Clover Estates Mobile Home Community About

For many Michiganders, particularly those seeking a pathway to homeownership or an affordable, stable living situation, manufactured home communities present a viable and often appealing option. These communities typically offer a unique blend of personal homeownership within a structured neighborhood environment, where residents lease the land their home occupies. Clover Estates Mobile Home Community, located in Muskegon, MI, is one such established community that has undergone changes, as many parks in Michigan have, leading to a dynamic resident experience.

A manufactured home community like Clover Estates aims to provide a place where residents can enjoy the benefits of having their own home and yard, often at a more accessible price point than traditional stick-built housing. It's designed to foster a sense of neighborhood, providing shared amenities and a stable environment. However, as the housing market evolves and ownership changes occur, residents in such communities can experience shifts in policies and pricing, which are important considerations for anyone exploring this living option.

Recent reviews for Clover Estates highlight both enduring positives and emerging concerns. While the community is still recognized for its "nice quiet place" and has seen improvements like a "nice play ground!" for kids, some residents have voiced significant challenges related to new ownership, rising lot rents, and changes in included services. This candid feedback underscores the importance for prospective residents to conduct thorough due diligence and engage directly with the park management to understand the current living conditions and terms. This article aims to provide a balanced overview to help Michiganders make an informed decision about Clover Estates Mobile Home Community.

Location and Accessibility

Clover Estates Mobile Home Community is situated at 3239 Clover Pkwy, Muskegon, MI 49444, USA. This address places it within the larger geographic area of Muskegon, a city on the western shore of Michigan, known for its Lake Michigan beaches, numerous inland lakes, and a mix of suburban and natural landscapes. The specific location on Clover Parkway suggests it's in a more residential part of Muskegon, likely offering a quieter setting away from the immediate bustle of downtown but still with good access to essential services.

Muskegon is well-connected by major Michigan highways, including US-31 and I-96, which provide relatively easy access from other major cities like Grand Rapids (approximately a 45-minute to an hour drive), Holland (around 30 minutes), and Lansing (about 1.5-2 hours). This accessibility makes Clover Estates a feasible option for individuals and families who work in these urban centers but prefer the community living and potentially lower cost of living found in Muskegon.

Within Muskegon, residents of Clover Estates benefit from proximity to various amenities. These include shopping centers, grocery stores, dining options, and local schools. Services Offered

As a manufactured home community, Clover Estates Mobile Home Community provides core services typical of such parks, designed to support the residential lifestyle. Based on information from their official website and general industry practices, these services commonly include:

  • Lot Leasing: The primary service involves leasing individual land plots where residents place their manufactured homes. This allows residents to own their home while paying a monthly fee for the use of the lot.
  • Utility Hookups: The park provides the necessary infrastructure for utility connections at each home site, including water, sewer, and electricity. While the infrastructure is provided, residents typically pay for their individual consumption of these utilities.
  • Cable and Internet Inclusion: According to a recent resident review, the park has a policy where residents are "forced to pay $69.00 a month for cable and Internet even if you don't use it or have it hooked up." This indicates that these services are bundled into the lot rent, or an additional mandatory fee. Prospective residents should verify this policy and its current cost.
  • Community Maintenance: The park management is responsible for maintaining common areas, internal roads, and possibly landscaping in designated areas, contributing to the overall appearance and functionality of the community.
  • Waste Management: Like most mobile home parks, Clover Estates likely arranges for garbage collection services for its residents, either through communal dumpsters or individual curbside pickup.
  • On-street Mailboxes: The community provides on-street mailboxes for resident convenience.
  • Boat/RV Storage: An on-site boat/RV storage area is listed as an amenity, which is highly beneficial for residents with recreational vehicles.
  • Professional Management: The community is managed by Osprey Communities Michigan, suggesting a professional management structure in place to handle resident concerns, enforce park rules, and oversee operations.
  • New or Used Manufactured Home Sales: The park's website indicates they sell new or used manufactured homes, including Clayton manufactured homes, offering options for those looking to purchase a home within the community.
  • Pet Friendly: Clover Estates explicitly states it is a pet-friendly community, welcoming residents with their "beloved pets." Pet registration forms are available.

Given the recent feedback regarding changes in services and charges, prospective residents are highly encouraged to contact the park directly for the most current and detailed information on included services, mandatory fees, and typical utility arrangements.

Its suitability for locals is multifaceted, reflecting both its inherent advantages and the importance of informed decision-making.

Firstly, the fundamental appeal of mobile home living—the opportunity to own a home with private space often at a lower entry cost than traditional housing—remains a significant draw for many Michigan residents looking for financially accessible housing solutions. Clover Estates supports this by offering various manufactured homes for sale within the community. The inclusion of amenities like a new playground and boat/RV storage further adds to its practical appeal for many local families and outdoor enthusiasts.

However, it is crucial for prospective Michigander residents to be proactive in their inquiries. Given recent feedback about changes in ownership, lot rent increases, and mandatory service charges, direct communication with the management team at Clover Estates is paramount. Understanding the current terms, service inclusions, and financial commitments upfront will enable locals to determine if the community's offerings align with their expectations and budget, ensuring a suitable and satisfying long-term living experience in Muskegon.

Clover estates trailer park went down hill after it was sold they force you to pay $ 69.00 a month for cable and Internet even if you don't use it or have it hooked up still a charge on your lot rent , had a water leak been in the hospital with pneumonia an breathing problems , my babysitter is trying everything she can to get in contact with the park no answer from anyone even on the emergency line apparently that's just a joke . My 9 year old has a feeding tube and can't be with out water and it's day 2 and still won't answer me they really don't care about there people they just want you money keep raising lot rent every other month not even 2 years ago we paid 405 and got a 25 dollar credit not now there is nothing here they offer to help people anymore , they just want to scam your pocket , I would not recommend living here . They put on a good show for everyone tho. But if I can't get my water back on today I will be contacting the police and a lawyer for abuse to a disabled child because that's all this place is doing to my son he can only have liquids thru his tube how can I keep his medical equipment clean with no water , just thought I would let people know this is how they really treat there tenants instead of a home we live in a horrible disrespectful uncaring community.

I only gave five stars to be on top reviews Clover Estates offers free cable and internet. That is the ONLY thing good about that park. My friend lived there and there are so many issues. They say no dogs over 18”, but there are tons of big dogs that are puppies, which do not count as grandfathered in, along with breeds listed in the rules as not allowed. The manager Sandy will go into yards and peek through windows if she suspects anything going wrong inside. Sandy also accepts cash payments when she shouldn’t because that is against the rules as well. You are told you are not allowed to park on the street overnight, so heaven forbid you want a guest over night or your family. The kids in the park are not allowed to do anything but walk, bike ride or play basketball, because they are told they are “loitering” by Sandy if they stand still or sit anywhere in the park besides their yard. There are not enough dumpsters for the amount of trailers in the park and they should have certain roads assigned to the dumpsters on certain days. People walk through yards all day long which is not allowed. I also can’t even bring my dogs with me to visit anyone because “visitor dogs are not allowed”. That is ridiculous. This is an over all, horrible place to live, let alone visit.

They own wooded property that is directly surrounding the park. All summer there are dirt bikes that ride from down till dusk all summer. It is VERY LOUD. Nothing is done to stop it. So if you dont mind living next to a motocross track, then you'd be okay.
