This community provides opportunities for residents to rent or purchase manufactured homes, aiming to offer an accessible entry point into the housing market within the city. As with any significant housing decision, particularly in a community setting, understanding the full scope of what Northern Pines offers – from its location advantages to its operational aspects and resident experiences – is essential for making an informed choice.
Northern Pines Mobile Home Park operates as a manufactured home community where individuals can either rent homes directly from the park or lease a lot to place their own purchased manufactured home. This type of community is often sought after for its potential affordability compared to traditional single-family homes in urban areas. While the appeal of accessible housing is clear, the provided customer reviews offer a mixed perspective on the living experience at Northern Pines. One long-term tenant describes significant challenges with property maintenance, including dilapidated decks, broken appliances, pest infestations, and unresponsive management regarding repairs and security deposit returns. This highlights potential issues with property upkeep and resident support after move-in. Conversely, another resident, Lori, praises the professionalism and kindness of a staff member named Maribel, who provided invaluable assistance during her home purchase, emphasizing the human element of support within the community, especially during a difficult personal time. These varied experiences underscore the importance for prospective Ohio residents to thoroughly investigate all aspects of the community, ensuring that their expectations align with the realities of living at Northern Pines Mobile Home Park.

This address places residents within the Franklin County area of Columbus, known for its diverse neighborhoods and urban conveniences. The park's location offers a "somewhat walkable" score, meaning some errands can be accomplished on foot, but for larger needs, a car is generally required. However, the accessibility to public transportation is a notable advantage, as the community is located on a bus line, making commuting across different parts of Columbus easier for those who utilize public transit.
For daily needs, there are several shopping centers within a short walk or drive, including Banadir Shopping Center, Cleveland Innis Plaza, and Amos Shopping Center, all within approximately one mile. This ensures residents have convenient access to groceries, retail, and other essential services. Beyond immediate necessities, Northern Pines offers excellent proximity to broader Columbus attractions. It's approximately an 11-minute drive to John Glenn Columbus International Airport, which is highly convenient for frequent travelers. Northern Pines Mobile Home Park offers a range of services typical for a manufactured home community, designed to facilitate living for its residents. However, it's important to consider these services in light of the provided customer feedback, which indicates a mixed experience.
- Manufactured Homes for Rent or Purchase: The community provides options for individuals to either rent a manufactured home directly from the park or purchase a home and lease the lot. Listings indicate the availability of both new and pre-owned homes.
- Lot Rental: For residents who own their manufactured homes, the park offers lots for rent. This lot rent typically covers the use of the land and access to the park's infrastructure. Online information suggests lot rent can be around $525-$600/month.
- Utility Connections: Essential utility hookups are provided at each lot. These include public sewer and public water connections. Residents are responsible for their utility bills, which are separate from lot rent (e.g., water bill ~$37.73/month, sewer bill ~$38.81/month, trash bill ~$26.25/month as per a specific listing).
- Community Management and Leasing Staff: The park has a professional leasing staff and management team responsible for resident inquiries, home sales/rentals, and community oversight. A positive review highlights the helpfulness of a staff member, Maribel, in guiding a new resident through the home purchasing process, demonstrating a commitment to supporting new residents.
- Maintenance Services (with noted concerns): While maintenance services for park infrastructure and possibly for rental homes are typically offered, a customer review raises significant concerns about the responsiveness and effectiveness of maintenance for rented properties. Issues cited include dilapidated decks, broken appliances, cockroach infestations, and unrepaired blinds, with claims of slow or no resolution.
- Property Maintenance Expectations: While the community is responsible for overall park maintenance, residents are typically expected to maintain their individual lots. The prior review, however, points to challenges with property upkeep for rental units.
Prospective residents should thoroughly investigate the current state of maintenance practices and verify all terms related to home condition and repairs, especially if considering a rental unit.
Northern Pines Mobile Home Park possesses several features that might attract Ohioans looking for specific housing characteristics, while also highlighting areas that prospective residents should carefully consider.
- Affordable Housing Entry Point: One of the key highlights is its potential to offer a more affordable housing solution in Columbus compared to traditional homeownership. This can be particularly appealing to individuals or families looking to manage their housing budget more effectively.
- Central Columbus Location: Situated on Westerville Road, the park offers convenient access to a wide array of Columbus amenities. This includes proximity to shopping centers, educational institutions, major hospitals, and entertainment venues, as well as easy access to John Glenn Columbus International Airport. Its location on a bus line further enhances accessibility for non-drivers.
- New and Pre-Owned Home Options: The community provides both new and pre-owned manufactured homes, some featuring modern updates like newer roofs, siding, windows, and electrical panels. This allows for a range of choices based on budget and preference. Listings also mention new 2021 models with open concept living rooms and new AC units.
- Staff Support for Home Purchases: A significant highlight, as per a positive customer review, is the support provided by staff members like Maribel, who is praised for being "professional and kind" and going "above and beyond" to assist with the home purchase process. This indicates a helpful and patient approach to guiding new residents.
- Community Environment (potential): While individual experiences vary, manufactured home parks inherently offer a community setting where neighbors reside in close proximity, fostering a sense of neighborhood.
However, prospective residents must be aware of significant concerns raised in a detailed negative review, which include "dilapidated" property conditions for rented units (deck, broken fridge, blinds), pest infestations (cockroaches in a replacement fridge), unresponsive maintenance ("almost NEVER fix things"), and issues with security deposit returns. These points are crucial for a complete understanding of the living experience.
As a manufactured home park, Northern Pines Mobile Home Park typically offers value through its housing options rather than traditional retail-style "promotions" with coupons or limited-time discounts. However, its value proposition and potential "offers" can be inferred from its business model and available information.
