Delta Mobile Home & RV Park About
For those seeking an RV park or mobile home community in the heart of the Mississippi Delta, Delta Mobile Home & RV Park in Sidon presents a story of transition and new beginnings. Under recent new management by Sandra Santos and her husband, this park is embarking on a journey to revitalize its facilities and enhance the resident experience. While past reviews may reflect older conditions, the current leadership is working to "rebuild and make this place a beautiful campground/mobile home park," aiming to transform it into a welcoming and well-maintained destination for both short-term RV visitors and long-term residents.
This park caters to individuals looking for affordable living options in the Mississippi Delta region, whether you're a long-term resident in a mobile home or an RVer seeking a convenient and budget-friendly stop. The commitment of the new management signals a positive outlook for the future, with efforts directed towards improving the park's overall appeal and functionality. It’s an opportunity to be part of a community that is actively undergoing a revitalization, fostering new connections and a potentially improved living environment.
Delta Mobile Home & RV Park is situated at 32800 Co Rd 512, Sidon, MS 38954, USA. Sidon is a small, unincorporated community located in LeFlore County, right in the fertile flatlands of the Mississippi Delta. This region is known for its rich agricultural history, unique cultural heritage, and blues music traditions, offering a distinctive backdrop for residents and visitors.
While Sidon itself is a quiet, rural area, the park's location on a county road suggests a peaceful setting away from major highway noise, yet still accessible. For those traveling with RVs, county roads in rural Mississippi are generally manageable, but it’s always a good idea to check local conditions. Sidon is positioned near state highways, which would connect you to larger towns and cities for more extensive services and attractions. For instance, the city of Greenwood, a larger hub in the Delta, is typically a relatively short drive away (approximately 15-20 miles), offering:
Grocery Stores: For all your essential supplies.
Restaurants: A wider variety of dining options.
Medical Facilities: Access to healthcare services.
Retail and Services: Banking, shopping, and other conveniences.
This balance allows residents and campers at Delta Mobile Home & RV Park to enjoy the tranquility of a rural setting while still having convenient access to necessary amenities in nearby towns. The charm of the Mississippi Delta also means there are opportunities to explore local history, enjoy regional cuisine, and experience the unique cultural fabric of the area.
Based on the nature of an RV park and mobile home community, Delta Mobile Home & RV Park likely offers the following core services, with the understanding that the new management is actively working on improvements:
RV Lot Rentals: Spaces equipped to accommodate recreational vehicles, typically offering various hookup options.
Mobile Home Lot Rentals: Designated plots for the placement of mobile or manufactured homes, catering to long-term residents.
Utility Hookups for RVs: Standard RV sites generally include:
- Water: Potable water connections at each site.
- Electricity: Access to electrical hookups (commonly 30 and/or 50 amp service).
- Sewer: Direct sewer connections for waste disposal, providing full hookup convenience for RVers.
Community Infrastructure: This would typically include internal roads for access to lots, and potentially shared green spaces. Given the feedback, the new management is likely focusing on upgrading and maintaining this infrastructure.
New Management Focus: The park is actively under new management. This suggests a renewed focus on improving the resident and guest experience, which would encompass various aspects of park operations and amenities.
While past reviews indicated issues with amenities like broken washers and dryers or mailboxes without keys, the new management's stated goal of "rebuilding and making this place a beautiful campground/mobile home park" directly addresses these concerns. Prospective residents and campers should inquire about the current status of these facilities, as improvements are likely underway.
The key features and highlights of Delta Mobile Home & RV Park, especially under its new management, can be summarized as:
Undergoing Positive Transformation: The most significant highlight is the park's transition under new management by Sandra Santos and her husband. This indicates a proactive effort to address past issues and create a more desirable living and camping environment. This is an exciting prospect for new and existing residents.
Affordable Living Options: As a mobile home and RV park, it inherently offers more affordable housing solutions compared to traditional stick-built homes, which is a major draw for many in the region.
Community Focus: One long-term resident highlighted forming "great friends with Sandra and her family," indicating a personal and friendly approach from the new management, fostering a sense of community among residents.
Quiet Rural Setting: Located in Sidon, the park offers a peaceful and quiet environment away from the hustle and bustle of larger towns, ideal for those seeking tranquility.
Versatility for RVers and Long-Term Residents: The park caters to both transient RV travelers needing a convenient stop and individuals looking for a long-term place to reside in their mobile home or RV.
Potential for Improvement: While acknowledging previous conditions, the new management's rebuilding efforts suggest a future with better landscaping, updated facilities, and more professional maintenance, making it a promising option for those willing to see its potential.
It's important for prospective visitors and residents to understand that while a transformation is underway, the park may still be in the process of implementing all desired updates. However, the positive sentiment from a long-term resident about the new management's efforts is a strong indicator of a positive shift.
Information regarding specific promotions or special offers for Delta Mobile Home & RV Park is not publicly available in the provided data. However, as is common with RV parks and mobile home communities, particularly those focusing on longer-term stays and undergoing revitalization, potential offers might include:
Introductory Rates: New management might offer special introductory rates for new RVers or mobile home residents to attract new clientele and showcase the ongoing improvements.
Long-Term Stay Discounts: Monthly or even seasonal rates are almost certainly more economical than daily or weekly rates for RV sites, making it appealing for those needing extended accommodation.
Lease Incentives: For mobile home lot rentals, there could be incentives for signing longer leases, such as a waived deposit or a reduced first month's rent. This would need to be confirmed directly with management.
Given the park is under new management and focusing on rebuilding, direct inquiry is the best way to understand current pricing structures, availability, and any specific deals they might be offering to new residents or guests. This also provides an opportunity to discuss the ongoing improvements and projected timelines for updated amenities.

Customer Reviews
Now it’s under new management. Sandra Santos and her husband has an awesome job at rebuilding and making this place a beautiful campground/mobile home park during my stay there many years ago I became great friends with Sandra and her family and her children and to this day, six years ago, we are still in contact and became great friends.
I have been on this property 19th month prior to now. This park is so awful and run down. Needs major updating. Landscaping and well maintained and management is not at all professional and 1 maintenance man can’t do everything that’s needs to be updated. I liked it here and now it so bad I think corporate needs to come visit and see how ruin down it is. Washer and dryer are both broke and mail boxes don’t have keys. Very very shocked
I live here for a year in the apartments, they are so much better now with fixing things you need to be fixed. Plus it's right outside of town so it's peaceful. Also the landlord is very sweet and thoughtful.
I give 5 stars to sandra. She's been very awesome. If I have any questions or need help with anything she tries her best no matter how much time it takes to get it done or whatever so does good.compared to the last guy we had she is the greatest and the things she doing for our lil community is just the greatest. She keeps it quiet here. If I have any problems which is rarely she is right own it or telling me what to do to solve it which is great. I appreciate her for all she does and she's the nicest person. Thank you sandra. I love it here.
I cannot believe you are raising my rent from $200.00 a month to $210.00 a month. This is outrageous. I am on a very fixed income and barely can make it on what i receive monthly. Your park is in shambles, the roads are pitiful, pot holes big enough you could lose your vehicle in, the water stays off more then on. You really have no right to do this. If you would get off of your greedy money hungry butts and put some money into this place it might be fair to raise it but as of now this is totally stupid!!!!!! Robert Lott
