Unionville, Indiana, is a small, unincorporated community in Brown County, known for its rural charm and proximity to natural attractions. The area surrounding Lake Lemon is particularly popular for its recreational opportunities and scenic beauty.

The accessibility of Lake Lemon Acres is primarily by road. Unionville is not a major urban center, which contributes to the peaceful and secluded feel of the area. However, it is within a reasonable driving distance of larger towns and cities in Indiana. Bloomington, a bustling college town and home to Indiana University, is typically within a 20-30 minute drive, offering a wider array of shopping, dining, entertainment, and employment opportunities. This proximity allows residents of Lake Lemon Acres to enjoy the quiet of rural living while still having convenient access to urban amenities when needed.

For those who rely on transportation, personal vehicles are generally essential for comfortable living in this area due to the rural setting. The "E Northshore Dr" address suggests that the community is situated along the northern shore of Lake Lemon, offering potential for direct or very close access to the lake. This location is particularly appealing to individuals who enjoy boating, fishing, kayaking, or simply taking in picturesque lake views. The natural surroundings also lend themselves to opportunities for hiking, birdwatching, and other outdoor pursuits, making it an ideal location for nature enthusiasts and those seeking a quieter pace of life away from the city bustle.

Based on the nature of mobile home communities, and considering publicly available information and typical offerings, Lake Lemon Acres likely provides a range of essential services to its residents. While detailed, specific service lists are often best obtained directly from the community management, common services in such parks aim to provide a functional and maintained living environment.

  • Lot Rental for Manufactured Homes: The primary service is the rental of land lots for residents to place their manufactured homes or campers, providing a stable living space.
  • Utility Hookups: Essential utility connections such as water, sewer, and electrical hookups are typically provided to each lot, ensuring residents have access to necessary services.
  • Waste Management: A system for trash pickup is generally in place, though the specifics of billing (e.g., monthly charges) and frequency can vary by community.
  • Grounds Maintenance (Common Areas): While individual lot maintenance is usually the resident's responsibility, the park management often handles the upkeep of common areas, roads, and shared facilities within the community.
  • On-Site Management/Office: A management presence, even if not constantly on-site, is typical to handle resident inquiries, lease agreements, and community issues.
  • Access to Lake Lemon: Given its name and address, the park's key service is providing residents with proximity and potential access to Lake Lemon for recreational activities.

It is important for prospective residents to directly inquire about the specifics of all services, including utility responsibilities, any additional fees, and the availability of on-site staff, to ensure a complete understanding of what is provided.

While a detailed list of amenities and features specific to Lake Lemon Acres can be elusive without direct communication from management, general attributes of mobile home communities, especially those with "acres" and a "lake" in their name, suggest certain highlights. Public reviews, though limited, offer some insight into resident experiences.

  • Proximity to Lake Lemon: This is arguably the most significant feature. Living near Lake Lemon provides residents with easy access to recreational activities such as boating, fishing, kayaking, and swimming. The scenic beauty of the lake itself is a major draw for the area.
  • Quiet, Rural Setting: Located in Unionville, the community benefits from a peaceful, rural environment, ideal for those seeking a tranquil escape from urban noise and congestion.
  • Opportunity for Lakeside Lifestyle: For many, the highlight is the chance to embrace a lakeside lifestyle, enjoying natural beauty and outdoor pursuits right outside their door.
  • Independent Living: Mobile home communities offer a degree of independence and personal space often greater than apartment living, with residents typically having their own individual lot.
  • Potential for Community Atmosphere: While specific details about community events are not available, mobile home parks often foster a neighborly atmosphere among residents who share similar interests in affordable, independent living.

It is crucial to note that the provided customer review offers a very negative perspective on the management, costs, and overall condition of the park ("dump full of empty ran down trailers & campers," "office manager is rarely available or on property," "EXREMELY sue happy," "Rent is REDICULOUSLY expensive & they just raised it yet again," "trash pickup “monthly charge” was almost double then what I pay at my house"). This indicates that while the location near Lake Lemon is a highlight, the operational aspects and resident satisfaction, according to this review, are significant areas of concern. Another review, however, states "My favorite lake!!", which seems to reflect positively on the general location or surrounding area rather than the park itself. Prospective residents should investigate these claims thoroughly.

Information regarding specific promotions or special offers at Lake Lemon Acres is not readily available through general public data. Mobile home communities typically do not advertise widespread seasonal or discount promotions in the same way retail businesses might. Any available incentives, such as move-in specials, reduced lot rents for new residents, or specific terms for long-term leases, would generally be discussed directly with the community management.

Given the negative feedback in one of the provided reviews concerning "REDICULOUSLY expensive" and frequently increasing rent and trash fees, it is particularly important for prospective residents to inquire thoroughly about all costs, including base lot rent, utility fees, and any additional charges, before committing to a lease. Transparent communication about these financial aspects upfront would be crucial.

Individuals interested in Lake Lemon Acres should directly contact the community office to inquire about current lot availability, rental rates, any applicable fees, and whether any specific offers or incentives are available for new residents at the time of their inquiry. This direct communication is the most reliable way to obtain accurate and current information regarding pricing and potential promotions.

Given the feedback about the office manager being "rarely available or on property," it is advisable to be persistent with calls or to plan a visit to the location to speak with someone in person if possible. Direct contact is essential for obtaining the most accurate and up-to-date information on this community.

While Lake Lemon Acres presents a unique opportunity for locals in Indiana to experience lakeside living in Unionville, its suitability for prospective residents hinges on a careful evaluation of priorities and expectations. For those who prioritize living in close proximity to a beautiful lake and enjoy the peaceful, rural atmosphere that Unionville offers, the location itself is a significant draw. The potential for easy access to boating, fishing, and other water-based activities is a major advantage for outdoor enthusiasts.

However, based on the highly critical customer review, prospective residents must conduct thorough due diligence. Concerns regarding "ridiculously expensive" and frequently increasing rent and trash fees, coupled with allegations of an often-absent office manager and a "sue happy" approach to minor discrepancies, suggest potential challenges in resident-management relations and cost transparency. The description of the park as a "dump full of empty ran down trailers & campers" also raises serious questions about the overall maintenance and living conditions within the community.

Therefore, while the appeal of Lake Lemon itself is undeniable, potential residents should prioritize a direct visit to the property, engaging in in-depth conversations with management about all fees and policies, and, if possible, speaking with current residents to gain a balanced perspective on the living experience at Lake Lemon Acres before making any commitments. For locals committed to a lakeside lifestyle in a quiet setting, the location offers potential, but a comprehensive investigation into the community's operational aspects is highly recommended to ensure it aligns with individual expectations for a comfortable and stable home.

Stay away from this place. I had a 1yr lease there. Glad to finally have my camper out of there!!! Rent is REDICULOUSLY expensive & they just raised it yet again. The trash pickup “monthly charge” was almost double then what I pay at my house. They just raised it again also. The office manager is rarely available or on property. They are EXTREMELY sue happy & threaten with attorneys nonstop. Always paid rent by due date. On one occasion slipped up & got a money order for rent. That was .20 cents short you read that correct .20 cents. They threatened eviction & to call their attorneys. Instead of being peaceful or tacking the .20 cents onto the following month. The place is a dump full of empty ran down trailers & campers. If there was an option for 0 stars. That’s what they would’ve received.
