  • Lot Rental: The primary service involves renting the land (lot) upon which residents place their manufactured or mobile homes. This rent typically covers the use of the lot and access to the park's common infrastructure.
  • Utility Hookups: Each lot usually comes equipped with ready connections for essential utilities, including water and sewer. Residents typically arrange for their own electricity and natural gas services directly with local utility providers.
  • Waste Management: Regular trash collection services are commonly organized and managed by the park, contributing to the cleanliness and convenience for residents.
  • Road Maintenance: The park management is typically responsible for maintaining the internal roads within the community.

  • Rules and Regulations: To ensure a harmonious living environment, the park establishes and enforces a set of rules and regulations pertaining to property maintenance, noise levels, pet policies, and other community standards.

Features / Highlights

Countryside Mobile Home Park, like other communities of its type, offers specific features and highlights that appeal to its target residents. While some public feedback highlights areas of concern regarding management and property standards, the fundamental aspects that define a mobile home park include:

  • Affordable Housing Option: A primary highlight is the affordability of living in a mobile home park compared to traditional homeownership or many apartment rentals in the Columbia City area. This makes it an accessible housing solution for individuals and families on various budgets.
  • Individual Home Space: Residents typically enjoy more personal space than in apartment living, with their own individual mobile home and often a small yard area, providing a greater sense of privacy and outdoor enjoyment.
  • Community Structure: Mobile home parks often foster a distinct community atmosphere, where residents may experience a sense of neighborhood and interaction among their neighbors.
  • Location in Columbia City: The park's setting in Columbia City provides residents with access to the town's local amenities, including schools, shops, and community events, offering the benefits of small-town living.
  • Potential for Homeownership: For many, purchasing a manufactured home within a park offers a pathway to homeownership that is significantly less expensive than buying a traditional house, providing a sense of investment and stability.
  • Utilities and Infrastructure: The provision of ready utility hookups for water, sewer, and access to electrical/gas services simplifies the process of setting up a household for new residents.

It is important for prospective residents to understand that the "features" and "highlights" of a mobile home park are often tied to the inherent structure of this housing model, focusing on affordability and individual dwelling space within a community.

Promotions or Special Offers

Mobile home parks, particularly those focused on long-term lot rentals and residential living, typically do not offer short-term promotions in the same way retail businesses or even apartment complexes might. The primary "offer" of a mobile home park is its core value proposition: providing affordable housing solutions. Therefore, specific "promotions" like discounted rent for a limited period or move-in specials are less common.

However, potential incentives or pricing considerations that could be relevant at Countryside Mobile Home Park might include:

  • Competitive Lot Rent: The ongoing lot rent is often set to be competitive with the local market, making it a continuously affordable option compared to other housing types in Columbia City.
  • Fixed-Term Lease Benefits: Sometimes, parks may offer stability or fixed rates for residents who commit to longer-term lot leases (e.g., 12-month agreements), though this is more about lease structure than a promotional discount.
  • Availability of Homes for Sale/Rent: If the park management facilitates the sale or rental of mobile homes within the community, there might be specific pricing or financing terms on those units. However, the provided information does not detail this, suggesting residents typically own their homes and rent the lot.

Given the public feedback, it is highly advisable for any interested party to directly contact Countryside Mobile Home Park for the most accurate and current information regarding lot availability, rental costs, application fees, and any specific terms or conditions that apply. This direct communication is crucial for understanding the financial aspects and expectations of residency. There are no public promotions specifically advertised for Countryside Mobile Home Park.

Was scammed out of 1000 dollars and then ghosted. Can't even keep track of who's selling their trailers. Lied and tried to say I have a criminal record and I don't. Glad I didn't pay 50 dollars for their ridiculous standards. Dump trailers yet need pristine credit what a joke!!!

Vicky Campbell is a vicious lunatic who should NOT be allowed to manage the property. I have been screamed at and threatened with criminal trespass multiple times for parking in empty parking spaces of house-less lots while visiting a friend. She has threatened to have my car towed for parking too close to the grass or facing the wrong direction when parking and left fake tickets on my windshield. I have witnessed her scream angrily at children and adults from inside her pick up truck for playing in or near the street. She does not make her family pay lot rent. She lied to the Whitley County Court about drug use and domestic violence in order to have 2 tenants and their children evicted solely because she didn't like them. I have tried contacting the corporation that actually owns the park but to no avail. Don't move here, it's not and never will be worth your money, time, or safety.

Pleasant. Clean. Here 5 years.. Don't think drugs are a problem. And, yes, manager can be loopy, but nice loopy and friendly. Just pay your rent on time, keep your place clean and presentable and follow the rules and you will have no problems and the park will remain nice. The maintenance couple are great!

The only thing I ever hear about from 5 people plus is about how the manager Vicky harasses people and looks in people’s windows. I would definitely not look into this one unless she is gone

Ok, so we found a mobile home in this court. Prior to purchasing...we wanted to be approved thru the court. I've lived in mobile home courts since i was in 6th grade. Im 33 now. Never in my life have i ever ran across a court with zero luxury ammenities, run a background check. 250/mo for lot rent. No clubhouse, no gate for park, no pool. But expects everyone in the court to have flawless credit. If we had flawless credit....we would buy a brick & mortar home.
