These types of communities often appeal to individuals and families seeking an alternative to traditional stick-built housing, frequently offering a more accessible entry point into homeownership.
It's important to approach any potential living situation with a comprehensive understanding of its current state and any challenges it might face. Feedback has mentioned concerns regarding environmental issues like "sand fleas" and infrastructure maintenance, specifically "horrible" road conditions and lighting during winter. Furthermore, communication regarding applications has been cited as an area for improvement. While these points are significant, they also underscore the importance of direct inquiry and a personal visit to assess the current conditions and speak with management.
Typically, mobile home parks aim to provide a stable residential environment, offering lot rentals with access to essential utilities. Fairview Village, like others of its kind, serves as a community where residents can establish their homes in a structured setting within the Stevens Point area.

The city offers a comprehensive range of services, including grocery stores, retail outlets, restaurants, healthcare facilities, and recreational parks. Being located on Torun Road places the park in a potentially quieter residential area while still maintaining convenient access to major thoroughfares in Stevens Point. This allows for relatively easy commutes to different parts of the city for work, school, or leisure activities.

As a mobile home park, Fairview Village primarily offers services related to the provision and maintenance of residential lots for manufactured homes. While detailed lists of specific services are often best obtained directly from park management, the core offerings typically include:
- Lot Rental: The fundamental service is the rental of individual plots of land where residents can place their mobile or manufactured homes. This lot rental fee typically covers the use of the land and access to the park's infrastructure.
- Utility Connections: Essential utility hookups are generally provided to each lot. This commonly includes connections for electricity, water, and sewer services. Residents are usually responsible for their individual utility bills, but the necessary infrastructure is present to allow these connections. It is important to confirm what utilities are provided and if there are any specific requirements for hookups.
- Common Area Maintenance: Park management is typically responsible for the upkeep of shared areas within the community, such as internal roads, lighting (though past reviews indicate this might be an area for improvement), and general landscaping of communal spaces.
- Snow Removal: Given Wisconsin's winters, snow removal on the park's internal roads is a crucial service that mobile home parks typically provide to ensure accessibility for residents. Recent feedback, however, suggests that this specific service may require more consistent attention during icy conditions.
- Waste Management: While details can vary, mobile home parks usually have designated areas or services for waste and recycling collection. Residents should confirm the specific arrangements for trash disposal.
It is critically important for prospective residents to directly contact Fairview Village management to obtain a comprehensive and current list of all services included in the lot rental, any additional fees, and the current state of infrastructure maintenance, especially regarding roads and lighting, to ensure clear expectations.

Customer Reviews
We moved out of the park because it's completely infested with sand fleas. My dog was literally suffering while living there, crying in pain while itching himself everyday. Nothing we did could get rid of them because the whole entire park has them so they would immediately come back. My old neighbors told me they've found them on their babies head. The park is gross and they really need to do something about it but I'm sure they won't.
Went to look at trailer that was for sale in this park and the roads where horrible as in covered in pure ice felt like there was not even salt layed down once and it was so dark the roads had little to no lights. And put in the application and never heard back from them and even tried to call many times to talk to someone in regards to my application nobody picked up. HORRIBLE PLACE!
Trailers falling apart within park. Numerous homes look abandoned. Overall gross with the homes an eye sore and trash all over. Park needs to be condemned or cleaned up badly. I wouldn't recommend .
Decent trailer park, many trees, also many signs posted (i.e., Slow, Watch for children, Stop, etc). Nice location, set back in a wooded, shady area.
I live here now and if I could give it a 0star rating I would for many reasons 1- The roads were not plowed nor salted professionally during the winter 2- The owner and manager have both been unreachable 3- The park has trash all over 4- There are trailers actually falling apart within the park This trailer park was an okay place until it was bought by the current owners
