Introduction / Overview
For New York State residents seeking an affordable, long-term residential solution with more space and privacy than traditional apartments, Country Meadows Mobile Home Park in Batavia presents a compelling option. Located in Genesee County, this community is a large, established manufactured home park, built in 1972, featuring over 200 units that serve residents of all ages. It stands as a significant provider of accessible housing in the Western New York region.
Country Meadows offers a blend of owned mobile and manufactured homes on rented lots, appealing to individuals and families who desire the benefits of home ownership—such as more privacy and the ability to build equity—at a generally lower cost compared to site-built homes. The park is managed by Cook Properties, a firm that owns numerous manufactured home communities across New York State. The community is positioned to capitalize on the lower cost of living typical of Western New York, offering proximity to both the amenities of Batavia and the larger metropolitan areas of Buffalo and Rochester.
It is important for prospective residents to understand that this is a mature, long-term residential community, not a transient vacation spot. While the environment is often praised for having a friendly neighborly feel and providing a peaceful countryside location, the provided reviews indicate significant and consistent challenges regarding property management responsiveness and park maintenance, particularly concerning potholes, utility issues (such as water fees), and general upkeep. Prospective residents should investigate current conditions and management practices thoroughly before committing.
Location and Accessibility
Country Meadows Mobile Home Park is conveniently situated at 5121 Clinton Street Rd, Batavia, NY 14020, on the eastern edge of the City of Batavia. This location in Genesee County is highly strategic for New York residents.
Accessibility is one of the park’s main advantages. It is located approximately ten minutes from the Batavia Thruway Exit (I-90), making commuting and regional travel simple. This connectivity allows residents to easily access the economic and cultural centers of Western New York: Rochester is roughly a 42-minute drive, and Buffalo is about 48 minutes away. This makes Country Meadows an accessible option for those who work in the larger cities but prefer the tranquility and affordability of small-town living.
Locally, the community offers excellent proximity to daily necessities. Residents are just minutes away from Batavia’s retail, shopping centers (like Eastown Plaza and Batavia Commons), dining, and key services, including the United Memorial Medical Center. Educational needs are met by the Byron-Bergen School District and the nearby Genesee Community College. While the community is generally considered car-dependent, its easy access to the interstate and local amenities makes it a practical location for WNY residents.
Services Offered
As a manufactured home community, Country Meadows provides the necessary infrastructure and management services to support permanent residential living.

Conclusion: Why This Place Is Suitable for Locals
Country Meadows is highly suitable for New York State locals, especially those in the Western New York area, because it offers an important entry point into the housing market. For New Yorkers seeking to own their home and enjoy a quieter, country-side lifestyle without moving far from the employment centers of Buffalo or Rochester, this community presents a compelling, budget-conscious choice. The ability to own a home, gain more space and privacy, and benefit from the relatively lower cost of living in Genesee County are significant advantages that draw local residents.
The community thrives on its strong social network, where residents genuinely enjoy their neighbors, a factor often cited as making the neighborhood feel like home. However, prospective buyers and renters must weigh the highly desirable home affordability and neighborly atmosphere against the documented challenges regarding maintenance, management communication, and unexpected costs (such as high water fees). For those prepared to engage collectively with management, or for those who prioritize location and a spacious home over immediate management responsiveness, Country Meadows offers a foundational housing solution in the Empire State. It remains a key residential option for New Yorkers dedicated to finding an affordable and stable place to live in the WNY region.

There is no way to communicate with park staff. The phone numbers are out of service and they ignore emails. If you want to have 2-6 people soliciting and leaving flyers on your doors and in your yard, this is a great place. The potholes are terrible. They incorrectly installed my mom's stove and there was a gas leak, almost killed my parents. The house is only a few years old and all the sinks and toilets leak. The people here are awesome, but the park staff is terrible. They overcharged my bf and said they would issue a refund and never did. That month many residents were overcharged. A petition was started and passed around and sent to the state. We love the hands off approach with park staff, because they are not annoying people, but issues remain unresolved. Their yard waste dump area is filled with massive amounts of yellow jackets, don't ever go back there. My mom and I suffered 10+ stings each just tossing some sticks in. We only survived by jumping in the car. Some kids around here are going to get seriously hurt there. There is a new couple next door to my mom who drinks all day, fights, and pounds on my mom's door terrorizing her and threatening her. Their dog is never on a leash. We had to install cameras but I fear for my mom safety because the dog growls and barks at us when we are outside.
Mar 12, 2024 · Roberta WhiteCooks has done absolutely nothing to maintain this park. They've dumped trash and debris right next to somebody's home, the potholes have not been fixed, dogs are constantly running loose, and there's zero communication with the property managers. They ignore both phone calls and emails. On the bright side, all of the neighbors are friendly and don't cause any issues.
Feb 02, 2024 · ColeMy mother in law bought a trailer for 2k she was told it was good and needed very little done to it. It had electric, water, everything. Well my fiance flew to NY from AZ to help not only did my mother in law in her 70s have a trailer with OIL HEATING THAT'S ILLEGAL AND OUTDATED AND EXPENSIVE TO CONVERT THE HOME HAD NO PIPES UNDER THE TRAILER!!!! cook property is terrible her previous trailer owned by them was a POS and they literally moved a gigantic single trailer on her property line giving her no privacy and her roof was caved in. These people BELONG IN JAIL! LOOK ELSEWHERE and BEFORE BUYING NEVER TAKE SOMEONE'S WORD! I own a manufactured home in AZ and put 50k in it already paid 25k cash then almost 51k remodeling and 20k for new HVAC system when my 99 trailer had a 73 hot water tank and 96 HVAC system it was all OLDER THEN THE DAMN HOME. but I didn't pay 80 bucks for a inspection so save your time and money and get a inspector they look inside and out they check under the house to. ALWAYS GET A INSPECTION BEFORE YOU BUY! then what needs to be fixed you get it taken off the asking price. Your welcome for that fact. Also lemon laws still applies to manufactured homes they are considered vehicles you get a title from the motor vehicle dept so do your due diligence research things. This place deserves all the law suits against it. A few neighbors told my fiance the trailer was supposed to be torn down but they took advantage of a 72 yr old! That's just disgusting. They knew it was uninhabitable. I told them get statements , call housing authority, then can the news!
Apr 28, 2024 · Maria GelardoY'all should be ashamed of yourself for the prices you charge and the condition of your park. If you think you're running a successful business in any form that's laughable. Fix your roads and how about you actually support the people that live here. Shame on the business owmers
