Introduction / Overview: True Homeownership in a Resident-Owned Community (ROC)
For New Hampshire residents seeking an affordable, stable, and deeply rooted path to homeownership, the Exeter River MHP Co-Op in historic Exeter presents a unique opportunity. This is not a typical investor-owned mobile home park; it is a Resident-Owned Community (ROC). This cooperative model means the land beneath the homes and the entire 80-plus acre park are collectively owned and managed by the residents themselves. Homeowners own their houses individually and own an equal share of the co-op, giving them a voice and a vote in how the community is run, from setting the annual budget to making major decisions about infrastructure and rules.
Born from a collective effort by the residents to secure their long-term housing stability and renovate the community, the Exeter River MHP Co-Op embodies the New Hampshire spirit of self-reliance and community action. This model allows members to control lot rent costs and ensures that any profits are reinvested directly back into the community, leading to improved infrastructure and enhanced amenities. While the co-op model involves active participation and occasional community discussions, as noted by residents, the fundamental benefit is security, stability, and the assurance that the community's future is in the hands of the people who live there. It is a quiet, respectful neighborhood dedicated to fostering a happy and secure environment for all members.
A significant benefit highlighted by residents is the exceptional dedication of the on-site team, with shoutouts to the maintenance personnel who work hard to keep the operations running smoothly, ensuring security and upkeep for the benefit of all members.

Conclusion: Why This Place is Suitable for New Hampshire Locals
For residents of the Granite State, particularly those in the Seacoast and southern NH regions, the Exeter River MHP Co-Op represents a powerful opportunity for secure and affordable living. The Resident-Owned Community model is a proven New Hampshire success story, championed by the NH Community Loan Fund, designed specifically to protect homeowners from the volatility and uncertainty of being park tenants. By buying into the Co-op, local users gain true equity and control over their housing environment, a significant advantage in the state’s often-expensive housing market.
While the commitment to community involvement is real, the reward is a stable lot fee, a direct say in all major park decisions, and a dedicated team—including the much-praised maintenance man—working for the benefit of the residents, not an external landlord. Located moments from downtown Exeter, its historic culture, and the state’s beautiful coastline, the Exeter River MHP Co-Op offers a quiet, community-focused lifestyle that is affordable, secure, and uniquely New Hampshire. It's an ideal choice for those looking to invest in a home and a cooperative community in one of the Seacoast’s most desirable towns.

Its truly been a blessing Since I moved here, I have learned that We have a “ “Wonderful” Maintenance Man, Totally In charge, helpful and it seems like he pretty much Runs this whole operation on his own and should be Thanked! I honestly don’t know how he does it! He keeps us older widow women safe and secure with his incredible guidance and keeps us all extremely happy!😊So, a big shoutout to you! thank you Mr maintenance man, we appreciate you!
Dec 22, 2024 · pamelaGenerally quiet and enough space between trailers. Some nice people but the positive aspects of this community are constantly overshadowed by endless board drama, numerous lot increases, and pathetically poor infrastructure maintenance and plowing. For what we paid monthly we expected a lot more.
Feb 04, 2021 · BenI think since buying this place almost 10 years ago has been for the most part a good thing. It has been a learning curve for everyone. I have been here 32 years and seen a lot. I was involved since the purchase started. I have been on the board. Many committees and have gone door to door. These are all volunteer positions. BOD is voted in by us the members. There is an annual meeting that covers the next year's budget repairs/ replacements. We are involved in approving these things. This is like a million dollar cooperation. Things run smoothly most of the time. And we do get guidance. There is very little I would change....Linda
Jul 31, 2016 · Linda DeGagneI live here in Exeter River for almost 4 months now very nice people around here for neighbors get along with everyone it's a good place to on a trailer into have a place that's nice and quiet to live in the only time it's not quiet is when the trains go by for the downeaster in the freight trains go through
Jan 25, 2019 · james carmodyThis place is corrupt and filthy. The management steals thousands and gets away with it by charging late fees for on time lot payments. Most residents are addicts or thieves, and the matinence crew is a disabled old man getting paid illegally to drive around the park speeding and cutting people off.
