Lakewood Estates Mobile Home Community About
Are you a Missourian exploring mobile home living options in Springfield, MO? Lakewood Estates Mobile Home Community presents itself as a potential choice for those seeking affordable housing. This community aims to provide a place to live with varied experiences reported by residents. Like any residential area, understanding its current environment is key to making an informed decision about calling it home.
Lakewood Estates Mobile Home Community operates as a manufactured home park, offering lots for rent where residents can place their mobile homes. These types of communities often appeal to individuals and families looking for a more budget-friendly housing solution compared to traditional homes, providing a sense of independent living with the potential for community amenities. For those in Springfield, MO, considering such an arrangement, understanding the nuances of the park's management and atmosphere is crucial.
Recent feedback from residents paints a complex picture of life at Lakewood Estates. An initial positive experience described a peaceful community with an "amazing" former manager, Kathy, who was communicative and attentive. However, a significant shift in management in late 2024 to early 2025 appears to have dramatically altered the resident experience. One long-term resident expressed extreme disappointment, recounting issues with the new manager, Jamie, including claims of being an "unauthorized tenant," attempts to double-dip on lot rent, and a non-functional online portal. A particularly distressing incident involved the towing of their husband's car without notice, costing "more than what the car was worth to get it out of impound," despite earlier assurances of warnings. This resident also voiced concerns about safety, referencing a "double homicide" that was "just on the news," and frequent water shut-offs without notice, attributing these issues to bad management and a shift from caring about people to focusing on "profit." They would give "0 if I could." Another, more recent review offers a slightly different perspective, stating, "The staff is friendly and responsive, and Jamie is willing to work with you, which I appreciate. While the park itself could use some updates and maintenance, it's generally safe and affordable. It's not the most luxurious place, but it offers a decent living option if you're looking for something budget-friendly." This indicates varying experiences and a perceived affordability, but also acknowledges the need for updates and maintenance. It is important to note the reported double homicide in May 2025 at Lakewood Mobile Home Park on North Farm Road 137, which is the exact address of this community, as reported by the Springfield Daily Citizen.
Lakewood Estates Mobile Home Community is located at 2710 N Farm Rd 137, Springfield, MO 65803, USA. This address places the park in the northwestern part of Springfield, Missouri. Springfield is a major metropolitan hub in the Ozarks, offering extensive urban amenities including a diverse job market, educational institutions, comprehensive healthcare services, and a wide variety of shopping, dining, and entertainment options.
The location on N Farm Rd 137 suggests a setting that, while within city limits, might offer a slightly more relaxed or less densely commercial feel compared to the heart of downtown. This can appeal to residents who desire convenient access to city resources without being immersed in constant urban bustle. For Missourians, this means that essential services, major employers, and recreational opportunities throughout Springfield are generally accessible by car. Ease of access to main thoroughfares would facilitate commuting and daily errands. However, prospective residents should consider how the specific "Farm Road" designation impacts local transportation options, such as walkability or public transit availability directly to the park.
Based on the nature of a mobile home community and insights from resident reviews, Lakewood Estates Mobile Home Community is expected to offer the following services. However, the quality and consistency of these services may vary, particularly under the current management:
- Mobile Home Lot Rental: The primary service, where residents lease a plot of land for their manufactured homes.
- Utility Hookups: Essential connections for water, sewer, and electricity at each mobile home lot are standard. However, a review mentions frequent water shut-offs without notice, indicating potential issues with this service.
- Waste Management: Trash collection services are typically provided for residents.
- General Park Maintenance: The park's appearance and upkeep of common areas, including roads and shared spaces, are expected. Reviews suggest the park "could use some updates and maintenance" under current management.
- On-Site or Responsive Management: While the initial positive feedback highlighted excellent management, subsequent reviews indicate significant challenges with new management's responsiveness and professionalism, particularly regarding documentation and resident issues.
- Parking: Off-street parking at individual lots is typically available. One review noted gravel driveways for some, while others across the way were paved, suggesting inconsistency.
- Community Rules and Regulations: These are in place to ensure a peaceful and orderly environment, though issues like unannounced towing suggest problems with rule enforcement or communication.
Lakewood Estates Mobile Home Community presents a complex set of features and highlights that prospective residents in Missouri should carefully consider:
- Affordable Housing Option: It offers a potentially budget-friendly pathway to homeownership or long-term rental compared to traditional stick-built homes in Springfield.
- Quiet and Safe Neighborhood (Initial Impression): Early reviews and one recent review mentioned a "quiet and safe neighborhood" where "neighbors look out for each other," indicating a supportive community environment at one point.
- Friendly and Responsive Staff (Conflicting Reports): While one recent review praised staff as "friendly and responsive" and the manager Jamie as "willing to work with you," this directly contradicts the severe negative experience of another long-term resident with the same manager.
- Convenient Springfield Location: Situated on N Farm Rd 137, the park provides accessibility to the extensive amenities of Springfield, including shopping, dining, healthcare, and employment.
However, significant concerns highlighted in recent reviews act as critical dis-highlights:
- Major Management Issues: Reports of unauthorized tenant claims, attempts to double-dip on rent, lack of paperwork, non-functional online portals, and unannounced towing indicate severe deficiencies in management's professionalism and basic operational competence.
