Darby View MHP About

For Ohioans considering manufactured home living as a housing solution in the Columbus area, Darby View MHP is a community that may appear on your radar. Located within the capital city, it represents one option for individuals and families exploring alternatives to traditional stick-built homes. Like any significant housing decision, understanding the specifics of a manufactured home park, including its management, policies, and the experiences of its residents, is crucial for making an informed choice.

Darby View MHP operates as a manufactured home park where residents typically own their homes but lease the land they sit on. This model of housing can offer a unique blend of homeownership and community living. However, it's essential for prospective residents to conduct thorough due diligence, as the experience can vary significantly based on individual circumstances and management practices. The provided review indicates that some residents have faced challenges, particularly concerning access to utilities and communication with management after a home purchase. This highlights the importance of clarifying all terms, services, and expectations in writing before committing. While the concept of manufactured home communities offers an accessible entry point into homeownership for many Ohioans, ensuring that essential services like water, electric, and gas are reliably available at a purchased lot, and that management is responsive, are critical factors for a positive living experience. Understanding these dynamics is key for any Ohio resident exploring Darby View MHP as a potential place to call home.

Darby View MHP is situated in Columbus, Ohio, providing its residents with urban access. The community's address is 755 Stelzer Rd #2, Columbus, OH 43219, USA. This location places it along Stelzer Road, a well-known thoroughfare in Columbus, indicating its integration within the city's network.

Being located in Columbus offers residents significant advantages in terms of accessibility. The community is positioned to allow relatively easy access to various parts of the city via major roadways. For individuals who commute for work or need frequent access to Columbus's amenities, this location can be quite convenient.

A notable point of accessibility is its proximity to John Glenn Columbus International Airport. For those who travel frequently or work at the airport, the short distance can greatly reduce commute times. Additionally, popular destinations for shopping, dining, and entertainment, such as Easton Town Center, are typically within a manageable driving distance from the Stelzer Road area. This provides residents with a wide array of options for retail, restaurants, and leisure activities without having to venture far from home. While the specific walkability of the immediate vicinity might vary, the overall strategic placement within Columbus means that residents generally rely on personal vehicles for transportation but benefit from being close to major urban conveniences. This blend of community living and city access is often a key consideration for Ohioans seeking housing solutions in the capital region.

As a manufactured home park, Darby View MHP would typically offer core services that facilitate the living arrangements for its residents. Based on the general operational model of such communities and the context provided, these services usually include:

  • Manufactured Home Lots for Lease: The primary service is providing prepared lots for residents to place their manufactured homes. These lots typically come with utility hookups ready for connection.
  • Utility Connections: Essential utilities such as water, electric, and gas connections are fundamental. However, the provided review specifically highlights a concerning issue where a purchased home on a lot in a Mechanicsburg park (presumably managed by the same company) had "no access to water, electric or gas." This indicates that while connections are expected, their immediate availability and functionality must be explicitly confirmed for any specific lot at Darby View MHP. In Ohio, mobile home parks are generally required to make utilities available, and the park operator is responsible for maintaining electrical systems.
  • Community Management: A management team is responsible for the overall operation of the park, including lot leasing, enforcing community rules, and addressing resident concerns. The review suggests challenges with management responsiveness, noting difficulty in reaching the manager via phone calls or emails for an ongoing issue.
  • Roads and Infrastructure Maintenance: The park would be responsible for maintaining internal roads and general infrastructure within the community.
  • Pet Policies: While not specified in the provided information for Darby View MHP, most manufactured home parks have policies regarding pets, often with specific rules about size, breed, and leashing.
  • Home Sales (Potentially): Many manufactured home park companies also engage in the sale of new or pre-owned manufactured homes, either directly or through affiliated entities. The review mentions buying a mobile home from "this company," suggesting such a sales arm might exist.

Given the significant concern raised in the review regarding utility access and management communication, prospective residents are strongly advised to verify the immediate availability and functionality of all utilities for any specific lot they are considering, and to establish clear lines of communication with management before signing any agreements.

Darby View MHP, as a manufactured home park, offers a specific type of living arrangement with certain inherent features. While the provided review highlights a significant negative experience for one customer concerning utility access at another park managed by the same company, we can discuss the general features and highlights that are typically associated with this type of community in Ohio.

  • Affordable Housing Option: Manufactured home parks often present a more accessible pathway to homeownership or affordable rental living compared to traditional housing markets in urban areas like Columbus. This can be a key highlight for Ohioans looking for cost-effective housing solutions.
  • Community Setting: Manufactured home communities are designed to foster a neighborhood environment, offering a sense of community among residents. This can be appealing to those who prefer a close-knit living experience.
  • Individual Home Space: Unlike apartments, residents in a manufactured home park typically have their own detached home with a dedicated lot, providing more privacy and often a small yard space.
  • Proximity to Urban Amenities: Located on Stelzer Road in Columbus, Darby View MHP benefits from its accessibility to major city attractions. This includes easy access to Easton Town Center for extensive shopping, dining, and entertainment, as well as John Glenn Columbus International Airport, which is a significant advantage for commuters and travelers.
  • Established Infrastructure: As an existing park, Darby View MHP would have existing infrastructure for utilities (though the functionality of hookups on specific lots, as per the review, requires verification) and internal roads.

