DO NOT BUY A HOME FROM THEM OR AND ANY IMPACT COMMUNITYS. I have lived in 3 different homes in that park and that all have mager problems. There favorite place to get stuff seems like the Lowes discont rake the paint is cheap trash it peals shortly after they just painted it that was lot 5 and then we went to lot 11 and they promised to fix things and they were going to keep the cost of it up at 30k for the repairs but they never did we were told that the roof was just done not to long ago but the roof leaks in multiple places the dining room windows is rotting away. Every time it rains water comes poring in and then the best part of it all when we first move to the park in lot 17 the was a dumpster out front of lot 11 and it caught on fire and it burnt part of the hunt of the home so when the fire department put the fire out it flooded then front inside of the home and the left it so it nade the front bedroom floor rotten and we almost fell through it the master bath floor did the same thing do to a old toilet leak that they said they fixed but they just half a$$ed it and did not do it properly. Just know they are are only in it for the money and they don't care about you. They had to managers in there that were stealing people's money and the company's money. And there names are Danette and Lisa woods. I was told that Lisa Woods was buying a car with the money. And it was repoed. But now they have a new manager in there named Madison and she is a sweet hurt and would do anything to help but the company won't let her do any thing to help out the residents if it involves sending the company's money such as fixing stuff that needs it so they are safe. All I can tell you is if you have to live here rent the home do not fall for there trap and buy. They want Madison to sell the homes for $30,000 to $40,000 and not one home in that park it worth that they are only worth 10k to 15k Or less. also the most of the homes came out off other ran down home parks. also is you dont like the sound of a dirt bike riding by you over and over then i would not live here. when we moved in we signed a contract that says that we can have dirt bikes 4 wheelers but we were not allowed to ride them in the park but there new maintenance man Joey rides a fat wheel dirt bike in the park also is you like you sleep then good luck there is a lot of members in the park that blast there music when they drive by at 6 am and out tho the day. we report it and nothing is done. also there is kids there that are herbal the though river rocks at our dog. our dog used to be vary frindly and now she dose not like anyone. they are luck i dont have proof or they wood be getting charged same way with there useless parents. also the company dose not follow the laws like they ar supposed to and the owner lives in Colorado in secluded mountains miles from away from civilization. Just know that IMPACT COMMUNITYS is vary scamy and they hide stuff vary well. dont let them fool you.
Jun 08, 2024 · Tractor Man Vlogs 4949In the past few weeks, I have made multiple visits to the office, including yesterday morning with my parents, but it appears that the office has been consistently closed during these visits. I was looking to purchase two trailer homes so could live close to each other. While on the property yesterday, we noticed that some of the trailers displayed for sale appeared to be in a deteriorated condition. This, combined with feedback from multiple individuals in the area regarding noise disturbances, drug activities and other concerns, has given us pause. During our visit, we observed numerous noise disturbances from big trucks just sitting and running with no one in them and what appeared to be inappropriate drug activities. The presence of litter and unattended trash in various areas was also quite concerning. It appears they don’t pick up trash they just mow over it. The pictures they show here are 1000% better than the area looks. I must admit that compared to other properties we had visited, the current state of this property is disappointing. I believe that having a dedicated staff presence on-site could greatly improve the overall experience. 6 current residents told me they don’t fix anything, dogs run all over property all the time, kids scream and play in peoples yards etc, and office is only available about 10 hours a week. There is a help line on their website when you ask question when is the office open you never get any replies.

Aug 05, 2024 · Michael TeagueThey are raising everything so high that people can't afford to live there. Some people have been paying $600-$700 for the lot rent the last couple of months. They are paying for water that they don't use because there is a leak in the old shelter that burnt down. So residents are paying for that. I wouldn't live there ever again and I don't want anyone to live there. They don't fix anything and can't keep maintenance man.

Rent has been changed and now i have to pay more just to pay the rent. No more money orders. Its ridiculous. And you cant find any information anywhere for corporates number. Because trying to show up at the office isnt worth it. Half the time she isnt there and the other half the time she ignores you when you pull up next to her like she didnt even see you. Its not right. I cant wait to get out of here. And yes the pot holes are terrible. They havent done much with these except throw some tar in it last spring. I think if they put more effort into fixing the issues and not creating more by bringing in all these new trailors things would be better. But no. Instead we have things like potholes and people starting garbage cans on fire and burning up part of trailors. Luckily those people are out. I think. I think if different management were available, with a person tbat makes the time, the park would be a better place. But some issues need to be adressed.
