Floridana Homeowners Inc About
For many Floridians, the pursuit of a comfortable and affordable home in the Sunshine State leads to exploring the unique opportunities offered by mobile home communities. These communities often combine the benefits of homeownership with a managed environment and a strong sense of neighborhood. In Bradenton, Florida, Floridana Homeowners Inc stands out as a distinctive option, particularly as a community where residents own their land. Located at 204 52nd Avenue Plaza W, Bradenton, FL 34207, Floridana Homeowners Inc offers a blend of independent living and shared amenities in a desirable West Bradenton setting.
Floridana Homeowners Inc operates as a homeowners association for a mobile home community, meaning residents typically own their manufactured home and the land it sits on, rather than leasing the lot. This "land-owned" model offers a different financial structure compared to traditional mobile home parks, often appealing to those seeking long-term stability and equity building. While the community prides itself on being a "very clean" place with "well taken care of" grounds and "very nice and helpful" residents, it is also important to acknowledge that, like any community, it can face challenges, as indicated by a recent review concerning post-hurricane recovery and facility maintenance. Understanding both the benefits and potential issues is key to determining if Floridana Homeowners Inc is the right fit for your Florida lifestyle.
Floridana Homeowners Inc is strategically located at 204 52nd Avenue Plaza W, Bradenton, FL 34207, USA. This address places the community in the heart of West Bradenton, a highly desirable area on Florida's beautiful Gulf Coast. Bradenton is well-known for its scenic waterfronts, vibrant arts and culture scene, and its close proximity to some of the state's most pristine beaches, including those on Anna Maria Island, just about 11 miles (15-20 minute drive) away. Living in this part of Florida means embracing a relaxed coastal lifestyle complemented by convenient access to urban amenities.
The accessibility of Floridana Homeowners Inc is a significant advantage for its residents. The community is nestled within an area that offers easy access to a wide array of essential services and recreational opportunities. Residents will find themselves conveniently close to numerous grocery stores for daily needs, pharmacies, various medical facilities, and a diverse selection of dining establishments, ranging from casual local eateries to more upscale options. The proximity to "tons of shopping" is a repeated highlight, ensuring effortless access to retail therapy and everyday necessities.
Beyond daily conveniences, Floridana Homeowners Inc's location offers excellent connectivity to the broader Bradenton-Sarasota metropolitan area. Major roads and highways, including FL 70 (Manatee Avenue), are easily accessible, simplifying commutes to work, visits to regional attractions, or travel to the Sarasota-Bradenton International Airport (SRQ) for those who fly frequently or expect out-of-state visitors. For outdoor enthusiasts, in addition to the nearby beaches, there's a popular public golf course (Greens of Manatee) very close by, along with various parks and fishing opportunities, including a pond within the community itself. This combination of central location and excellent accessibility makes Floridana Homeowners Inc a highly practical and desirable place to call home for those seeking to fully immerse themselves in the Florida lifestyle.
As a homeowner's association (HOA) community where residents own their lots, Floridana Homeowners Inc provides a distinct set of services typically covered by the monthly HOA fees. These services are designed to maintain the community's shared infrastructure and amenities, fostering a cohesive living environment.
- Community Pool Maintenance: The HOA fees include the upkeep of the "heated swimming pool," which is equipped with solar panels and a heat pump to maintain a comfortable temperature year-round. This ensures residents have a clean and inviting place for recreation.
- Clubhouse Access and Maintenance: Residents have access to a "lovely clubhouse" that is open for many free activities and can be rented for private functions. The HOA fees contribute to its maintenance.
- Grounds Maintenance: While specific details on individual lot landscaping are important to confirm, the HOA fees generally cover maintenance of common grounds, parks, and recreational areas, ensuring the community's overall appearance is well-kept. One review highlights "the grounds well taken care of."
- Sewer, Trash, and Water Services: HOA fees typically include common utilities such as sewer, trash collection, and water services. Trash days are Mondays and Thursdays, recycling on Thursdays, and yard waste on Wednesdays, according to the HOA's resources.
- Recreation Facilities: Maintenance of various recreational facilities like shuffleboard courts and a newly installed horseshoe tossing area is covered by the HOA. There are also plans for pickleball courts.
- Secure RV and Boat Storage: Residents have the option to rent space in a "fenced in RV and boat storage area" for a monthly fee, which is a valuable service for those with recreational vehicles.
- Community Internet/Computer Access: The clubhouse features wireless internet connectivity, and there is an online computer available for residents during office hours, providing convenient access to technology.
- Laundry Facilities: For residents who prefer or require communal options, laundry facilities are available within the park with specific operating hours.
- HOA Management: The HOA itself provides management services, overseeing the community's rules, financial aspects, and addressing resident concerns. This is a critical service in maintaining community standards.
It is important to note a resident review that mentions issues with the park being "still in a mess" after hurricanes (four months later), a pool being "closed more than open," "shuffle board down," and "pool table broken," along with the "fence securing park never replaced." While the HOA's website outlines many amenities, prospective residents should verify the current operational status and condition of these facilities with the HOA directly to ensure they align with expectations.
