It is important to note that the park is under brand new management starting 05/2025. What this means is this is the first review since this change. I was fortunate enough to meet the new owners and believe they are genuinely interested in creating a community here that puts their guests first. Having the QT right next door is awesome for food, drinks, etc. The park needs roadwork, they know that and that is one of the top priorities for the new management. They expect to see improvements very soon. They know it needs some beautifying and they want to make that happen too. The park is a mix of long term RV guests, some mobile homes, short term rentals (AirBnB), and short term RV stays. Long term residents are the majority here. I made my reservation easily online and received a nice text the morning of my stay with important information about directions to the park. Google maps isn't correct so this is key. When I arrived I received a very personal welcome which was also very nice. They have a nice laundry facility ($3.50/wash $1.00+ dry). There is a train track nearby (but I challenge you to find a place nearby without one…cattle country). Yes, it’s annoying when trains come by, about 3 times a day during my stay. Highway noice is noticeable but not overwhelming. It will be interesting to see how much things improve over the next few months. I was only here one night but enjoyed the stay.
May 31, 2025 · Bradford ChaseI was a bit surprised to find 2 pairs of foam earplugs in the welcome packet. The attendant explained that there are a lot of trains in the area. Some units here are well kept and look nice however, there are just as many or more that are not. Our water connection was below grade. While I do understand the reasoning, the ones with heat tape that are about knee high are much easier to connect to. There was music, which was Not my preferred genre, playing at a louder volume when we pulled in. The volume was adjusted down before we got out of the truck. Be sure to save your messages as there will be a corrected map of the entrance, it's through the gas station, Google and Imaps both show the wrong entrance.

I think that is a good way to communicate with tenants about concerns regarding rule infractions or things that need to be done. However, the park has fallen into a state of below standard living. The grass has not been mowed in 2 weeks. My dogs refuse to go to the bathroom in grass that is taller than them, so they piss in the road. The streets are dirt, and covered with potholes, not little ones. I have heard from other tenants that they are standing outside the tornado shelter, sirens going, and cannot get in, and tornado season coming. The water pressure is so bad, I fill my auxiliary tank and run my water through my water pump. New ownership is to be coming in, we will see if there are improvements, but my optimism is fading daily.
Apr 09, 2025 · David BrownWe liked the location which was easy on the turnpike or other highways. The roads in the park are not good, they have many large and deep pot holes. There is alot of mud where there should be gravel for the RV'S to park. Our tires sunk in a good 5 to 6 inches. Also, there is not any grass, but alot of weeds that need mowed. This park need alot of maintenance and upkeep.
