Services Offered

As a mobile home park primarily designed for long-term residency, Grand Oaks Mobile Home Park provides a range of services centered around lot rental and community management. While a definitive list of specific services from official sources is not available, based on typical operations for manufactured home communities in Missouri, residents can generally expect:

  • Lot Rental: Residents own their manufactured home but lease the land it occupies from the park. This lease typically covers access to the community’s infrastructure.
  • Utility Hook-ups: The park provides the necessary connections for homes to access essential utilities such as water, sewer, and electricity (individual residents are usually responsible for their usage bills).
  • Road Maintenance: Internal roads within the park are typically maintained by the park management to ensure smooth and safe passage for vehicles.
  • Waste Management: General garbage disposal services, often through communal dumpsters or curbside pickup, are usually provided for residents.
  • Common Area Maintenance: Maintenance of shared spaces, such as entrances, landscaping in communal areas, and general upkeep of the park's appearance, falls under park management.

Based on resident reviews, there have been mentions of "major septic problems" and "damages" to trailers that were not fixed. While one resident noted that "they are understanding in the office and did help with my concerns," the persistent nature of some maintenance issues, such as unrepaired damages and septic problems, suggests varying levels of responsiveness in service delivery. For prospective residents, it would be prudent to inquire directly about the park's current maintenance protocols, emergency procedures, and how property-specific issues are handled.

Features / Highlights

Grand Oaks Mobile Home Park, as a residential community, likely emphasizes features that contribute to stable and comfortable long-term living. Based on available information and resident feedback, the highlights could include:

  • Residential Community Setting: The park primarily serves as a long-term residential community, offering a sense of established neighborhood for its residents. This is distinct from transient RV parks, fostering a more permanent living environment.
  • Location in Fenton: Being situated in Fenton, MO, is a significant highlight. Residents benefit from suburban amenities, including diverse shopping, dining, and recreational opportunities, while still enjoying a quieter residential atmosphere compared to denser urban areas.
  • Affordable Housing Potential: Mobile home living often provides a more accessible and potentially lower-cost housing option in comparison to traditional stick-built homes, especially in a desirable St. Louis County suburb like Fenton.
  • Proximity to St. Louis Metro Area: Easy access to major highways (like I-44) means residents are well-connected to the broader St. Louis metropolitan area for employment, entertainment, and specialized services.
  • Potential for Long-Term Residency: The nature of a mobile home park indicates that it's designed for long-term stays, which can appeal to individuals and families seeking stability and a place to settle down.

It's important to acknowledge that some resident feedback highlights challenges with management responsiveness, particularly regarding initial allocation of homes and ongoing maintenance issues like septic problems and unrepaired damages within units. While one review did note understanding from the office, these points suggest a mixed experience regarding property conditions and problem resolution. Prospective residents should consider these aspects and conduct thorough due diligence, including visiting the park and inquiring about these concerns directly, to ensure it meets their expectations for a long-term home.

  • Referral Programs: Occasionally, parks might offer incentives to existing residents who refer new, successful tenants.
  • Seasonal or Off-Peak Incentives: While less common for permanent residency, sometimes there might be slight variations in rates or move-in incentives during slower periods.

Given the resident feedback indicating challenges with initial allocations, it is highly recommended to clarify all terms, deposits, and conditions directly with Grand Oaks Mobile Home Park management. I live here and it’s not a bad neighborhood, although had terrible in the beginning due to being approved for a trailer and they took it from under me and gave it to someone else after not calling, emailing me to let me know what my deposit would be. I called multiple of times and emailed. They finally called me while I was going to lake which is hr away drive from where I used to live to tell me the price and I told them I can be there Tuesday bc it I was a holiday so they were closed on that Monday. I was very upset the next following week and they ended up giving me a trailer I didn’t want but had to to take due to having to move asap. With that being said the trailer they gave me was a mess and had a lot of damages still have those damn damages that aren’t fixed still. but they are understanding in the office and did help with my concerns. so I’m good now with the choice I made I guess. But it’s been hard to get around things and it’s much smaller than the one I was supposed to have.

I only gave this one star cause u have to click at least one of them. This is by far one of the worst places I’ve ever lived. The owner who lives in Texas... Curtis is an arrogant women hating old man who does not care about you or you health. I had major septic problem which consisted of several inches of raw sewage being under my house which was considered their responsibility. He refused to take care of the problem and became verbally irrate with me. I then choose to default my loan and leave . The problem had still not been fixed at the time I left. 51 River Rd was the address

Love it here. Quiet and well cared for. Construction work is going on but that should complete soon so it shows they are taking care of the grounds.
