramount. Understand the exact current lot rent, what it includes, and the park's policy on annual increases. Seek this information in writing.

  • Budget Carefully: Factor in both potential lot rent increases and any mortgage payments on the manufactured home when assessing affordability.

  • Clarify All Fees: Ask about any additional fees beyond the advertised lot rent.

The financial commitment, particularly concerning the lot rent, is a key consideration for affordability for Minnesotans.

However, it's crucial for prospective local residents to carefully consider the long-term cost implications, particularly the lot rent, which has seen substantial increases and is noted as being significantly higher than other local options. For Minnesotans who prioritize a prime location with excellent access to city resources, and who are prepared to navigate the associated costs and management dynamics, Fridley Terrace Mobile Home Community could still be a viable home. It offers a established community base within a highly desirable area, making it suitable for those who prioritize location and can manage the financial commitment.

The newer homes are very nice on the inside and out. We just could not get over the appearance of some of the other homes. We counted many decks FILLED with garbage bags, random items, things scattered in the yard. Although I understand many people own their home , I’d think that the park management would have stricter policies on maintaining the outside . The homes are also very close together. We were told that they are working on the issue but we still chose to continue our search The man in the office who showed us around was very nice and we appreciate his time in taking us around the property.

A 3 Star Rating is Witness to living here 23 years. Today, Life has been good here in the park. Maybe a 4. But overall, with lots of ups and downs, I can only say there is a medium rating. The Lot rent is 918 and higher by much - than anything else locally. And I myself can't say why this is such a cost, to understand places very near here are 500 at most. Depending on the management, it has sometimes been rather "testing", and the times specific to covid - we did not see any rent relief necessarily, and there have been dry times at the office where we had to seek very hard to reach our managers. Amenities are less than they were I believe, even five years ago - My own family was not invited. for instance to the Christmas party this year for whatever reason, and United Night Out or just community here is not getting together as it had in the past. The office is being renovated, but things for the residents directly here are done very few if any. SO people can ask, what do we expect for our rent increases. Despite cost, in my experience, it is PEACEFUL in my own backyard here - it has been quiet - which is worth some money now days, YES. The management right now, is decent to me and my family - I like the staff. But sometimes you will not get good staff, etc here. The dogs and cats roam and that is not good. My neighbors are really great however and the people here are wonderful actually. Our home sits on this private land and we do have to fess up to a park's private system. But if you live in a regular home, you are accountable to the city, so it is kinda' all the same almost (you hope). One danger is this, we rent land beneath each home, so will that land ever sold out from under us? - which would be an uncommon nightmare to have to move on - for absolutely everyone I know living here may be quite low financially - And as for Paying a mortgage here, while paying rent? It is A LOT to Pay if you ask me. I did grandfather into this park since 2000 + 326 dollars was my original rent - YET now paying almost 1000 in lot rent - and if you have a mortgage on top of that- Wow!!!! I would go somewhere else honestly. But for me personally - after all, I do love it here!! It is all Location Location Location for my family really. Close to everything, Mall, Groceries, Hospital, Bus Route, and our wonderful very nearby church (with a bus ministry to help people get to Services) - Good access to stuff will always keep us happy - if ONLY we can afford and be allowed to Stay Put. This is our HOME and my family will stay indefinitely while it remains possible. AND please, GOD BLESS FRIDLEY TERRACE and the office people and our lovely friends here for sure. Thank You for reading this. No matter where, who or what - Proclaim the LORD and PRAY for one another in Jesus Christ's Holy Name.

Craig, Justin, Claudia and Don have been really helpful with our new home as we are dealing with a big change from our 5 bedroom home to a mobile home. We couldn’t have asked for a better caring team. We look forward to our retirement adventure at Fridley Terrace.

I feel like the rent is way too high for what the park has to offer. We have a brand new playground that none of the kids use and a laundry mat that’s it. The parking situation is a disaster. You are only allowed 2 cars per lot and most of them have 4 or more. I’ve been asking to have a leaning tree cut down for 3 years and they don’t do anything about it. We have had like 4 managers in the last 4 years. I love the area and the neighbors are nice but the company that owns the park has raised the rent almost $400 in 5 years.

It used to be a nice place in the 80s. Most of the homes now were falling apart and yards filled with garbage. What a Shame. 😔