Floridana Homeowners Inc offers several compelling features and highlights that contribute to its appeal as a mobile home community in Bradenton, Florida. These elements cater to a comfortable and active Florida lifestyle.
- Land Ownership: A significant highlight is that residents "OWN YOUR LOT," eliminating the concept of traditional lot rent. Instead, homeowners pay "low $165 monthly HOA fees" (though a more recent source lists $175), which cover various services, providing a different financial dynamic compared to leasing.
- Heated Community Pool: The community boasts a "heated swimming pool" with solar panels and a heat pump, ensuring comfortable swimming temperatures year-round. While one review notes it being "closed more than open" after hurricanes, the intent is for it to be a key amenity.
- Clubhouse: A "lovely clubhouse" serves as a central hub for social interaction. It's available for free activities and private functions, fostering a strong sense of community. Wireless internet connectivity is available here.
- Active Community: The description mentions an "active homeowners association" that "organizes events and activities that bring neighbors together," promoting friendships and a sense of belonging. The friendly atmosphere is also echoed in positive reviews.
- Recreational Facilities: Beyond the pool, the park offers shuffleboard courts, a newly installed horseshoe tossing area, and plans for pickleball courts, providing diverse options for recreation.
- Fishing Pond: Some properties back onto a pond where residents can enjoy fishing, adding a unique natural amenity.
- RV and Boat Storage: A "secure, fenced-in lot for boat/RV/camper storage" is available for rent, a valuable feature for Floridians with recreational vehicles.
- Pet-Friendly and All-Age Community:<0> Floridana is noted as a "non-age-restricted and pet-friendly community," appealing to a wider demographic of residents.
- Proximity to Beaches and Shopping: The "prime location" means residents are "just a short drive away from the stunning beaches of the Gulf Coast, as well as shopping, dining, and entertainment options." Anna Maria Island is approximately 15-20 minutes away.
- Well-Maintained Grounds (generally): One positive review highlights the community as "Very clean & the grounds well taken care of," emphasizing a commitment to aesthetics.
However, it's important to acknowledge concerns from a recent resident review: issues regarding post-hurricane recovery, facilities like the pool and shuffleboard/pool table being out of order, and the park's security fence not being replaced. Prospective buyers should always verify the current status of amenities and discuss any ongoing maintenance or recovery efforts with the HOA management to ensure their expectations are met.
As Floridana Homeowners Inc is a land-owned mobile home community governed by an HOA, "promotions or special offers" aren't typically advertised in the traditional sense of short-term discounts on products or services. Instead, the inherent value proposition and financial structure of the community serve as its ongoing "offers."
The key benefits that could be considered "offers" for prospective residents include:
- Land Ownership: This is a primary draw. The "unique advantage of land ownership, eliminating costly rental fees" means residents are building equity in both their home and the land, a significant long-term financial benefit compared to mobile home parks where only the home is owned and lot rent is paid.
- Affordable HOA Fees: The "low monthly assessment fee of $175" (or $140-$175 depending on recent updates) is a key attraction, especially as it "covers water, sewage, solid waste disposal and community amenities." This predictability and inclusion of services is a significant financial advantage.
- Access to Amenities at a Fixed Cost: The HOA fees provide access to the heated pool, clubhouse, shuffleboard courts, and future pickleball courts without additional per-use fees for these core amenities.
- Potential for Resale Value: Owning both the home and the land can potentially lead to greater appreciation and resale value compared to leasehold mobile homes, though market conditions always play a role.
- Security of Investment: As an HOA, the community has deed restrictions and a resident-led board, which can contribute to maintaining property values and community standards, thus protecting residents' investments.

Already familiar with the state's outdoor-centric lifestyle, residents appreciate being "just a short drive away from the stunning beaches of the Gulf Coast" and having "tons of shopping" conveniently nearby. For locals seeking an affordable, community-focused, and strategically located home where they can truly own their piece of the Sunshine State, Floridana Homeowners Inc offers a compelling proposition.

Since hurricanes the park is still in a mess (4 months later). Board members are not a team and don’t follow thru. Pool closed more than open. Hoa fees increased again. Shuffle board down pool table broken. Fence securing park never replaced.
Very clean & the grounds well taken care of. The pool & surrounding areas all very inviting . The people who live here or come for the winter are all very nice and helpful.
Floridana MHP is a land owned park meaning you actually own the land and mobile home. There is a beautiful, recently updated swimming pool area with bathhouse and many other nice amenities. The park is quite, clean, and friendly. It also boasts having a VERY low crime rate. I myself bought here almost 5 years ago and have experienced ZERO problems with crime or anything for that matter.
Very nice park owners own this is a background check community so don't try and buy or renting it without going through the office or you will be fined. You own your home lot and the board of directors see to it that the deed restrictions are followed or fines are enforced quiet community minimal crime and that's the way it's going to stay this is a background check crime watch Community you must go through the office to buy or rent in this park or fines will be issued
Hate living here. Don't rent or buy they will call the cops and try to kick you out for just not liking you. Be careful who you talk to also they will pretend to be your friend when they will stab you right in the back.