- Safety Concerns: The reported "double homicide" in May 2025 at the park's address raises serious questions about the current safety and security of the community.
- Lack of Maintenance and Infrastructure Problems: Frequent water shut-offs without notice, attributed to outdated pipes, and gravel driveways (while others are paved) suggest neglected infrastructure and maintenance.
- Poor Communication and Lack of Care: The feeling that corporations prioritize "profit over people" and that complaints are sent to an unresponsive corporate entity in Georgia, combined with lack of warnings for towing and water shut-offs, reflects a breakdown in resident communication and care.
At this time, specific promotions or special offers for Lakewood Estates Mobile Home Community are not clearly defined, and any potential offers should be viewed with extreme caution. In a typical mobile home park, promotions might include move-in specials, reduced lot rent for initial periods, or assistance with relocation. However, given the severe issues reported by a long-term resident, the primary "offer" for prospective residents would be the availability of a lot at a certain price. It is imperative that any interested Missourian directly contacts the park and thoroughly investigates all current terms, conditions, and, crucially, addresses the serious concerns raised about management, safety, and infrastructure before committing to any agreement. Do not rely solely on advertised promotions without verifying the current state of the park and its management practices.

When contacting the park, it is highly recommended that prospective residents directly address the concerns about recent management changes, safety, communication protocols (especially regarding water shut-offs and towing), and the condition of the park's infrastructure, to ensure a full understanding of the current living environment.
Lakewood Estates Mobile Home Community presents a challenging proposition for locals in Missouri, particularly those considering a move to Springfield. While it may offer an affordable entry point into mobile home living and is situated in a convenient Springfield location, the severe negative experiences reported by a long-term resident, including alleged issues with management, unannounced utility shut-offs, questionable towing practices, and grave safety concerns (including a reported double homicide on the premises), raise significant red flags. The stark contrast between initial positive experiences and recent severe complaints suggests a significant decline in living conditions and management oversight. While one recent review suggests staff are "friendly and responsive" and "willing to work with you," this directly conflicts with a detailed account of extremely poor management. For Missourians prioritizing peace of mind, consistent utility access, fair treatment, and a secure environment, thorough due diligence is paramount. It is crucial to critically evaluate the current state of the community, engage directly with management on all concerns, and weigh the potential affordability against the documented risks and negative experiences before considering Lakewood Estates Mobile Home Community as a suitable home.
Customer Reviews
When my family first moved to Lakewood it was peaceful and the manager Kathy was amazing. She would come around and say hi and check on things. They would communicate and give warnings before taking actions. Fast forward to 2024-2025 and new management came in and kicked a ton of residents out. I had an issue, so I emailed the new manager Jamie. Well that could have been the worst thing I could do, because after the fact she was claiming we were unauthorized tenants living there and was trying to make me pay another deposit(in 2025, when we moved there in 2021 and did that with our move in process), and wanted to double dip on our lot rent. The portal she gave me would not allow me to put my address but she still pushed that I needed to pay because I am unauthorized to live there. Honestly, she probably couldn't find our paperwork... bad management. What made the situation worse was that they towed my husband's car with no notice, When at the beginning we were told there would be a warning prior to taking action. They failed. We couldn't even find the car for a few days and by that time it cost more than what the car was worth to get it out of impound. Jamie cost us a lot of money and I just think Lakewood has gone downhill in a major way. I miss when corporations care about people over profit but unfortunately if you complain about management its just sent to some random person in Georgia that doesn't have any kind of first hand knowledge about the community. Its not even safe anymore, it was just on the news for a double homicide... but if this is how people are being treated then I'm not surprised that incident happened. Stay safe, keep your children safe and please do not move there and waste your money... They will shut off the water and .... you may get a message about it, otherwise its shut off a lot without notice or warnings... they need to update all the pipes there. I just really do not want anyone else dealing with what we went through. Definitely would give 0 if I could. Only upside was the landlord that actually rented us our trailer, he was amazing and helped any time we needed it.
The staff is friendly and responsive, and Jamie is willing to work with you, which I appreciate. While the park itself could use some updates and maintenance, it's generally safe and affordable. It's not the most luxurious place, but it offers a decent living option if you're looking for something budget-friendly.
I have been living at Lakewood Mobile Home Park for over a decade now and I have to say the current manager Jamie Humphrey is one of the nicest managers we have ever had. She always listens to any problems or issues and gets right on it if it requires her attention and she always gets right back with me. They are cleaning up the park which I so appreciate. She puts forth 100% effort into any issues with park. I appreciate her she is reallly an awesome 😎 person! I would highly recommend this park to anyone that asked me!
I had got a good first impression upon meeting Jamie for the first time and she was polite...professional and helpful. In the years that I have been a resident she seems to be a concerned and cares about the residents as well as the trailer park. Jamie is very welcome here . Thank you
Jamie is amazing she is easy to talk to and understanding she always lets people know what's going on I wouldn't ask for anyone better she is trying to upgrade things and make it better for family's living here and that's the best thing that could happen thank u Jamie for everything you do
