Hidden Oaks Mobile Home Park About

For Michiganders considering an alternative housing solution that combines affordability, community, and a peaceful environment, Hidden Oaks Mobile Home Park in Fruitport presents a compelling option. Mobile home parks, often referred to as manufactured home communities, provide a unique avenue to homeownership. Residents typically own their homes while leasing the land, which can result in significant financial advantages compared to traditional home purchases or even standard apartment rentals. This model offers stability and the opportunity to build equity in your home, often at a more accessible price point.

Michigan's housing market, like many across the nation, can present challenges for those seeking affordable living. Manufactured home communities like Hidden Oaks play a vital role in addressing this need by offering a diverse range of housing options. These communities are increasingly featuring modern, energy-efficient homes with updated amenities, dispelling older stereotypes. Beyond the financial benefits, many mobile home parks cultivate a strong sense of community, fostering neighborly connections and providing shared spaces that enhance the quality of life for residents. Hidden Oaks Mobile Home Park, with its blend of families and older residents, embodies this community spirit, providing a supportive and pleasant living environment in the beautiful Fruitport area.

Hidden Oaks has been a long-standing community for many residents, with some calling it home for over 20 years. This longevity speaks to a stable environment, while recent upgrades, including the replacement of older trailers with brand new ones, demonstrate a commitment to modernizing and improving the living experience. This dedication ensures that Hidden Oaks remains a relevant and attractive option for those looking to settle in Fruitport.

Services Offered

Lot rent for Hidden Oaks has been noted around $614/month (as of recent data), though this is subject to change and should be verified with the park management.
  • Community Management: On-site management is typically present to oversee daily operations, address resident concerns, and ensure adherence to community rules.
  • Utilities (Hookups): Essential utility hookups are provided at each lot for public water and sewer, and natural gas connection, though residents are responsible for their individual utility bills.

  • Diverse Community Mix: The park boasts a "great" mix of residents, including "lots of young families and nice older people." This blend can foster a dynamic yet respectful community atmosphere.
  • Adjacent County Land for Exploration: A unique feature is the "forest behind the park" which is "county land and free to explore." This provides residents with direct access to extensive natural areas for walking, hiking, and enjoying the outdoors, essentially extending their backyard.

Promotions or Special Offers

Hidden Oaks Mobile Home Park, as managed by IMPACT Communities, offers specific programs and incentives that can be considered promotions or special offers for prospective and current residents. While these are not always traditional "discounts," they provide financial benefits and rewards:

  • Rent Credit Program (RCP): This is a significant offer. Residents in good standing who pay their rent on time and maintain their homes can earn "reward credits." These "Rent credits are equal to 100% of the home rent paid by the resident" and can be applied towards the purchase of a home within the community, gaining value up to 20% of the home's price. This program essentially rewards responsible tenancy with a pathway to homeownership within the park.
  • Refer-A-Friend Program: Hidden Oaks incentivizes referrals. Residents can receive:
    • $700 when a friend moves their own home to the community.
    • $500 when a friend buys one of their homes.
    • $250 when a friend rents one of their homes.
This program benefits existing residents and encourages community growth.
  • New Home Availability: The ongoing process of "pulling out old trailers from the 80s and replacing them with brand new ones" signifies that new, modern manufactured homes are regularly becoming available. While not a "promotion," it means prospective buyers have access to updated housing options directly from the community.
  • Short-Term Lease Options: The availability of month-to-month and short-term lease options (which can include homes for rent) offers flexibility, which can be a valuable "offer" for individuals who prefer not to commit to a long-term lease immediately.

For the most precise and up-to-date information on available homes, rental options, lot rent, and current programs like the Rent Credit Program or Refer-A-Friend incentive, interested individuals should contact Hidden Oaks Mobile Home Park directly.

Lived here 20+ years. The people are great; lots of young families and nice older people. There are lots of cons, though. Lot rent and other expenses are slowly getting higher. There's a lot of rules about what you can and cannot put in your yard (No pools, no storing boats or trailers, no big fences, etc. etc.) A lot of the people let their dogs run around without a leash and thus poop anywhere. Lots of kids without supervision, constantly playing around in the road. It's extremely safe, quiet, and peaceful. The forest behind the park is county land and free to explore. There's even a playground maintained by the owners. They've started pulling out old trailers from the 80s and replacing them with brand new ones. If you own a trailer already, you'd probably like it here. But leasing or renting one probably isn't worth the cost or the trouble.

One of the worst places to live. Lot rent is so expensive and you have nothing besides a lot your house is on but they keep jacking up lot rent. Would not recommend it.

I have mixed feelings about this mobile home park. The park has been bought out by RV Horizon about a year ago. Everyone's lot rent went up twice in the last year. We now have to pay for water and trash pick up. Trash and water used to be included. Just recently the owners offered free cable. So in a way by having cable it all evened out with the bills living here. Just a FYI DEFINITELY make sure you keep all paperwork and receipt stubs for lot rent and or house payments. Also if your late on your monthly payment they will charge you $50.00.. They just hired some maintenance guy which has no clue how to run or manage a park. God help us..🙄 Here's the good about the park.. We had excellent park management but they got fired for being good people, they did everything for everyone. This community is quite with young families and elderly which is nice.

This used to be a great park to be in until they got bought out by an out of state company. So lot rent is ridiculous and on top of that you have to pay EVERY utility separate. Only thing included in rent is cable and internet. Still not worth what we pay to live in a trailer park though! Also in the beginning on the year they let go two amazing park managers who would do anything for anyone. Pretty much got let go for being nice people. Park is going down hill fast. For what you pay in rent here you mite as well go get a house!

My Wife and I have lived here for 12 years. Just recently the park came under new ownership. They have made many improvements to the park. Repaving the roads and offering free charter high speed internet and tv select.
