Kimberly Mobile Home Park About
For individuals and families across Indiana, the search for a suitable and affordable place to live often involves exploring a range of housing options. Among these, mobile home parks, often referred to as manufactured home communities, represent a distinct segment of the housing market. These communities typically operate on a model where residents own their manufactured home but lease the land, or "pad," it sits upon. While this structure can offer a pathway to homeownership or long-term rental at a more accessible price point compared to traditional housing, the overall living experience is heavily influenced by the park's management, maintenance standards, and attention to resident well-being. For Indiana locals considering this housing alternative, a thorough understanding of a specific park's conditions is paramount.
The perception of mobile home parks has evolved, but it remains crucial for prospective residents to look beyond surface-level information and delve into the actual living conditions and management practices. A positive mobile home park experience should ideally offer a safe, well-maintained environment with responsive management that values its residents. Conversely, issues related to neglected maintenance, unresponsive communication, and safety concerns can significantly detract from the quality of life, regardless of affordability. Therefore, making an informed decision requires careful consideration of all available public feedback and factual data.

As a mobile home park, Kimberly Mobile Home Park fundamentally offers lots for manufactured homes, where residents own their home but lease the land it occupies. However, based on the highly critical public reviews, the actual delivery and quality of services are severe points of concern. While a park typically provides certain services, the reported experiences suggest significant deficiencies:
- Lot Rental: The park provides spaces for mobile homes. However, the value received for this rental fee is heavily questioned by residents due to a perceived lack of basic maintenance and support.
- Maintenance and Repairs: A primary and consistent complaint is that "Nothing gets fixed, even after months of problems." This indicates a severe breakdown in essential maintenance services that directly impact the safety and livability of the property. References to "falling down trailers everywhere" and "not keeping up on maintenance" further emphasize this critical service failure.
- Communication and Responsiveness: Residents report that "Nobody answers the phone," highlighting a fundamental lack of communication and responsiveness from park management, which is crucial for addressing tenant concerns.
- Property Upkeep: The overall condition of the property is described as needing to be "cleaned up," with concerns about "falling down trailers everywhere" and a lack of care from property owners regarding the general appearance and safety of the community.
- Management's Approach to Residents: A review suggests a perceived disregard for residents, stating, "Just because people are low income does not mean that you can treat the residents like this," and referring to owners as "slumlords." This points to a problematic relationship between management and tenants.
- Safety Concerns: The lack of maintenance and presence of "falling down trailers" are explicitly cited as "a safety concern especially for the children in the neighborhood," indicating a failure to provide a safe living environment.
In summary, while the park structurally offers lot rentals, the critical feedback indicates severe shortcomings in the actual provision of essential services like maintenance, responsive communication, and ensuring a safe and clean living environment.
Based on extensive public feedback, the "features" and "highlights" of Kimberly Mobile Home Park are unfortunately dominated by significant negative concerns rather than positive attributes. It is crucial to present these as reported by customers to provide a factual and transparent overview:
- Severe Lack of Maintenance: The most prominent reported feature is a pervasive failure to maintain the property. Reviews repeatedly state, "Nothing gets fixed, even after months of problems," with mentions of "falling down trailers everywhere" and a general state of disrepair. This directly impacts the visual appeal, functionality, and safety of the community.
- Unresponsive Management: A key characteristic is the reported unresponsiveness of management, with residents stating, "Nobody answers the phone." This lack of communication prevents residents from addressing critical issues and builds distrust.
- Safety Concerns: The unaddressed maintenance issues, particularly "falling down trailers," are explicitly highlighted as "a safety concern especially for the children in the neighborhood." This points to a fundamental flaw in providing a secure living environment.
- Perceived Disregard for Residents: Reviews suggest a disheartening disregard for residents, with one stating, "Just because people are low income does not mean that you can treat the residents like this." This indicates a problematic and disrespectful relationship between the property owners/management and the tenants.

Nothing gets fixed, even after months of problems. Nobody answers the phone. Not trustworthy. So many problems it's not safe.
Drove through here recently to visit a family member and this location needs to be cleaned up! The property owners need to care just a little bit more about their residents. Just because people are low income does not mean that you can treat the residents like this. And it's not ok to have falling down trailers everywhere and not keeping up on maintenance. That's a safety concern especially for the children in the neighborhood. Very disappointed in how the property is being managed. Dare I say slumlords 🤷♀️
understand that there's only one maintenance man in whole park to fix things and he's not young either, and can't get to everything. Stop expecting everything to be pitch perfect clean. Some of these trailers have been here for years so ya there gonna be damaged. Try to look at there shoes for a minute. And of course if you don't pay rent and keep your yard clean your not gonna have a grand time here either.
My experience with that was we asked for an application for a place to live she was busy we took the application and she said fill it out and bring it back if they close at 6:00 well upon looking at the application I noticed at the top of the first page it says $25 application fee and there is no way that I'm giving my money to anyone just a little piece of paper out I think it's wrong that they do that and there will be laws against that because if you don't get the apartment you don't get your money back and if you do get the apartment you still don't get your money back that's just pocket money for them that's dead wrong to the consumer
I lived here for years. All the trailers have whole on floor and walls. Bugs everywhere. They will never fix your stuff. They even make you pay $50 if they mowe your lawn. Even if you don't ask then to they will still do it.
