### Introduction / Overview
For many long-time residents of New Hampshire, transitioning into retirement or simply seeking a more manageable, low-maintenance lifestyle is a primary goal. River Run 55+ Manufactured Home Community in Exeter, NH, is positioned as a prime option for active adults looking to enjoy their next chapter in the beautiful, historic Seacoast region. This community offers the stability of home ownership combined with the ease of a specialized community, all within a scenic, naturally appealing setting.
River Run is a vibrant, pet-friendly community primarily featuring double-wide manufactured homes, which often boast spacious, open-concept floor plans, vaulted ceilings, and modern finishes. These homes allow residents to own their dwelling while leasing the land, resulting in a significantly lower entry price point than traditional stick-built housing in the highly sought-after Exeter area. The community is explicitly designed for the 55+ demographic, fostering a serene, age-restricted environment where residents can connect with neighbors and participate in a range of on-site activities.
While the community has recently undergone management changes, prompting concerns from some long-term, fixed-income residents regarding land fee adjustments and increasing costs—an important consideration for any prospective buyer—the focus of the current management (Cobblestone Properties) has been on modernizing and updating the community. This modernization includes filling vacant lots with renovated or new manufactured homes and investing in new and upgraded amenities, such as a community clubhouse, aimed at improving the overall resident experience and the longevity of the park. River Run seeks to blend the appeal of tranquil, riverside living with convenient access to the best of what the New Hampshire Seacoast has to offer.
### Location and Accessibility
River Run’s location in Exeter is a significant advantage for New Hampshire locals who value convenience and access to both natural beauty and historic downtown charm. The community is located at 12 Sir Lancelot Dr, Exeter, NH 03833.
Exeter itself is a historically rich New England town, known for its picturesque downtown, the prestigious Phillips Exeter Academy, and its position along the Squamscott River. River Run is nestled in a serene rural setting along the peaceful Exeter River, yet remains highly accessible:
The community is just minutes away from Exeter’s vibrant downtown area, allowing residents to easily access local boutique shops, cozy cafés, fine restaurants, and historic landmarks without the hassle of a long commute. For active adults who enjoy the outdoors, the immediate surroundings offer nature trails, scenic parks, and serene waterfront views. The location is also perfectly situated for regional travel. It is only about 25 minutes from the coastal city of Portsmouth, with its bustling historic district and cultural scene, and the popular beaches of the New Hampshire Seacoast. Furthermore, the proximity to major highways provides a straightforward, roughly one-hour drive north of Boston, making travel to Logan International Airport or day trips to the city practical and straightforward. This central location in the Seacoast region makes River Run an ideal "home base" for exploring the greater New England area.
### Services Offered
The community is structured to provide a low-maintenance lifestyle by incorporating essential services into the monthly land lease fee. This is a key benefit for New Hampshire residents looking to retire from the burdens of traditional home upkeep.

Essential Utilities: The monthly land lease fee typically includes fundamental services such as water, sewer, and trash removal, simplifying monthly budgeting for residents.

Resident-Focused Events: The management organizes a schedule of resident events and seasonal celebrations designed to foster strong community connections and an active social life.
Pet-Friendly Policy: River Run maintains a pet-friendly policy, recognizing that four-legged companions are important members of the family.

### Conclusion: Why This Place is Suitable for Locals
River Run 55+ Manufactured Home Community is an exceptionally suitable option for New Hampshire locals, particularly those in the Seacoast region, because it addresses the critical desire for affordable home ownership in an area known for its high housing costs. It provides a unique blend of financial accessibility and geographic desirability.
For a New Hampshire resident looking to downsize or transition into retirement, River Run offers the chance to liquidate a traditional, high-maintenance family home and move into a modern, lower-cost manufactured home. This move can significantly free up capital for travel and leisure—the very definition of an active retirement. While the challenge of land fee increases is real for those on a strict fixed income, the community remains a comparatively cost-effective alternative to purchasing a traditional single-family home or condominium in the Exeter or Portsmouth area. The promise of a newly built clubhouse, an active social calendar, and the serene backdrop of the Exeter River, all minutes from historic downtown Exeter, gives local adults the comfort of familiar New England charm without the constant burden of major home maintenance. It allows residents to embrace the natural beauty of the Seacoast and enjoy their golden years with more time for community, travel, and the vibrant life that Southern New Hampshire offers.

I have lived here for 10 years. The neighborhood has always been a place my Dad always called the last stop . Meaning you came here and died here. Since we were sold to Cobblestone properties, it has had constant land fee hikes and is out of control. This is a Social Security is your only income retirement community. The fee has gone up $165.00 in 18 months. People feel they are running us all out of here, so they can get 55 year old who still work and will pay more. They are trying to update and fill all the abandoned lots of people who passed away at a record speed. They have increased their monthly income just doing that, which is a good thing. Punishing fixed income tenants. is a terrible thing to do.I have never seen so many Home For Sale signs and people struggling to buy groceries and pay their other monthly bills. Please stop, you won't build Rome overnight.
Aug 28, 2024 · Jack MarshallIf I could rate it a 0 I would. Nothing but trouble and aggravation since new management took over. & price increases! Instead of dealing with this I've decided to move to where the HOA fee is cheaper and there are less rules. Only sheep would live there.