- Affordable Rent-to-Own Homes: Northern Pines Mobile Home Park explicitly states on its BBB profile that it "provides affordable Rent-to-Own homes in a mobile home community." This is a significant "special offer" for Ohioans looking for a pathway to homeownership without requiring a large upfront purchase or traditional mortgage.
- Availability of New and Pre-owned Homes: The presence of "brand new" manufactured homes (e.g., a 2021 model mentioned with new AC) and updated pre-owned units provides modern living options that might be more accessible than buying a traditional stick-built home. The ability to purchase a home and lease a lot offers financial flexibility.
- Seller Financing Available (for some homes): One listing for a home in Northern Pines mentions "Seller financing available with large down payment." This can be a significant "promotion" for buyers who might face challenges securing traditional financing, making homeownership more attainable.
- Location-Based Value: The community's location on a bus line and its proximity to major shopping (Easton Mall mentioned) and the Linden Community Center adds value by reducing transportation costs and increasing access to amenities, which can be seen as an indirect "offer."
- Professional Support for Home Purchase: While not a discount, the positive experience with staff like Maribel, who is praised for her professionalism and helpfulness during the home purchase process, acts as a valuable service or "offer" in terms of customer support and guidance, especially for new buyers.
It is crucial for prospective residents to directly contact Northern Pines Mobile Home Park to inquire about specific rent-to-own terms, available homes, and any current financial incentives. Furthermore, due to the negative review regarding maintenance and property conditions for rental units, it is highly advisable to obtain clear, written agreements on all maintenance responsibilities and service expectations before committing.
For those interested in contacting Northern Pines Mobile Home Park in Columbus, Ohio, to inquire about their manufactured home options, here is the essential contact information:
- Address: 3137 Westerville Rd, Columbus, OH 43224, USA
- Phone: (614) 594-1914 (While the provided info lists (614) 239-7900, a BBB listing for Northern Pines Mobile Home Park shows (614) 594-1914 as its primary contact. It is advisable to try both numbers or confirm the correct one with a general inquiry.)
- Mobile Phone: +1 614-594-1914 (This is the mobile equivalent of the likely primary phone number.)
Given the mixed customer reviews, it is highly recommended that prospective residents engage in thorough and direct communication with the park management. When contacting them, it would be prudent to:
- Inquire specifically about their "Rent-to-Own" program and its terms.
- Ask about the process for maintenance requests and expected response times for both owned and rented units.
- Request to see available homes and lots in person to assess their condition.
- Clarify all fees, including lot rent, utility charges (water, sewer, trash), and any other potential costs.

A direct and detailed conversation will provide the most current and accurate information to help in your decision-making process.
Northern Pines Mobile Home Park in Columbus, Ohio, could be a suitable option for certain locals, particularly those seeking an affordable entry into homeownership or a rental within the city, provided they conduct thorough due diligence.
For Ohioans prioritizing accessibility, the community's location on Westerville Road is a significant advantage. Its proximity to major shopping centers like Easton Town Center, educational institutions, hospitals, and the airport, combined with being on a bus line, ensures that residents have convenient access to urban amenities and transportation. This connectivity can be invaluable for commuters and families who rely on city services.
Furthermore, the "Rent-to-Own" program and the availability of both new and updated pre-owned manufactured homes present a more accessible housing pathway for many Ohioans. For those who find traditional home buying challenging, this model, potentially coupled with seller financing, can make homeownership a reality. The positive feedback for staff members like Maribel, who assists with the home purchasing process, suggests that new residents can find support during their transition.
However, the suitability of Northern Pines for locals is heavily contingent on addressing the serious concerns raised by a past tenant regarding property maintenance and management responsiveness. Issues like unaddressed repairs, pest infestations in rental units, and disputes over security deposits are significant factors that could severely impact a resident's quality of life and financial well-being.
Therefore, while Northern Pines offers promising aspects in terms of location and housing accessibility, its suitability for any given Ohioan hinges on their willingness to proactively verify all conditions. Prospective residents must secure clear, written agreements on all maintenance responsibilities for their unit, understand all associated fees beyond lot rent, and ideally speak with current residents to gain a broader perspective on management responsiveness and community upkeep. For those who prioritize affordability and a central location and are prepared to thoroughly vet the property and its management, Northern Pines Mobile Home Park could be a viable choice in the Columbus housing landscape.
Customer Reviews
Terrible place to rent or lease from! If you rent from them, they will almost NEVER fix things that need fixed. The deck on the property we rented was literally dilapidated and they never came to fix it, our fridge was broken, took forever for a repair or replacement, they gave us one infested with cockroaches, then FINALLY gave us a new one. The blinds got broken when they were removing the old one and that never got replaced either. Rent always goes up but the property was disgusting. We moved out and never got a security deposit back or a list about charges against the deposit. Currently proceeding with filing with small claims to get back deposit back with interest. If you want to live in literal filth with the most unhelpful maintenance, go for it.
I was grateful to Maribel. She had answered every question whether it be on a weekday or weekend during my home purchase. She was professional and kind. My husband of 13 yrs died unexpectedly in January, and this move has been the hardest one for me. I need to hold my family together, and fight with my own disabilities. I've lived here a month now. Ive come to understand what's important. I bought this place with hope and joy, that I would be making new memories. Only time will tell. Lori
Management is very unprofessional every two years they change the people that are in the office... They got four new homes but their overpriced and all the other homes are old... The streetlights does not work so it's completely dark and very unsafe
It was an okay place. I would never live there again. Place tried to sell us a defective home that we had to move from because it had so many problems structure wise outside and under. Plus didn't tell you that the park had permanent visitors that won't leave such as roaches that the whole park has!!!!! That's why we left there. I would not recommend this place to live!!!! New manager is great but maintenance is not.
