Concord Manufactured Community About

Introduction / Overview

For many residents across Indiana, finding housing that balances affordability with independent living can be a challenge. Concord Manufactured Community in Waterloo offers an alternative solution within the realm of mobile home parks, also known as manufactured home communities. This unique housing model allows residents to own their manufactured home while leasing the land it sits on. This often translates to a more accessible entry point into homeownership and potentially lower monthly housing costs compared to traditional site-built homes, making it an attractive option for a diverse range of individuals and families in the Hoosier State.

Concord Manufactured Community, located at 650 N Washington St, Waterloo, IN 46793, USA, is an established park with approximately 110+ mobile homes. Public records indicate that some homes within the community are older, with a portion of the northern area located in a floodplain. Reviews from past residents, while mixed, point to historical challenges regarding road conditions and maintenance upkeep. One review notes, "This place used to look beautiful 15 years ago," suggesting a past period of higher aesthetic standards. Another deeply concerning review highlights significant issues with maintenance response times for essential services, including heat and sewage. These candid insights suggest that while manufactured home communities generally aim to provide a structured living environment with shared responsibilities and community guidelines, the quality of management and upkeep can vary. Prospective residents should approach with thorough due diligence, focusing on current conditions and management's responsiveness to concerns, as direct communication and clear expectations are key to a positive living experience in any community. Despite past challenges, the fundamental concept of a manufactured home community like Concord offers an accessible and independent living arrangement for those seeking an alternative in Waterloo.

The primary suitability of this community lies in the inherent affordability often associated with manufactured home living. However, it is paramount for any local considering Concord Manufactured Community to be fully aware of the serious concerns highlighted in public reviews regarding maintenance, road conditions, and alleged issues with management accountability. Acknowledging these challenges, for those who are prepared to rigorously investigate current conditions, verify all claims, and ensure robust communication channels are in place with management, the park still offers the fundamental benefit of a potentially very low-cost housing solution. For locals prioritizing extreme affordability above all else, and who are willing to navigate potential challenges proactively, Concord Manufactured Community serves as an option for independent living within Waterloo, Indiana. Thorough investigation and clear, documented agreements are essential steps for any prospective resident.

The crime hasn't been too bad but wow. How long are they gonna keep these roads bad and trailers run down. Plus the upkeep on the park isn't appeared to be the best. Do better concord. This place used to look beautiful 15 years ago. Now it looks like pontiacstreet in the fort

It took them two months to get me heat and to fix quite a few things. There was raw sewage underneath my trailer and they didn’t clean it up. My sewer pipe was in half and when I told them that there was liquid coming out from underneath my trailer they didn’t fix until after two months of living there. They will try to hold you accountable for things that were already messed up to save themselves. Would not recommend this place AT ALL!!! FIND SOMEWHERE ELSE TO LIVE!!

Do not even think about moving here. I lived here five years. Lot rent went from 220-480 a month for no real improvements. They fixed up the trashed infested trailers to rent for 1,000 dollars a month. They have sold it and resold it. Every park manager so far has stolen from us by faking the water bill. We thought that was resolved with the new owners ( btw they are a super secret no one knows who they are) and the office won’t give that info out. We received an updated contract that you had to offer the trailer you own to the park to buy first. As we did. We signed paperwork 1/11/24. Over thirty days ago. We still have not received payment from the park all we get is non answers and the run around. Pay me my money so I can wash my hands of this place.

I think this is a good community to live. They are quick to call out a speeder. Which is awesome because they have kids that live and play around in the park. Across a field from dollar general. Pay was not bad.
