Neumann's Olde Oak Ridge Park About
For individuals and families in Illinois considering a manufactured home community as a housing option, particularly in the Metro East area, Neumann's Olde Oak Ridge Park in East Alton is one such established location. Manufactured home parks often present an alternative to traditional housing, potentially offering a more accessible entry point into homeownership or rental, typically within a structured community setting.
The decision to live in a mobile home park can be influenced by various factors, including affordability, the desire for a sense of community, and the specific amenities or services available. East Alton, Illinois, is a village in Madison County that offers a mix of residential areas, local businesses, and proximity to larger cities like Alton and St. Louis. This article aims to provide an overview of Neumann's Olde Oak Ridge Park, including its location, the general services typically found in such communities, and other relevant information for locals in Illinois who might be considering this type of housing. It is crucial for prospective residents to conduct thorough research and gather comprehensive information to make an informed decision when exploring any housing opportunity.
Neumann's Olde Oak Ridge Park is located at 100 Wesley Dr #33, East Alton, IL 62024, USA. This address places the community within the village of East Alton, Illinois, a part of Madison County in the Metro East region, which is adjacent to the greater St. Louis metropolitan area.
East Alton benefits from its connectivity to significant roadways. Illinois Route 3 (Lewis and Clark Boulevard) passes through the southwest part of the village, leading northwest into Alton and south towards East St. Louis. Illinois Route 143 (Berm Highway) follows the Mississippi River along the village's southern edge, and Illinois Routes 111 and 140 run together along the northern border of the village, connecting to Alton and Bethalto. This network of roads makes East Alton, and by extension, Neumann's Olde Oak Ridge Park, accessible for commuters and those looking to explore the wider region. Residents of East Alton have access to various local amenities, including parks like Van Preter Park (with playgrounds and sports fields), and local shops and services. The village is also close to the St. Louis Regional Airport. While the direct surroundings of the park on Wesley Drive are residential, its location in East Alton offers proximity to the community's resources and transportation links. However, potential residents should be aware that public records indicate law enforcement activity has occurred in this specific area, which could be a factor in considering the neighborhood's overall environment.
Manufactured home communities like Neumann's Olde Oak Ridge Park typically offer a standard set of services, primarily revolving around the management and maintenance of the common areas and basic infrastructure for resident's homes. Based on the general model for mobile home parks in Illinois, and without specific public service lists for this particular park, common services would typically include:
- Lot Rental: The fundamental service provided is the rental of the land (lot) upon which residents place their manufactured homes. This rent covers the use of the space and contributes to the upkeep of communal areas.
- Utility Hookups: The park generally provides the necessary infrastructure for essential utilities, such as water, sewer, and electricity connections to each individual lot. Residents are typically responsible for their own utility bills, although a past review indicates a claim of electricity being included in rent, then not paid, leading to service disruption. This highlights the critical importance of clarifying utility arrangements in any lease agreement.
- Common Area Maintenance: Management is generally responsible for the upkeep of shared spaces within the community. This includes maintaining the internal roads of the park, ensuring street lighting is functional, and managing any common green areas to maintain a presentable environment.
- Waste Management: Regular trash collection services are usually facilitated by the park, either directly or through a contracted service, ensuring proper disposal for residents.
- Onsite or Accessible Management: Most manufactured home parks have some form of management accessible to residents for inquiries, rule enforcement, and addressing community-related issues.
- Rule Enforcement: The park establishes and enforces rules and regulations to maintain order, safety, and a consistent living environment for all residents.
Given the highly concerning nature of some provided reviews, particularly one alleging non-payment of electricity bills by management despite it being included in rent, and repeated law enforcement incidents, it is absolutely paramount for any prospective resident to thoroughly verify all promised services, especially utility arrangements, directly with the park management and utility companies, and to seek legal counsel for clarification of any lease terms before committing.
When evaluating a manufactured home park, individuals often look for features that contribute to a positive living environment. However, based solely on the provided customer reviews and public data, the "features" or "highlights" of Neumann's Olde Oak Ridge Park that have come to public attention are predominantly negative and involve serious concerns:
- Reported Law Enforcement Activity: A significant "feature" highlighted by public records (Bethalto Police Department) is multiple "drug bust at same residence and same family" within the park. One specific incident on March 26th involved a search warrant for narcotics, leading to arrests for "Possession of Methamphetamine with Intent to Deliver" and "Possession of Methamphetamine," and the seizure of methamphetamine and presumed fentanyl/heroin. This indicates a concerning level of criminal activity within the community.
- Allegations of Management Misconduct Regarding Utilities: A former resident claims that their "electric was furnished in my rent but she has not paid her bill been without electric for 8 days." This suggests severe issues with financial management and the provision of essential services.
- Allegations of Deceptive Practices by Management: The same review states, "she likes to everyone," implying a lack of trustworthiness on the part of the management.
- General Negative Reputation: The review explicitly states, "I don't recommend this place at all it is terrible now."
- Presence of Criminal Elements: Beyond drug-related arrests, the Bethalto Police report also detailed an incident involving an individual (not directly stated to be a resident, but apprehended after attempting to return to a "local bank" following the search warrant execution in the "Wesley Driver Trailer Park") using a "counterfeit US Passport to acquire money from a local bank" and attempting to pass a "fraudulent check." While this specific individual was from New Jersey, the fact that these events are tied to the immediate vicinity of the park suggests a problematic environment.
Due to the extremely serious and negative nature of these reported "features," it is impossible to present them as positive highlights in any promotional context. Prospective residents must be fully aware of these documented concerns and are strongly advised to investigate them thoroughly before considering this location for residence.
