High Point Park About

For Delaware residents seeking an accessible and often more affordable housing option, manufactured home communities represent a significant segment of the housing market. High Point Park, situated in the town of Frederica, Delaware, aims to provide a community living environment for its residents in Kent County. Understanding the dynamics of such communities is key for anyone considering this type of housing solution.

The concept of a manufactured home park has evolved, offering a distinct alternative to traditional stick-built homes or rental apartments. These communities typically operate on a land-lease model, where residents own their manufactured home but lease the land it occupies. This arrangement can often lead to lower upfront costs and potentially reduced property tax burdens for homeowners, making it an attractive pathway to homeownership for various budgets.

Public reviews for High Point Park present a mixed perspective, offering insights into the resident experience. One review highlights a "chill environment" where "everyone seems to mind their own business," suggesting a generally quiet and independent community. The convenience of nearby amenities like a "gas station and the liquor store" and even late-night pizza delivery ("Domino's even delivered past 10pm!") are noted as positives, making day-to-day living practical. This reviewer also mentions friends living there and "definitely recommend it," despite a personal preference for more space between neighbors.

However, another review details a very serious and concerning issue regarding a lien on a mobile home and allegations against the park manager, Karen Lashua, and Sun Home Communities. This review describes significant financial disputes, claims of character assassination, slander, and retaliation, particularly against individuals on social security disability, social security, the elderly, and low-income residents. This highly negative feedback suggests potential challenges in dealing with park management and raises serious questions about consumer protection and fair treatment within the community. It is crucial for prospective residents to be aware of such allegations and conduct thorough due diligence.

This article will delve into what High Point Park offers based on available information, including its location, reported services and features, and critically, a balanced look at the diverse resident experiences. For Delaware locals considering a move to Frederica, understanding both the potential benefits and the alleged drawbacks is essential for an informed decision.

Location and Accessibility

High Point Park is located at 2 Willow Dr, Frederica, DE 19946, USA. This address places it within Frederica, a small town in Kent County, Delaware. Frederica offers a more rural and quiet setting compared to larger urban centers in the state, providing a relaxed atmosphere for its residents.

Despite its somewhat rural character, High Point Park benefits from reasonable accessibility to essential services and local amenities. The proximity to a "gas station and the liquor store," as mentioned in a review, indicates immediate convenience for daily needs. For broader shopping, dining, and healthcare options, residents can easily access nearby larger towns. The town of Milford, with its growing downtown area, retail options, and medical facilities, is typically a short drive away. Similarly, Dover, the state capital, offering a full range of urban services, employment opportunities, and attractions, is within convenient driving distance from Frederica.

The location also provides access to major roadways in Kent County, facilitating commutes and travel throughout central Delaware. For those who work in Dover, Milford, or other surrounding areas, the park's position allows for a relatively straightforward drive. While public transportation options might be limited directly within Frederica, having personal transportation or rideshare services available would enhance accessibility to surrounding areas.

For outdoor enthusiasts, the area around Frederica offers access to natural spaces, including local parks and wildlife areas, though specific direct access from the park is not detailed in public information. The overall environment contributes to a "chill" atmosphere, as described by a resident, appealing to those who prefer a quieter residential setting without being entirely isolated from necessary conveniences.

Services Offered

Based on the typical operations of a manufactured home park and limited public information, High Point Park, LLC likely offers the following services related to its residents:

  • Land Lease Agreements: The core service is providing land for lease to residents who own their manufactured homes. This is the fundamental model for such communities.

  • Property Management: There is an on-site or accessible management team (e.g., "Manager Karen Lashua" mentioned in a review) responsible for the overall operation, rules, and maintenance of the common areas of the park.

  • Utility Access: Residents can expect access to essential utilities at their homesites, such as water, sewer, and electricity hookups. The specifics of whether these are included in the land lease or billed separately would be detailed in the lease agreement.

  • Common Area Maintenance: While not explicitly detailed, the expectation for any mobile home park is that common roads, lighting, and shared spaces are maintained by the park management to ensure a livable environment. The "clean" description in one review suggests some level of upkeep.

  • Rule Enforcement: Management is responsible for enforcing park rules and regulations, which govern resident conduct, property upkeep, and other community standards.

It's important to note that the very negative review highlights significant alleged issues with management's conduct regarding lien disputes, property accusations, and alleged retaliation. Prospective residents should thoroughly investigate management practices and review lease agreements carefully.

Features / Highlights
  • Affordable Housing Option: For many in Delaware, manufactured homes within a community like High Point Park offer a more affordable path to homeownership compared to traditional stick-built homes, making it a key feature for budget-conscious individuals and families.

  • Quiet & "Chill Environment": One review describes the atmosphere as a "chill environment" where neighbors generally "mind their own business," suggesting a peaceful and independent community setting, appealing to those who prefer a less intrusive living situation.

  • Convenient Local Access: The park's location in Frederica offers practical convenience, with close proximity to a "gas station and the liquor store." This immediate access to everyday necessities is a distinct highlight for residents.

  • Delivery Services Available: The fact that "Domino's even delivered past 10pm!" indicates that typical delivery services (food, packages) are readily available to the park, adding to daily living convenience.