It is crucial to note the severe concern raised in the customer review about a lack of utility access for a purchased home and unresponsive management. While these are details from a specific, negative experience, they serve as a critical caution. For any prospective resident, independently verifying the ready availability of all necessary utilities (water, electric, gas) at their chosen lot before finalizing any purchase or lease agreement, and ensuring clear and reliable communication channels with the current management, would be paramount.

As a manufactured home park, Darby View MHP's "promotions" or "special offers" would typically revolve around its core offering of affordable housing and lot rentals, rather than consumer-style discounts on products. However, based on the general practices of such communities and the limited information, we can infer potential aspects:

  • Affordable Homeownership Entry Point: The primary "offer" is the potential for a more accessible path to homeownership compared to the often higher costs of traditional homes in the Columbus area. This can be a significant financial advantage for many Ohioans.
  • Value of Lot Rent: The monthly lot rent covers the lease of the land and usually includes some basic community services (though the review indicates additional utility charges like sewer are separate and can change). Understanding what exactly is included in the lot rent is key to assessing its value.
  • Home Purchase Options: If the company associated with Darby View MHP also sells manufactured homes, they might have specific pricing or financing options available for homes purchased for placement within their parks.

However, it is critical for any prospective resident to be aware of the severe negative experience described in the provided review, which mentions:

  • Ongoing Issues with Utilities: A customer reported purchasing a home for a lot with "no access to water, electric or gas," making it impossible to move in for an extended period. This represents a significant potential hurdle.
  • Unresponsive Management: The review states that "The manager will not answer my phone calls or emails" regarding these critical issues, leading to a prolonged and distressing situation.
  • Warning to "Beware!": The reviewer explicitly advises others to "Not a serious company, you will save yourself a great deal of heartache if you buy elsewhere."

Given these strong warnings, any "promotional offer" would be entirely overshadowed by the necessity for extreme caution. Prospective residents should not rely on assumed offers but instead proactively verify every detail. This includes:

  • Confirming Utility Availability: Before any financial commitment, obtain written confirmation that all necessary utilities (water, electric, gas) are fully functional and ready for immediate hookup on the specific lot you are considering.
  • Clarifying All Costs: Get a detailed breakdown of all fees, including lot rent, utility charges, and any other potential charges (e.g., parking fees, administrative fees), in writing.
  • Verifying Management Responsiveness: Attempt to communicate with management regarding specific questions or concerns before moving forward to gauge their responsiveness.

In summary, while manufactured home parks offer inherent value, the provided feedback for Darby View MHP (or the company managing it) strongly suggests prioritizing due diligence over any implied or perceived promotional benefits.

Thorough and direct communication is paramount to ensure a clear understanding of the terms and conditions of living at Darby View MHP.

Darby View MHP, located in Columbus, Ohio, presents a housing option for locals, particularly those seeking specific characteristics in their residential choice. Its suitability for Ohioans is highly dependent on individual priorities and the current state of its operations.

On one hand, the appeal of a manufactured home park like Darby View MHP for Ohio residents often lies in its potential to offer a more affordable pathway to homeownership within an urban setting. For those for whom traditional housing in Columbus is financially out of reach, owning a manufactured home and leasing a lot can represent a viable alternative. The location on Stelzer Road also provides excellent accessibility to key Columbus amenities, including major shopping and dining at Easton Town Center and convenient access to John Glenn Columbus International Airport, which are significant advantages for commuters and active residents. The concept of a community setting can also appeal to those who desire a neighborhood feel.

However, it is imperative for any Ohioan considering Darby View MHP to be fully aware of the serious concerns highlighted in the provided customer review. The reported issues of a purchased home on a lot lacking essential utility access (water, electric, gas) and, critically, unresponsive management, are red flags. Such problems can lead to significant financial strain and immense frustration, making a new home uninhabitable. The explicit warning from a past customer to "Beware!" and "buy elsewhere" underscores the importance of extreme caution.

Therefore, while the park's location and the general concept of manufactured home living might initially seem suitable, the suitability for any given Ohioan hinges entirely on thorough due diligence. Prospective residents must proactively:

  • Verify the immediate and fully functional availability of all utilities for any specific lot before any commitment.
  • Obtain all fee structures, including lot rent, utility charges, and any other recurring or one-time fees, in writing.
  • Attempt to establish clear and responsive communication with current management.

Without these critical verifications, the potential for significant negative experiences, as described by the previous tenant, makes a strong endorsement challenging. For Ohioans, choosing Darby View MHP means weighing the benefits of its location and housing type against the paramount need to ensure the fundamental aspects of living, like utilities and responsive management, are reliably in place.

If I could put minus stars, believe me I would... having bought a mobile home from this company, I find myself unable to move in.The Park in Mechanicsburg has sold me a home on a lot with no access to water, electric or gas.I need to be able to get the home ready to move into but that is impossible without the necessary utilities. The manager will not answer my phone calls or emails. This situation is on going since the thirteenth of August. Beware! Not a serious company, you will save yourself a great deal of heart ache if you buy elsewhere.