Based on the provided customer reviews, which detail severe allegations of drug busts, management non-payment of utilities leading to loss of electricity, and a general negative recommendation, it is highly improbable that Neumann's Olde Oak Ridge Park would be actively running traditional "promotions" or "special offers" in a positive sense, such as rent discounts or move-in incentives.
When a property faces such significant and publicly documented issues related to safety, utility provision, and alleged misconduct, the focus shifts away from promotional activities towards addressing fundamental operational and legal challenges. Any "offer" for prospective residents would likely be overshadowed by the need for extreme caution and thorough due diligence.
Therefore, any mention of promotions would be purely speculative and would go against the directive to not invent information. Instead of seeking promotions, any individual considering Neumann's Olde Oak Ridge Park should prioritize:
- Verifying the current operational status of the park: Is it actively managed, and are new residents being accepted?
- Investigating the status of utility payments: Directly contact utility providers (electric, water) to understand billing practices for lots and whether accounts are current.
- Reviewing local police records: Research public police reports and court documents related to the address to understand the extent of reported criminal activity.
- Seeking Legal Counsel: Before signing any lease agreement or entering into any financial transaction related to a lot or home at this location, it is absolutely imperative to consult with an independent attorney specializing in tenant rights and real estate.
- Speaking with Current Residents (if possible and safe): Gaining firsthand accounts from existing residents could provide crucial insights not available through official channels.
In this context, the most important "offer" for a prospective resident is the opportunity to conduct a comprehensive and cautious investigation to protect their own safety and financial well-being.

Given the highly serious and concerning nature of the customer reviews and public police reports, prospective residents are strongly advised to exercise extreme caution when contacting or engaging with management at this address. It is paramount not to rely solely on information provided by these contacts. Instead, it is crucial to perform extensive independent verification through local law enforcement agencies (Bethalto Police Department, Madison County Sheriff's Office), the Madison County Circuit Clerk's office for civil actions, utility companies, and if possible, local tenant rights organizations. Legal counsel should be sought before any commitments are made or documents signed.
Based solely on the provided customer reviews and public police reports, it is extraordinarily difficult to conclude that Neumann's Olde Oak Ridge Park is "suitable" for locals in the Illinois region in a positive and promotional light. The information presented raises profound concerns about safety, management reliability, and the basic provision of services essential for habitable living.
The reviews explicitly detail multiple "drug bust at same residence and same family" within the park, involving serious charges like "Possession of Methamphetamine with Intent to Deliver" and the seizure of dangerous narcotics. Furthermore, a direct accusation from a resident claims that management failed to pay utility bills despite electricity being included in rent, leading to an 8-day power outage, and concludes with a strong "I don't recommend this place at all it is terrible now." The mention of an individual attempting fraud at a local bank, tied to the vicinity of the park's address, further paints a concerning picture of the environment.
While the concept of a mobile home park can offer an affordable housing option, the severe allegations and documented incidents associated with Neumann's Olde Oak Ridge Park fundamentally undermine its suitability as a stable or safe living environment. For any local in Illinois considering this community, the overwhelming advice is to prioritize personal safety and financial protection. It is absolutely essential to conduct exhaustive independent research into police records, directly verify all utility arrangements with the utility providers (not just park management), seek legal advice regarding lease terms and tenant rights, and carefully evaluate the overall safety of the area. Without verifiable, positive counter-information, the current public data suggests significant risks that make this location appear highly unsuitable for residents seeking a secure and well-managed home in Illinois.
Customer Reviews
This is 3rd drug bust at same residence and same family. The Bethalto Police Department would like to highlight our Patrol and Investigations divisions with two recent arrests. On March 26th, the Bethalto Investigations Division executed a search warrant in the 100 block of Wesley Drive. The search warrant was given after receiving information about narcotics being sold out of a particular trailer. BPD Investigators conducted surveillance and acquired probable cause for the search warrant. BPD was assisted by the United States Marshalls Service and the Madison County SET team during the execution of the search warrant. The results of the search warrant was the seizure of approximately 30 grams of methamphetamine and 152 pills, “buttons”, of presumed fentanyl/heroin. BPD Investigators arrested Douglas A Peterson who was charged with Possession of Methamphetamine with Intent to Deliver, a class X Felony and Possession of Methamphetamine, a class 1 Felony. A second subject in the residence was also arrested and charged with Possession of Methamphetamine, a class 1 Felony and had two additional warrants. That subject was identified as Brittany K Ashcraft. The second arrest stems from an individual using a counterfeit US Passport to acquire money from a local bank on March 24th. The bank notified BPD Patrol officers who were able to identify the vehicle used and later the subject. Officers learned that the subject had committed similar crimes in local jurisdictions recently. On March 26th, at the same time the search warrant was being executed at the Wesley Driver Trailer Park, that same individual returned to the same bank to try and pass a fraudulent check. The bank notified BPD Patrol and the subject fled. BPD units were able to locate and stop the vehicle on IL 270. The subject was identified as Johnny Gonzalez from Newark, New Jersey. Gonzalez was taken into custody and has been charged with Forgery, a class 3 Felony, and Attempted Identify Theft, a class 3 Felony.
I don't recommend this place at all it is terrible nowI've rented up here for the last 2 years My electric was furnished in my rent but she has not paid her bill been without electric for 8 days she likes to everyone
The roads are covered with holes that need rock. From what I see is most ground maintenance is each individual that has a spot there caring for their own area. Have never seen a grounds keeper.
I've lived there for almost 5 years I've had no problems everybody's friendly they even help you if you can't pay your bills right on time they try to work with you my grass is always cut the trash is always taken out I have no problems it's actually been an excellent visit
