Enchanted Village, like other well-established manufactured home communities, typically provides a set of essential services and communal infrastructure to its residents. While specific detailed lists may vary, generally, residents can expect the following from a community managed by a professional entity like RHP Properties (often associated with communities of this type):
Enchanted Village Manufactured Home Community is designed with several features and highlights intended to enhance the living experience for its residents. Based on available information and typical community offerings, these include:
However, it is crucial to address the significant negative highlights from other reviews, which include severe concerns about "roach infestations" throughout the "whole community," instances of "black mold and roach feces" on appliances, difficulties in getting timely repairs (e.g., a new dishwasher after multiple complaints), and allegations of "incompetent" office staff who "make fun of people with disabilities." These serious issues present a stark contrast to the promotional aspects and necessitate thorough investigation by prospective residents.
Enchanted Village Manufactured Home Community, being part of a larger property management portfolio (likely RHP Properties, given the typical setup for such communities), often runs various promotions to attract new residents. These offers can vary based on the season, availability of homes, and overall market conditions. Based on common practices for manufactured home communities and some available online information, potential promotions might include:
It is important for interested parties to directly contact Enchanted Village's management office to confirm any current promotions, understand the terms and conditions associated with them, and verify which specific homes or lots qualify. Given the negative reviews, it's additionally prudent to inquire about any current efforts or policies addressing resident concerns, especially regarding pest control and maintenance, as part of their overall "offer" to new residents.

It is highly recommended to call the community office directly to inquire about current home availability (for sale or rent), lot rental rates, community rules, and any specific promotions. Given the mixed nature of the reviews, it would also be advisable to ask direct questions about the community's pest control measures, maintenance response times, and policies regarding resident concerns. Visiting the community in person during office hours to speak with staff and observe the general condition is also an important step for any prospective resident.
Enchanted Village Manufactured Home Community in Alton, Illinois, presents itself as a potential housing option for locals, particularly those seeking a blend of affordability, community amenities, and convenient access to the Metro East region. The allure for many Illinoisans lies in the promise of a potentially more accessible path to homeownership or rental compared to traditional real estate, often accompanied by a distinct neighborhood feel.
From a positive perspective, the community's location is a strong selling point. Its position in Alton offers residents the charm of a historic river town while maintaining close proximity to essential services, shopping, dining, and the broader St. Louis metropolitan area. The inclusion of amenities like a clubhouse, playground, and organized community events fosters a social environment that can be attractive to families and individuals looking for engagement within their neighborhood. The availability of new and updated manufactured homes provides a modern living space, and the pet-friendly policy, complete with a dedicated dog run, appeals to pet owners.
However, it is critically important for any local considering Enchanted Village to approach with thorough due diligence. The significant negative feedback regarding persistent "roach infestations," alleged maintenance issues, and concerns about staff conduct cannot be overlooked. While the community offers amenities and a convenient location, prospective residents must verify these serious claims, directly inquire about the management's actions to address them, and perhaps seek input from current residents during a visit. For locals, understanding the full picture – both the advertised benefits and the reported challenges – is essential to determine if Enchanted Village truly aligns with their expectations for a suitable and comfortable home in Illinois.

Just signed papers to move in & everything has been wonderful! The office ladies are awesome & answered any questions we had! The home is beautiful and so is the neighborhood. Quiet from what we've experienced so far. The process was simple and they kept us updated every step of the way. Excited to call Enchanted Village, home.
Feb 25, 2025 · Alicia ReeseDO NOT MOVE HERE!!! I REPEAT DO NOT MOVE HERE UNLESS YOU WANT ROACHES! This place is infested with roaches. We had to have our home sprayed before we could move in because the roaches were so bad. This dishwasher was covered in black mold and roach feces. We had to complain multiple times before we could get a new one. We had had our home sprayed again 3 months after living there because the roaches became bad again. Now we have someone come out monthly, but it does not matter, whole community is infested so no matter what you do, you will have roaches. You can be the cleanest person in the world, and you would still have them just by living here. The people in the office are incompetent and make fun of people with disabilities.
Oct 22, 2024 · Tonya MoxeyTerrible place to even get ahold of! And they don't let you put anything on the lawn! You even have to hide your mower some how under the trailer I guess.. Never ever will I rent here! Anyone who is desperate.. please keep looking! We ended up renting a house with a basement and 2 baths for around the same price! We've lived here now for almost 6 years!

Jan 29, 2025 · ItsSpoopyboy 23Enchanted Village court cases are public. Look into them before buying, renting, and if you stay here you should leave immediately. My sister at 103Rainbow was nearly evicted during covid when work slowed down even after reaching out and cooperating with the office. She kept paperwork showing they refused her partial payments, she filed covid relief forms that THEY offered, but then they declined, then they sent her to court with an eviction notice. EnchantedVillage lost and they waived her rent payments for 3 to 4months. This is a preface to my situation. March 26, 2024 I began to sell my home at 101RainbowDrive. I went to the front office and asked what was needed and how long the process would be. "Since you own your home the process should be 2-3weeks" I already found a place to stay so cool, I took pictures and returned to the office to make sure everything was in order. "Thanks for coming up here a second time." Was what I heard before I left the office. Blatantly disrespectful as if I'm wasting everyone's time making sure this goes off without a hitch. It couldn't be anything but that considering they confirmed the pictures were fine, they just didn't care and didn't want to be bothered. April 1st rolls around and I get an email. "You never told us how much you want for the home." Are you serious? Not only did I already tell you and you forgot, but it took an entire week to tell me that? This continues on and on until today, May 20th, where rent is demanded before sale when I already put in an agreement to pay for the 22nd. The home sale check was created May 2nd, says so on it, but it took over two weeks to arrive? I have to constantly go out of my way for updates and the office is uninformed or "busy" at the moment? "You had a lien on your home" yes, and it was paid off in three days. I asked if it could be taken from the check, No. I pawned my belongings to get the money to pay the lien off April 8th, the same day I get a notice in the mail I owe rent and if it isn't paid I will be evicted in 10 days? Why not just call me instead of writing up all of that paperwork, but at the same time "Thanks for coming in a second time." Also the, "we value our community" Yeah by letting strays run around urinating, living under people's trailers and damage property? By not speaking to the city to have those giant holes in the ground filled that severely damage tires? By plastering notices to uncharge rent if the home isn't well kept, after a person has already maintained it? I had just cut my lawn a previous day, opened the mail the next and got a letter telling me to cut it or I'll get force mowed and charged an extra $50 on rent. Roach infestations that creep into other people's trailers. I could go on all day. My sister had her paperwork proving EnchantedVillage's incompetence and saw justice. I primarily spoke to the office through email. Every late payment and overdraft charge from my bank, these two months of rent that were drawn out to make me pay before I leave, and the initial offer I made being rejected with no word from corporate WILL be challenged legally. Every RHP rating is abysmal for a reason. Avoid these people like the plague.
