Edwards Mobile Home Park About

For individuals and families in Illinois considering alternative housing options, particularly in the Metro East region, manufactured home communities often come into consideration. Edwards Mobile Home Park in Granite City, Illinois, is one such community that has been part of the local housing landscape. Manufactured home parks typically aim to provide a more accessible entry point into homeownership or rental compared to traditional stick-built homes, often fostering a sense of community among residents.

The concept of living in a mobile home park can appeal to those seeking a more simplified lifestyle, potentially lower property taxes (if owning the home but leasing the lot), and a close-knit neighborhood feel. In a city like Granite City, known for its industrial history and proximity to St. Louis, such communities offer a distinct residential choice. This article will provide an overview of Edwards Mobile Home Park, discussing its location, the general services typically offered by similar communities, and other relevant information for locals in Illinois who might be considering this type of housing. It's important for prospective residents to gather comprehensive information to make an informed decision when exploring any housing opportunity.

Location and Accessibility

Edwards Mobile Home Park is located at 3113 W Chain of Rocks Rd, Granite City, IL 62040, USA. This address places the community in Granite City, a significant city in Madison County, Illinois, forming part of the greater Metro East region and the St. Louis metropolitan area.

The location on West Chain of Rocks Road provides residents with access to local amenities and transportation routes. Granite City benefits from its proximity to major interstate highways, including I-270 and I-55/70, which connect to the broader St. Louis metropolitan area. This accessibility is crucial for residents who commute for work in St. Louis or other nearby Illinois cities. While specific public transportation links directly to the park might vary, Granite City generally has local bus services that could offer connectivity to various parts of the city. Residents would likely find nearby access to essential services such as grocery stores, local dining establishments, and retail options within a short driving distance in Granite City. The area offers parks and recreational facilities, and the broader Metro East region provides numerous cultural and entertainment opportunities. Prospective residents should consider the surrounding area's characteristics, including any industrial presence, which is common in parts of Granite City, when assessing the overall suitability of the location.

Services Offered

Manufactured home communities typically provide a foundational set of services to their residents, primarily related to the management and maintenance of the common areas and infrastructure, while residents usually own their homes. Based on the standard operating model for mobile home parks, and without specific detailed service lists publicly available for Edwards Mobile Home Park, residents can generally anticipate the following:

  • Lot Rental: The primary service offered is the rental of the land (lot) upon which residents place their manufactured homes. This lot rent covers the use of the space and access to common park facilities.
  • Infrastructure for Utilities: The park generally provides the necessary hookups and infrastructure for essential utilities such as water, sewer, and electricity to each lot. While residents are typically responsible for their individual utility bills, the park ensures the groundwork is in place.
  • Common Area Maintenance: Management is generally responsible for the upkeep of shared spaces within the community. This includes maintaining roads within the park, street lighting, and any common green areas to ensure the community remains presentable and functional.
  • Waste Management: Regular trash collection services are usually facilitated by the park, either directly or through a contracted service, ensuring proper waste disposal for residents.
  • Onsite Management (typically): Most manufactured home parks have some form of onsite or accessible management to handle resident inquiries, address community-related issues, enforce park rules, and facilitate smooth operations.

It's important for prospective residents to understand the specifics of what is included in the lot rent versus what they will be responsible for independently. Given some of the very serious concerns raised in customer reviews about management practices, utility issues, and alleged fraudulent activity, it is absolutely critical for any potential resident to conduct extremely thorough due diligence regarding all services, financial agreements, and the legal standing of any home purchase within the community. Legal counsel should be sought for any transactions involving home titles or complex agreements.

Features / Highlights

When considering a manufactured home park, residents often look for specific features that enhance their living experience. Without official promotional materials detailing unique features for Edwards Mobile Home Park, and relying solely on the provided customer feedback, it's challenging to list "highlights" in a traditionally positive sense. The reviews provided focus entirely on negative experiences, primarily involving alleged fraud, utility issues, and impending demolition plans for the park.

Therefore, based only on the provided information, the "features" that have unfortunately come to light include:

  • Allegations of Fraudulent Home Sales: One significant feature highlighted by a former resident is an alleged real estate fraud issue involving the sale of a home where the title was not properly transferred and a lien existed. This is a critical and deeply concerning "feature" that prospective residents should be acutely aware of.
  • Utility Management Issues: Another "feature" reported by a past resident includes issues with water meters, alleged instructions to tamper with utilities, and subsequent service disconnections by the water company.
  • Unresponsive Management Claims: The reviews suggest a lack of willingness from management to address resident concerns, particularly regarding home issues and legal matters.
  • Impending Demolition (Alleged): A significant "highlight" from one review is the claim that the park, along with others in the area, is slated for demolition within approximately a year due to highway expansion. This suggests a very uncertain future for the community and its residents.

