Green Hills Mobile Home Park About
For individuals and families in the Missouri region exploring affordable housing options, mobile home parks often present an alternative to traditional stick-built homes or apartment living. Green Hills Mobile Home Park, located in Columbia, MO, is one such community that potential residents might consider. Understanding the characteristics of any living community is crucial before making a significant decision about where to reside. This article aims to provide a factual overview of Green Hills Mobile Home Park based on publicly available information and common considerations for mobile home communities.
Mobile home parks typically offer lot rentals where residents own their manufactured homes but lease the land beneath them. This model can provide a sense of community and potentially lower housing costs compared to purchasing a traditional home. However, like any residential area, the quality of life within a mobile home park is heavily influenced by factors such as management responsiveness, property maintenance, and adherence to community standards. For those in Columbia, MO, and surrounding areas, exploring Green Hills Mobile Home Park involves weighing these factors to determine if it aligns with their housing needs and expectations.
It is always advisable for prospective residents to conduct thorough research, including visiting the property, speaking with current residents, and reviewing all lease agreements and community rules, to gain a comprehensive understanding of what living in any mobile home park entails. This proactive approach helps ensure that the chosen community is a good fit for their lifestyle and long-term housing goals.
Green Hills Mobile Home Park is located at 7601 N Hwy Vv lot 128, Columbia, MO 65202, USA. Columbia, Missouri, is a vibrant and growing city, serving as the county seat of Boone County and a significant educational hub, home to the University of Missouri. The address places the park on the northern side of Columbia, off a state highway, which typically indicates a balance between accessibility to urban amenities and a setting that might be slightly removed from the immediate city bustle.
Highway VV, as a state highway, generally offers good road conditions, facilitating easier commutes for residents. Its location in northern Columbia means that residents may have relatively convenient access to parts of the city's infrastructure, including shopping centers, essential services, and potentially employment opportunities within Columbia and the surrounding Boone County area. Depending on the exact location on Highway VV, accessibility to major thoroughfares like U.S. Route 63 or Interstate 70 would be a key factor for daily commutes and travel within the broader Missouri region.
For individuals considering this location, evaluating typical commute times to workplaces, schools, or frequently visited destinations within Columbia would be important. The specific "lot 128" mentioned in the address refers to an individual residence within the park, rather than a general park entrance, indicating that this address is linked to a specific unit. Prospective residents should verify the exact entrance and layout of the park when visiting to understand the internal road network and overall accessibility within the community itself.
Mobile home parks typically provide certain core services as part of the lot rental agreement. Based on the nature of a mobile home park, residents at Green Hills Mobile Home Park can generally expect the following:
-
Lot Rental: The primary service provided is the leasing of land plots where residents can place their manufactured homes. This fee usually covers the right to occupy the specific lot within the park.
-
Utility Connections: Mobile home parks typically offer utility hookups for water, sewer, and electricity at each individual lot. While the park provides the connections, residents are generally responsible for paying for their individual utility consumption. One review mentions issues with water being turned off for repairs and not being turned back on, which suggests that water services are managed by the park, and residents should clarify maintenance protocols.
-
Road Maintenance (Implicit): While one review explicitly complains about "potholes that destroy tires and exhaust systems" and "no way to go around the pothole," implying poor road maintenance, the provision and maintenance of internal roads within the park are typically a service offered by the park management. This aspect, however, seems to be a point of concern for current tenants based on feedback.
-
Trash Services: Many mobile home parks arrange for centralized trash collection services, or provide dumpsters for residents, as part of the community amenities.
-
Management Services: The park has management personnel responsible for overseeing operations, collecting lot rent, enforcing park rules, and addressing resident concerns. Reviews mention interactions with "the manager" and "new owners," indicating an active management presence, albeit with reported issues regarding their approach and responsiveness.
-
Community Rules and Regulations: While not a "service" in the traditional sense, the establishment and enforcement of community rules (e.g., related to vehicle parking, property appearance, noise levels, and pet policies) are a core function of mobile home park management, aiming to maintain a consistent living environment.
Prospective residents should always clarify which utilities are included in the lot rent versus those that are the tenant's responsibility, as well as the park's specific policies on maintenance and repairs.
Understanding the features and highlights of Green Hills Mobile Home Park is essential for prospective residents in Missouri. Based on the provided reviews, certain aspects of the park stand out, offering both potential benefits and areas of concern.
-
Location in Columbia, MO: As a significant highlight, the park's address in Columbia provides residents with access to a larger city's amenities. This includes educational institutions like the University of Missouri, various employment opportunities, diverse shopping and dining options, and healthcare facilities. For those working or studying in Columbia, the location offers practical proximity.
-
Affordable Housing Option (Potential): Mobile home parks typically offer a more affordable housing solution compared to purchasing traditional homes in the same area. While reviews mention "they raise the lot rent when they guarantee a certain lot rent," suggesting variability, the general concept of lot rent for a manufactured home can be a cost-effective alternative for residents in Missouri.
-
Sense of Community (Potential): Mobile home parks can foster a close-knit community environment, where neighbors know each other and a sense of shared living develops. While specific instances of positive community interaction are not detailed in the given reviews, the structure of a mobile home park often lends itself to this.
However, it is equally important to acknowledge the significant concerns highlighted in the reviews, which act as critical "features" from a resident's perspective:
-
Reported Poor Maintenance: A major highlight of concern is the explicit mention of "potholes that destroy tires and exhaust systems" with "no way to go around." This suggests a lack of essential infrastructure maintenance.
-
Concerns about Cleanliness and Upkeep: The park is described as "dirty and trashy" with "rundown unhealthy conditions" in some mobile homes. This indicates a potential overall lack of aesthetic and environmental upkeep within the community.