  • Sense of Community for Some: The mention of "my friends live there" suggests that for some residents, there is an existing social network and sense of familiarity within the park, which can be a positive aspect of community living.

  • Accessibility to Central Delaware: Located in Frederica, the park offers reasonable access to larger towns like Milford and Dover, providing broader options for shopping, dining, entertainment, and employment.

It's critical to acknowledge that these positive highlights are presented alongside very serious allegations in another review regarding management conduct, including alleged slandering of businesses, financial disputes, and retaliatory actions against residents, particularly vulnerable populations. Prospective residents must weigh these contrasting experiences heavily.

Promotions or Special Offers

High Point Park, LLC, as a mobile home park operating on a land-lease model, does not typically advertise "promotions" or "special offers" in the way a retail business or service provider might. The value proposition here is primarily in the affordability of the housing type and the ongoing cost of the land lease.

Any "promotions" or benefits would generally stem from:

  • Competitive Land Lease Rates: The core "offer" of a mobile home park is usually a monthly land lease fee that is designed to be more affordable than renting an apartment or paying a mortgage and property taxes on a traditional home. This ongoing cost-effectiveness is the main financial incentive.

  • Inclusion of Basic Services: Land lease fees often include certain basic services such as water, sewer, and trash collection, which simplifies budgeting for residents by bundling these utilities. This reduces the number of separate bills residents have to manage.

  • Availability of Existing Homes: While the park manages the land, homes within High Point Park are typically owned by individual residents. Any "special offers" on homes would come from these individual sellers or from a manufactured home dealer selling homes to be placed in the park. These could include price reductions, appliance packages, or other incentives.

Given the highly negative review concerning alleged financial disputes and management conduct, potential residents should exercise extreme caution and seek independent legal advice if considering any purchase or lease agreement at this park. There is no public information suggesting any specific promotions offered directly by High Point Park, LLC that would mitigate the concerns raised in the negative review. Prospective residents would need to inquire directly about lot rent, rules, and any current availability.

Conclusion: Why This Place Is Suitable for Locals

For Delaware locals, particularly those in Kent County considering mobile home living, High Point Park in Frederica presents a nuanced option. While it offers the inherent affordability and community structure common to manufactured home parks, prospective residents must navigate a landscape of both reported benefits and serious allegations.

On the positive side, for those seeking a "chill environment" where neighbors generally "mind their own business," High Point Park could offer a quiet and independent living experience. Its location in Frederica provides a more rural setting compared to larger towns, which appeals to individuals who prefer a slower pace of life. The convenience of immediate access to essential local amenities like a gas station and liquor store, coupled with reliable delivery services, adds a practical layer of appeal for daily living. The affordability, a hallmark of mobile home park living, makes homeownership more accessible for various income levels in Delaware.

However, it is impossible to discuss the suitability of High Point Park without addressing the very serious concerns raised in one of the public reviews. Allegations of financial disputes, character assassination, slander, and retaliation against vulnerable residents by park management are profound and warrant extreme caution. For any local considering this community, these claims highlight the critical importance of conducting exhaustive due diligence, understanding all contractual obligations, and potentially seeking independent legal advice before committing to any agreement.

Ultimately, the suitability of High Point Park for Delaware locals hinges on individual priorities and risk tolerance. If the primary drivers are affordability and a desire for a quiet, independent community, and provided that thorough personal investigation alleviates concerns about management practices, it could be a fit. However, the serious nature of the negative feedback means that potential residents must be fully informed and prepared to navigate complex issues, ensuring their rights and investments are protected. For locals, this means carefully weighing the perceived benefits against the very real and significant risks highlighted by past resident experiences.

Chill environment, the neighbors may be closer than I'm used to, but everyone seems to mind their own business. It's close by the gas station and the liquor store. To summarize I have no complaints about the area, Domino's even delivered past 10pm! Plus my friends live there. Definitely recommend it. Only reason it's not 5 starts is because I prefer my neighbors to be much further away.

I didn't want to give any star for this community but the manager Karen Lashua and Sun Home Communities has sold a single wide mobile home that I have a lien on at 177 Holly Drive Frederica DE 19946. The manager has swept this under the rug, and company backed her up. I have a lien on this home for the sum of 21,000.00 and it's a shame that I have to come on Google reviews regarding this issue. This manager has character assassinated my business slandered me and has cause me to loose 278,000.00 a year and it's 2 years now. I wouldn't buy anything from here. The manager has gotten her attorney to send me letters saying I'm late on my lot rent, I don't take care of my property etc. not a nice place at all. Manager like to retaliate on people that are on social security disability and social security and the elderly and low income

Quieter than it used to be but the neighbors can be a lil nosey and a lil out of bounds with the way some of them choose to point their security cameras. Some people have too much time on their hands I guess..

This place is what you make of it. We live on the side where the homes have big manicured yards. People seem to care about how things look (seasonal decorations, flowers, bird baths etc) Most people are very neighborly. High Point does annual 4 point inspections but that's just so that people don't let things go. We live right next to the senior side which has a gorgeous pond full of turtles 🐢 and even some local water birds (can't seem to get a picture of the Heron...he's too quick!) The swimming pool is nice and clean and free for members. (People on the lease) I have seen what some other developments look like for comparable lot rent 😳 All in All this is a Nice place to Live.