Given the highly negative and serious nature of these reported "features," it is imperative that any interested party approach Edwards Mobile Home Park with extreme caution. Extensive independent verification of all claims, current legal standing of the property, future development plans for the area, and any transactions involving home titles is not just recommended, but absolutely necessary. This section cannot list positive highlights based on the provided data.

Promotions or Special Offers

Based on the provided customer reviews and the nature of the serious allegations contained within them, it is highly unlikely that Edwards Mobile Home Park would currently be promoting any special offers in the traditional sense, such as discounts on lot rent or move-in incentives. When a property faces significant legal issues and potential demolition, promotional activities are typically ceased or severely limited.

Therefore, any "promotions" in this context would be purely speculative and would go against the directive to not invent information. Instead of looking for promotional offers, prospective individuals interested in this location should prioritize:

  • Verifying the status of the park: Is it still actively operating and accepting new residents?
  • Confirming any demolition plans: Contact local city planning departments or county officials to verify if there are indeed plans for highway expansion that would impact the park.
  • Seeking Legal Counsel: Before considering any financial transaction or signing any agreement related to a lot or home at this location, it is absolutely essential to consult with an independent attorney specializing in real estate.
  • Investigating Title Status: If considering purchasing a home, independently verify the title of the mobile home and the land (if applicable) through county records to ensure there are no existing liens or ownership disputes.

Focusing on due diligence and legal verification, rather than promotions, is the critical "offer" for any potential resident of Edwards Mobile Home Park given the information at hand.

Contact Information

For those who wish to attempt to gather information directly or verify the status of Edwards Mobile Home Park, here is the provided contact information:

Address: 3113 W Chain of Rocks Rd, Granite City, IL 62040, USA

Phone: (618) 501-0257

Mobile Phone: +1 618-501-0257

Given the very serious nature of the customer reviews, potential residents are strongly advised to exercise extreme caution and not rely solely on information provided by these contacts without independent verification. It is paramount to also contact relevant external authorities, such as the Madison County Recorder of Deeds office, the local city planning department in Granite City, and potentially legal aid services, before engaging in any discussions or transactions with the park management. If you are unable to reach the park by phone, or if your inquiries are not satisfactorily addressed, this should be taken as an additional red flag.

Conclusion: Why This Place is Suitable for Locals

Based on the provided customer reviews, it is extremely difficult, if not impossible, to conclude that Edwards Mobile Home Park is "suitable" for locals in the Illinois region. The overwhelming negative feedback raises severe red flags regarding management practices, financial transparency, and the very long-term viability of the community.

The reviews explicitly mention allegations of "Real Estate Fraud," being "scammed," issues with "illegally straight pip" water, and an impending "demolish" of the park within "a year or so" due to highway expansion. These are not minor inconveniences; they represent fundamental threats to a resident's financial security, legal rights, and housing stability.

While manufactured home parks can often be a viable and affordable housing option, the information provided for Edwards Mobile Home Park suggests a highly problematic environment. For any local in Illinois considering this community, the paramount advice is to prioritize rigorous independent investigation and legal consultation above all else. Before contemplating any move or financial commitment, it is essential to:

  • Verify the legal ownership and title of any home.
  • Confirm the park's operational status and any impending demolition plans with city and county authorities.
  • Understand all utility billing and service responsibilities directly from utility companies, not just park management.
  • Seek independent legal counsel to review any contracts or agreements.
  • Investigate any public records of complaints or lawsuits against the park or its management.

Without independent verification that directly refutes the serious allegations presented in the reviews, Edwards Mobile Home Park, as described by its customers, appears to pose significant risks that would render it unsuitable for locals seeking stable and secure housing in Illinois.

At the end of 2022 we purchased lot #25 trailer from Kerri welsh the current lot manager. We signed and reviewed all documents and was told by Kerri welsh she is waiting on the title to come in and we will have it. Ok that’s fine. Then as soon as we moved in we started getting fines for a fence that was damaged which belongs to the trailer park. We then started having water leaks and she refused to do anything and when our meter cracked over the winter she told us to illegally straight pipe tut eliminating the water meter. The next day the water company came out and said we were tampering with our meter and he shut our water off. We never touched the meter because we know it’s illegal tamper with or re install a new meter ourselves. So here comes March of 2023 and we go to pay our property taxes on the lot and my gut told me to double check on our title ourselves. We have family that work for Madison county so we had them investigate the matter and come to find out the trailer is under Muhammad Ali and there is a $2,500 lean on our home and he still owns the trailer. So we investigated further and seeked legal aid and are now pursuing a lawsuit for Real Estate Fraud and pressing charges against the establishment and all individuals whom work for edwards mobile home park. DO NOT BE SCAMMED BY KERRI WELSH. SHE WILL TAKE YOUR MONEY AND KICK YOU OUT FOR HER NEXT VICTIM.