-
Water Service Issues: The complaint about management turning off water for repairs but not turning it back on is a critical highlight, pointing to potential issues with essential utility services.
-
Management Conduct: Reviews strongly highlight "very rude" behavior from owners/management, allegations of intimidation tactics (e.g., trying to hit a resident's truck), and attempts to "violate" tenants for minor issues or after disagreements (e.g., regarding a boat). This is a significant concern regarding resident relations and park management.
-
Lot Rent Instability: The claim that "they raise the lot rent when they guarantee a certain lot rent" indicates potential instability in living costs, which is a major factor for affordability.
For prospective residents in Missouri, carefully considering these reported features and conducting a personal visit is paramount to form an accurate assessment of the living conditions and management practices at Green Hills Mobile Home Park.
Based on the provided customer reviews and the nature of a mobile home park, there is no public information available regarding specific "promotions" or "special offers" from Green Hills Mobile Home Park. Mobile home parks typically operate on a long-term lot rental model rather than offering short-term promotional deals common in recreational campgrounds or retail businesses.
Key financial considerations for residents, as mentioned in the reviews, pertain more to:
-
Lot Rent: The primary cost for residents is the monthly lot rent. One review indicates concerns about management raising lot rent despite prior guarantees, which suggests that the stability of rental costs might be a point to clarify directly with the park management.
-
Utility Costs: Residents are typically responsible for their individual utility usage (electricity, water, sewer, trash). It is crucial to understand what is included in the lot rent versus what is billed separately. The review about water being turned off and not back on highlights a potential service issue that could impact utility access and cost.
Prospective residents are strongly advised to directly contact Green Hills Mobile Home Park management to inquire about current lot rental rates, any included services, the terms of their lease agreements, and their policy on rent increases. Given the concerns raised in the reviews, a thorough discussion of all financial terms and conditions before committing to a lease is essential. There is no indication of typical "promotional offers" such as move-in specials, referral bonuses, or discounted rates.

It is strongly recommended that prospective residents use these contact details to schedule a visit, speak directly with management, and ask comprehensive questions about lot availability, current rental rates, lease terms, included services, and park rules. Given some of the concerns raised in online reviews, a direct conversation and personal visit are crucial steps in gathering accurate and up-to-date information before making any decisions about residency.
For some Missouri locals, particularly those seeking a potentially more affordable housing option in the Columbia area, Green Hills Mobile Home Park could initially appear as a consideration. Its location on N Hwy Vv offers accessibility to Columbia's amenities, including employment, education, and services, which can be appealing for individuals and families looking to reside within the city's reach without the higher costs often associated with traditional homeownership or apartment rentals in prime areas. The mobile home park model itself can provide a sense of community for those who prefer that living arrangement.
However, based on the highly critical and detailed customer reviews provided, it is paramount for any local considering Green Hills Mobile Home Park to proceed with extreme caution and thorough due diligence. The reviews paint a picture of significant concerns regarding fundamental aspects of park management and living conditions. Allegations of:
-
Poor property maintenance (e.g., severe potholes, general "dirty and trashy" conditions)
-
Unreliable essential services (e.g., water turned off and not restored)
-
Questionable management conduct (e.g., rudeness, intimidation tactics, unfair violations)
-
Unpredictable lot rent increases, despite initial guarantees
These issues, if accurate, point to an environment that may compromise residents' quality of life, financial stability, and safety. While the concept of mobile home living can be suitable for many, a park's management and upkeep are critical. For Missourians, particularly those seeking a stable and well-maintained living environment, a direct visit to the park, extensive conversations with current tenants (as suggested by a reviewer), and a thorough review of all legal documents are not just recommended, but absolutely essential. It is vital to independently verify the current conditions and management practices to determine if Green Hills Mobile Home Park aligns with one's personal standards for a healthy and safe living space. Without significant improvements to the issues raised in these public reviews, this park may not offer the stable, high-quality living experience that most Missourians would seek.
Customer Reviews
This is a horrible mobile home part to live in. New owners took over and it’s worse than before. They are very rude. They don’t repair things that have to do with the court like potholes that destroy tires and exhaust systems. No way to go around the pothole they turn off water For repairs but leave it off. Don’t turn it back on. The mobile home park is dirty and trashy mobile homes that are rundown unhealthy conditions. They raise the lot rent when they guarantee a certain lot rent. They complain about everything even when you have two cars and two people driving down if you plan on living There plan on a slumlord for your landlord trailer court needs to be shut down or forced to make their conditions healthy in living status just drive-through and lick yourself. If my words aren’t enough stay away from this mobile home park.
So the manager tried to buy my boat and I said no!!! Then they proceeded to give me violations for the boat and when I got the boat out of here they started to violate me for other things.. each time coming back with a letter for something else…I got fed up and decided to move and they have tried to shut my water off after I told them I was leaving at the end of April and they keep driving past my house and tried to hit my wife(she was in her truck) may have been a scare tactic but they just keep driving past my house and trying to intimidate us! I don’t recommend you moving there and all my neighbors are struggling with problems. Stop in and ask a tenant before you move to this slum
This is one of the worst of not the worst trailer park in Columbia, MO even if rent was 500 a month I still wouldn't rent here... full of stray cats, possum's, raccoons, cockroachs and mice would not recommend this place to anybody and if you live here I'd start looking because there is better out there somewhere
They fixed the important things. And the rent is cheap. The secretary is fantastic, and the maintenance guy is kind of a douche. Another s***** thing, is you almost need 4 wheel drive to navigate to the park. The road through the park full of ruts and holes.
It's a pit! Of all the trailers there that they weren't tearing out, the others aren't much better. Even with the windows of my car up I could still smell the mobile homes as they were tearing them to pieces. They were just falling apart!
